This is a gem of a place is an excellent central location, really close to the town centre and beach with parking available in a secure garage below. We had a good amount of space in our family room which has the single bed and sofa bed on a mezzanine with a pleasant rooftop view, allowing a bit of privacy for the family. The fridge was extremely useful and the bathroom pleasant and clean enough. Comfortable beds.

You have to pay extra for the parking - note that the ad says 'Parking available' not 'parking included' (I did not note this so had last minute admin to do!) Also, the TV didn't have signal available so we couldn't use this - we would have brought more for the kids to do if we'd known this as they were bouncing off the walls in our downtime instead! Just a bit of of an expectation management problem in these 2 areas as otherwise this place is truly superb for a stay in Lyme Regis.

The location was perfect and the fact it has parking is a real bonus and there is a great place for breakfast next door at The Bakery. The room and bathroom were very clean.

The car park door had a fault when we arrived and we didn't have a contact number to get the problem fixed. We discovered later that there was an emergency contact number in the room but we didn't know that. We did track down the owner who was very helpful. the front door of the building is accessed by a code. This however was not working as the door was able to be opened just by pushing it! Not very secure.

Location so close to beach and town centre was perfect as was the parking. Access arrangement simple and easy to use. Our room was just right for what we wanted, perfectly clean and functional.

TV reception was intermittent. A little longer parking both on arrival and departure would have been useful. I appreciate you need the room vacated to clean it but would have thought the car parking could be extended by an hour on arrival and departure which would have been very useful

Location was great, bed was very comfortable. Very clean and tidy. Great for a short stay. We didnt use the mezzanine single bed but would be great for a child. Lots of plugs, mirrors etc and the fan came in very useful in the heat! Parking was easy to figure out and was helpful as parking in Lyme Regis isn't easy

TV didn't work on day one, but sorted itself out for the rest of the stay and wasn't in much so didn't make much difference to our stay. Would prefer parking to be included in the price especially at £15 per day.

Location was great. Quiet at night. Near lots of eating places and pubs. And very close to the beach. Accommodation was really nice with a communal lounge to relax as there are no chairs in the room. There weren't too many stairs up to the room and there was a lift anyway. There was a garage for the car which was good.

The fact that there were no chairs in the room but the room was very small anyway. It had a slanting ceiling which didn't really suit my tall husband. The shower temperature was too hot and we could not adjust it at all! Didn't have time to tell the owners as we were away to a reunion for most of the day.

Rooms are in a great location, very pretty street and very close to the beach and close to lots of lovely places to eat. Parking is great (we dont drive so didnt need it but this is a huge benefit for those that do, as parking in Lyme Regis on busy sunny days is difficult. We would come back next time but may request a room that has all beds in the same room for our children due to their additional needs.

There was slightly dust in some places in the room but overrall was clean. We found the room quite warm as the windows are at the top, would have benefitted from an additional fan, and an additional chair. Our children are neurodiverse, so I wished I had checked on the kind of room we had before booking (we had a room with a single bed & foldout chair bed upstairs and this wasn't exacty suitable for our younger children but would probably suit older children) but we made it work for us.

It was so central to lyme regis- just a couple of minute’s walk Secure parking - which is underneath the property The room very clean , was able to open windows Tea and coffee making facilities with plenty of tea and coffee available The beds are comfortable Shower good -bathroom quite small but ok I loved the quirky little bedroom up the stairs Lots of pubs/restaurants nearby - just a little tip , if you want a roast dinner at a pub have it at lunchtime as the pub we went into had sold out at 3.30 Have an ice cream down at the harbour - perfection

There wasn’t anything that i didn’t like but if had to be picky it would be the narrow road the property is on - people were walking in the tiny road and it was quite difficult to drive down Also the noisy seagulls (which is what woke me up) but if the window was shut i wouldn’t hear them ! I guess thats being near the sea 😂 the seagulls happen to live there 🕊️

The location was great, close to the sea front, cafes and museums. The room was clean, nicely decorated and pleasant - our 7-year old loved having their own mezzanine bedroom. We contacted the owner by email before our stay and their reply was quick and useful. The parking is underneath the building, and it was secure, sufficiently spacious and well maintained. I'd definitely consider staying there again.

The location was a little awkward to get to by car through the narrow and crowded roads in the town, so bear this in mind when booking. There was some music noise coming from outside the building (not sure where) which made it difficult to sleep on our first night there, but it was OK after that. I'd suggest bringing ear plugs if you're a light sleeper. It would be useful if the bedside lamps could be switched on and off individually as one of them shone up to the mezzanine, making it a bit harder for children to get to sleep if adults are downstairs. Ove-all a great place to stay though.

Ideal location for visiting the town and have access to parking. The owner was very prompt to resolve a issue

The 2nd child's bed was a fold out bed of cushions without any bedding, the bedding issue was resolved promptly, but when booked the room we identified we had 2 children in the party..our receipt/reply didn't indicate the 2nd 'bed' was not actually a bed, the images on the booking showed 2 single beds..

Loved the location, tucked away but just around the corner from the beach. Parking was a huge bonus, knowing our car was secure and we could walk everywhere was great. It’s really clean, our room and communal areas. Our room was great, our son loved the mezzanine, we all felt like we had our own space. Access codes instead of keys is revolutionary.

It was a bit too warm, we used the fan provided. One of the curtain poles kept falling out of the holders. Just being really critical here.
