Staff are polite. Overall the environment inside the hotel was great. Has outdoor seating with shade. Has a coffee place. Rooms are clean. Has a small pool max 2 people in it.Very efficient housekeeping and they do extend their services till 1pm. Good for those late morning people. Good pricing for the place.

Water heater keep tripping in 1 of the rooms. Staff unable to recommend good food in the area. Complimentary breakfast not allowed to heat up ham slices in toaster. No microwave, can only eat the kaya/jam provided. Would be better to have a microwave as long staying guest may want to add some stuff to the complimentary toast bread. Hotel is far from center so will need a bicycle at least. Surrounding environment are wet/fruit market. Soundproof is poor as the floors are not carpeted. Other guest check in and out may be disturbing at times.

Huge room, comfy bed, good bathroom. Toiletries/Water daily. Staff/Pool great.

Wifi dropping in and out

The hotel is conveniently close to the city centre — about a 15-minute walk. Our room was spacious, and the bathroom/wetroom was adequate for its purpose. The shower area floor is tilted so the water runs towards a single drain - expect the floor to be completed wet after a shower. The communal seating area with complimentary tea and toast for breakfast was a nice touch, though a simple selection of fruit (e.g. banana and watermelon) would have added some welcome variety, especially since the hotel is right next to a lively fruit market. The indoor pool was a good size, and the rooms were cleaned well. Overall, it’s a solid choice for a 3–5 day stay while exploring the greenery and charm of Chiang Mai.

The mattresses were very firm, and the pillows were too small. Extra pillows were available, but only for an additional charge.

Hotel is in pretty good location, next to the river and the fruits and vegetables market. Staff is great, the cleaning can be done daily if needed, free water and toiletries are provided every day. They dont have laundry service, but there are washing machines with coins right outside the main entrance. Dont have kettle in the room but have hot water and microwave in the lobby.

Wifi was pretty bad, its there and then its not. Mostly people in their 20s stay in the hotel, cannabis and dirty sock smell is often present. Pool is tiny.

Suggested Improvements: 1. The Pool should have a cover for privacy of users. Passerby/Guest can see you going to Elevator/Comkon Area. 3. The Toilet needs improvement, a slight smell of the W&C in our room.

The staff at the front desk was friendly and helpful. The room was clean, large and the a/c worked very well. I liked how dark the room was for restful sleep. The cleaning staff left a bag of refillable toiletries and water on my door handle each day since I had the Do Not Disturb tag hanging. They offered toast, tea and coffee on the 7th floor each morning to guests.

I didn't like that the pool was advertised very differently on their website. It was right behind the front desk area which seemed awkward, it was wrapped with a vinyl liner and didn't appear very clean. It was also freezing cold. I never saw anyone in it. They didn't explain or have posting up to find where the breakfast tea, coffee and toast were. I had to inquire at the front desk.

It may seem a bit far out of old town, but it’s only about a 20 minute walk to the moat on the edge of old town. Room was large, and comfortable. It’s a big hotel, with 72 rooms over 6 floors, it has a pool, but we never see it used. Breakfast is completely tea and toast, but for £11 a night, which we paid, you can’t grumble too much.

Shower is very weak, and as the price of hotel is so cheap, you end up with it being like a hostel, and filled with rowdy kids, it is pretty noisy some nights.

It was a very good hotel with excellent helpful staff. We had some problems with the Air con but I am sure it will get fixed . Rooms were very spacious and good value for the money . We would definitely go back . The breakfast ws nothing special but everything else was very good . Very nice having a big urn of hot water available on main floor and many little sitting areas and work tables :-) thank you .

The coffee at the breakfast wasn’t so good but ok . I don’t eat bread so the breakfast was not great for me but that is ok :-)

We found the of a good size for the 3 of us. with comfy beds. The Aircon worked well and the bathroom was as expected for the room size. The Breakfast room on the 7th floor was clean, ample coffee and toast with a selection of jams and butter was on offer, as well as hot chocolate if you wanted. Everyone was polite and smiling

Not much we did not like, you could say the free wifi was a bit patchy at times, but the weather was on the wet side so no complaints!!!

The hotel is great, the rooms are spacious and very clean and taken care of. The staff is very friendly and helpful for everything .

It is very far from the center so depending on where you are going it can take more than an hour walking to get there , would recommend to stay more in the center. The pool is actually small, not as seen in the pictures . In booking.com it says breakfast is included but in fact it is only white bread and coffee
