The location is absolutely perfect—right on the main road, with a petrol station next door and a supermarket just a short drive away. The rooms are impressively quiet, with nothing but the sound of beautiful bird songs throughout the day. The room was very spacious, with a comfortable bed, a cosy living room with a sofa, and a fully equipped kitchen with everything I needed. The bathroom was also generously sized, making the stay even more comfortable. While the furniture is slightly worn, it’s still perfectly functional and didn’t take away from the overall experience.

Parking can be a bit awkward, but I appreciated the free spots.

Our apartment had a nice view to the bay although across the road (and a small parking lot). it came with a well-equipped kitchen and balcony. These rooms are at the front of the complex. The first floor location provided more light and privacy than what was enjoyed by those on the ground floor.

With an in-room washing machine-drier combo this place would be excellent. Unfortunately, we did not find nearby restaurants very good, but on the other hand, the place is conveniently close to the Waitangi Treaty site. Please, note the photos on booking.com do represent the premium suites on the front but the property looks very different for the other rooms.

A great location, just over the road from the beach. Reception were really friendly and helpful. The suite was clean and nicely decorated. We booked a suite for 5, which meant using the sofa bed in the living area, and reorganised the furniture to enable the bed to be left up.

Parking is a bit of a squeeze in a big hire car. It took us a bit of time to realise the microwave was a convection oven too - every day's a school day! 5 chairs would have been nice either inside or out, so we didn't have to keep moving them around. I thought the suite was going to be bigger from the photos but it was fine.

Fantastic beach-side location with spacious living room, fully equipped kitchen, and comfortable bedroom. Small outdoor seating area included too. Super easy check-in process and generous parking available. Had everything we needed!

Small thing that we personally didn't care about, but if you're likely to watch TV during your stay, the TV provided is really quite small and far away from the seats - I couldn't see without my glasses! You'll likely be spending more time outdoors here anyway so no big deal.

Lovely view and good range of facilities eg washing machine and drier in our unit.

Pretty noisy being next door to a busy petrol station and garage. Hot and only 1 fan supplied for 2 bedroom unit. No bedside lights. Limited amount of cutlery. Needed a bit more attention to cleaning eg skirting boards and maintenance eg multiple small scuffs on walls and doors needed touch up paint, fridge not cold even on coldest setting.

We stayed at the Sea Spray Suites in the very busy Christmas New Year holiday. Being a little distance from the main centre of Paihia was really good. It wasn't as hectic up our end of town and it is an easy and pleasant walk to the main restaurants. Our suite was tremendous, ocean view with a balcony, very comfortable bed and an excellent bathroom and shower. Check in was easy and all the staff were cheerful and courteous and with parking being scarce during the holidays the free parking on site was much appreciated. The room was spacious and clean and the location is across the road from the beach. There is a very good fish and chip shop just around the corner, so we enjoyed fish and chips on the balcony looking out over the beautiful Bay of Islands. A very enjoyable stay.

Lovely views from balcony - loads of space and very comfortable - all equipment worked well and it was very clean

The door to the bathroom could be a bit tricky and sometimes locked itself and was then tricky to unlock - not too bad if you were inside the bathroom as the connecting door to the front bedroom was openable - but as we tended to leave that door locked and all used the main door which was when we noticed the "tricky" locking - could also see a bright light in front bedroom all night

Lovely place to stay, super little appartment, with separate bedroom . Great bathroom and kitchen. We had an upstairs unit with sun. Clean and quiet. Outside space to sit..very good location, walking distance to shops and wharf etc.. good tv channels.

Outside lights on all night bit annoying.. not a big issue however..

For the $$$$ you pay we can at least have full/all sky TV channels available. After a full day out and about you would like to kick out the shoes and relax. Watch a movie or two The internet/wifi was terrible. Keep hanging when we were trying to watch movies online Would have loved a bigger option on pillows. Did not had a nice sleep as the pillows were to hard

I am a present and past General Manager of a larger resort and i take note of detail in had the cleaning happening when no staff or inadequate staff so whoever you had on that unit a 10 and meaning it. I had the job of emptying out Sea Spray when Kevin Anderson took it and revampred it so had a type of history in i managed the then Russell Cottages and stayed in the managers cottage for a time and thoroughly enjoyed all the getting it ready following a liquidation and all the tradesman walked out so my husband and i still together looking at heading back to a role in Russell and heading back to a town in name significant to my bloods in the one they named it after and sure they may change it and they may not in having the tourists head out to the other area round the Hokianga in a statlely name has them come and for that reason and not the other name in thoroughly disinterested in i work in the area on line. I liked the close proximity to Waitangi in Paihia is dead no coffee shop open at 8.30 Saturday night and very disappointing in the meal had at Bad Habits in unreal music and dead salad and not good meat very average. Paihia has another Covid Hit and be the bad times in on its way we cannot change that outcome. My advise drop the rates keep them coming and send them out to other areas to dine like the Plough and Feather in Kerikeri be the winner and take a business plan to that level in dining in Paihia and be a winner and excatly like it
