Beautiful setting peaceful and green. Spacious light comfortable appartment.
Reception by staff member on our late arrival was rude and unwelcoming. We were blamed for being uncontactable last when only an email was sent. No phone call or text. The kitchen lacked basics especially kitchen paper and foil there were no instruction re washing facilities only a letter telling us our liabilities if rules were broken. No staff member visited to replace stocks or change towels in a 3day stay and there was nobody at reception at either of our visits. Some lights weren't working including stove light.

The outside area was very private and pretty - we enjoyed sitting outside around the large table and couldn't really see any one else around. I was expecting a bigger area inside being a three bedroom unit but it was adequate for what we needed. It was useful having the second toilet outside. Plenty of parking and very conveniently located to beach, supermarket and town.
On the second night some of the campers next door were up very late - consequently when we took the dog out during the night she barked at their voices - one of things I guess. A comment I did hear amongst the guests was "there are no bedside lamps."

Unfortunately, our stay was very brief. We arrived late and left before 6 a.m. the next morning. The apartment was really clean, comfortable, and spacious, and the bed was great. However, we didn't get the opportunity to admire any views or really use the kitchenette facilities. The bathroom is showing a bit of wear and tear but it provided everything we needed and I was just disappointed we didn't have a chance to use the full length bath, which is unusual to see these days. Jan at reception was wonderful to deal with. Great, prompt communication and very welcoming and friendly.
Spark telecommunications has very limited reception here.

location is good close to town center. apartment is in a private and quiet.
reception lady, she was very very unfriendly. no warm welcome at all. i never ever seen a rude receptionist like her. the reason i give the lower score because of her bad attitude and unprofessional customer service! me and my parent were very upset as we paid big money to stay one night but were very unhappy with her. she has ruined my day be honest! she yelled us and racist!!!!! we have been treated in an unfair way.

The location was absolutely perfect. Two minutes walk away from a supermarket and only a couple more minutes to the beach. We couldn’t ask for a better location. I also loved that it was up in the bush and had everything we needed. The beds were comfortableand it was lovely to have a bath in the bathroom
There were only a couple of things that were a small disappointment. We weren’t told that the hot water was on gas so it took quite awhile for us to get hot water when we were doing the dishes. The hot water in the shower came on straightaway. the 4 slice toaster wasn’t working and the place looked like it just needed a little bit more TLC. Given the price we paid there were some small things that would’ve made a difference to how the property looked and felt. For instance having better quality toilet roll would be appreciated. But overall we really loved the facilities.

We stayed in March this year. The apartment is nicely secluded and private and conveniently located close to a supermarket, the Waitangi Treaty Grounds, the information centre, ferry to Russell and shops and places to eat. The apartment was comfortable and had everything we needed.
Overall, the apartment would benefit from a little bit of maintenance in places, particularly the bathroom.

I love the peaceful environment at b.o.i apartments and that my fur baby can also enjoy the peace and be with us
Only thing that was a little bit of a dislike was other dogs here in the bath tub and all over the floor.I just cleaned it..Would have been nice not to have had to do that but it didn't hinder our weekend or that we will return..Maybe a note for the cleaner..

Peaceful Paradise in Paihia 💯 Location, location! A true place of peace and tranquility, surrounded by native plants, trees 🪴, and the sweet sounds of Aotearoa birdlife. the apartments were like a little Oasis in the bush whilst being incredibly close to the beach and everything you need. the rooms for clean comfortable and spacious and very well equipped. loved that our dog was welcome and happy and comfortable in the room as well.

The Property was Tidy and immaculate and very spacious for our family. Greatly positioned where it was. We thoroughly enjoyed our stay during the Waitangi week.
There was nothing to complain about. Wonderful Apartment and great facilities and absolutely Amazing and friendly Owners. We would definitely stay again.
