Breakfast is delicious, and the room I was in is so clean! Honestly expecting it to be sub-par, small, and maybe a little dusty - but it was none of that. Hotels like these back where I am from would have been below average but this is anything but that. Super clean, and honestly the room was bigger than I thought. The staff is really helpful -- answering all questions to the best of their ability despite a language barrier. One of them even chased me down to clarify a question because they were afraid of giving me the wrong answer hahaha they help with luggage delivery and they also have a partnership with Airporter. Highly recommend breakfast as well -- i fell in love with their chicken and Japanese hamburger steak - if I knew I was going to miss it, I definitely would have gotten more when I was there haha The info sheets they left in the room were super thoughtful - explaining how the services worked and even how the TV remote worked. The place is centrally located -- literally a two streets away from Kyoto Station, next door to a convenience store, and across the block from Don Quixote and a drug store for any wants/needs.

+ Within 5 minutes walk (flat road) from Kyoto Station, this is excluding the time required to navigate between the different train lines stations (Shinkansen / JR / Subway etc). + Lawson convenience store is just beside the hotel. Hotel is behind Kyoto Avanti Shopping Mall (there is Don Quijote in the mall), which is just across Kyoto Station. + Check in was smooth using machine (with multiple languages selection), with front desk staff who can speak English around to assist. + Room size is decent. Able to open a 29" luggage and a 24" luggage with lots of walking spaces. Well maintained and clean. + Equipped with a double bed (queen size-160cm width), 1-seater sofa, stool, coffee table, blackout curtain, 2 mugs, kettle, tissue paper, fridge, air humidifier, TV, hairdryer, trash bin. + There is a mirror at the entrance. Beside the mirror, there is an opened closet with 6 hangers provided (limited hanging space). + Bathroom is compact with seating toilet (with washlet function), basin, mirror, small bin and bathtub with curtain. Hair shampoo, hair conditioner, body wash and face/hand wash soap provided in the bathroom. + The rest of the essential toiletries can be obtained at the lobby: sunscreen, hair treatment, hair band, shower cap, cotton pad, cotton swab, toothbrush, toothpaste, cleansing oil, fash wash, comb, body sponge, moisturizing lotion, moisturizing milk, razor, facial mask, bath salt etc. Also at the lobby: creamer, coffee, green tea, stirrer, sugar. Shoe dryers, irons, ironing board, hair curler, mobile charger etc are also available, just check with the front desk staff. + Like the hard bed and pillows (2 hard 2 soft) as they are good for back and neck. + New towels, face towels & floor mat will be hang at the door if the "do not disturb" sign is placed at the door. + Wifi is good. There are a few electrical outlets (Japanese). Love the night lamp that can be dimmed according to personal preference.

1 Room size: at 16 m2, I chose the larger room having come from a smaller size hotel room I wanted the leg space and more importantly the luggage space for my suitcase. 2 New or modern hotel: Modern looking from the outside and inside, computer based check-in, check-out (accompanied by staff), modern room, modern facilities, flash! 3 Location: located by Kyoto Train Station (2 min walk before the train station comes into view) which is a must for travellers getting around, local amenities around (7/11, Family Mart, chemist, post shop, eateries in the train station)

1 Location: located at the rear of the train station (some navigation required to get to the front of the train station-everyday-and blocked off on the road, so no walking around the train station via the road to get to the front) 2 min walk from the main road but in that 2 mins the neighbourhood changes and so does the odour. I made sure to in by 8pm-winter night (elderly female solo traveller)

Fantastic location within a short walk to Kyoto Station for Shinkansen, local JR trains, Subway trains, and buses. Many convenience stores in the immediate vicinity of the hotel too. Hotel was very clean and tidy, staff were friendly. Good value for money for a no frills hotel that provides fantastic service.

The proximity to the road might be bothersome for some people, but it’s quiet during the night

Staff were friendly. Check in/out process was very easy via machine. A very hassle-free hotel. A great price for a great location that's walking distance to Kyoto station and a bus that took me straight to the airport terminal at KIX.

The bathroom was clean but had a never ending stench, almost like a sewage tank would but less strong. Tried airing out the bathroom with their in-room humidifier (since the bathroom itself doesn't have built in fans for ventilation) but didn't help much. Just kept the door propped open with a trash can. Seemed to help. The dryer never dried my clothes after 6 cycles. Tried splitting the load and even took out what few items felt dry before starting another dry cycle but, after hours of drying, items were still wet and ended up hanging everything to dry so I could finally leave the hotel and explore with what was left of the day.

The hotel was in a great location only 5 min walk from kyoto station. Hotel and rooms were really nice and perfect size. Cleaning was good also. Plus is the nice big bath, after all the days of walking, it was great to have this option. They also helped us forward our luggage which was a great help for our trip. Overall a great stay and would come back.

Only downside was that we washed and dried our clothes but they didn't fully dry. They needed a second dry cycle but we were back 5 mins past the timer and the clothes was removed for someone else which was understandable. Really need a separate dryer to get a better dry.

I had to send a luggage to next staying hotel. The staffs were very knowledgeable and efficient. Special thanks to Mr. Shimasue! Great location for long distance buses, local trains, shinkansen. Clean, spacious room, excellent collection of amenities at the lobby. Breakfast features in Kyoto specialties for not only for foreigners, but also Japanese people.

Some of rude guests from the big Asian country (I won't mention which country but I recognized their language) were cutting lines, messy eaters, and bumping into us as if they expect others to yield way for them. We know that the hotel side cannot control their poor behaviors. However, hotel staffs treated them politely and professionally.

It is a neat, clean hotel, with friendly staff and fabulously kind fairies working in the kitchen. In the hall you can choose everything you might need for hygiene and care (from toothpaste, face masks and hair masks, lamps, various hair styling devices, etc.) - this super saves space in your room and luggage. Delicious breakfasts, and a variety of tableware for children - this was an important point for me.

I didn't like the fact that the TV was working in the restaurant, which was visible from all sides, the child kept his eyes on it, it would be good if there was a place where it would not be visible, because there were quite a lot of people like us with children. The air purifier in the room was not very clean, but we didn’t use it because there was no need (But I think if I had contacted the staff it would have been cleaned without any problems)

Breakfast is excellent for what I paid for and 80% of the menu changes daily. It's buffet style. It's two blocks from the Tokyo station. The room is small, but it's good for the Japanese standard. It has the hot water pot in the room and everything you'll need in the bathroom. The staff doesn't speak very good English, but it has great google translation with a display screen.

Everything was perfect about this hotel. I received a free upgrade when checking in too! The staff were awesome. They provide toiletries and pajamas in the lobby as self-service, which is greatly appreciated. The breakfast was good. The best part is the location. It's about 7 min walk from kyoto station, which makes traveling so much easier. The facility is also very neat and cleaned compared to those in Shibuya or Shinjuku. Definitely stay here if you are in the Kyoto area.
