Great location. Such a clean hotel for such good value. The pool is great. The air con could be better as there is only one setting but it got the job done.

I really enjoyed my stay here! The location is great, I did almost everything by foot instead of taxis. The staff is friendly, the rooms are clean and get cleaned every single day. There’s a luggage area, they sell raincoats, offer free books, and have a small cafe. I really liked staying in the big rooms that had everything I needed, from a makeup table to a hairdryer. They even offer free conditioner. I definitely recommend this hotel to others!

The only thing I missed were sun umbrellas at the pool/sun beds and hand soap at the sink in the bathroom.

I kind of liked this hotel. It grew on me with time. It had the layout, location and style to become a four star hotel or even a five star boutique hotel. The pool was great and the atmosphere very relaxing. Unfortunately the hotel is a bit dated. Especially the bathrooms need an update. Furthermore, neither cracked laminated furniture and floors nor beige curtains are pleasing to the eye. I think it explains why the hotel is so reasonably priced despite the location, great pool and great room size. At end of my stay I started day-dreaming about redecorating the whole place. Away with the dull reception with all the sad furniture and counters. In with more colourful lanterns and comfortable lounge furniture. Extend the vibe and colours to the pool area with trendy or traditional umberellas and sunbed pillows. Fresh up the floor in stairs and corridors and add more plants. And forget the elephant-towel decoration on the beds, homemade mosaics decoration and sad wall paintings. The architecture itself with the L-shape and wooden balconies is perfect and timeless. A tiny but high quality breakfast buffet would also be nice. A small self serve with cake or pancakes, fruit platters , one Thai-dish of the day, pressed juice, coffee and tea. I would have moved in permanently! I took a look at many hotels in the area, but BB was the nicest one based on facade aesthetics and location.

The receptionist upon arrival was very friendly, and although our room wasn't ready (we were early), she was very accommodating and it wasn't any bother waiting by the lovely pool and going for a swim. They then got our room ready as soon as they could, and we were able to check in before the designated check in time. I really liked the location of the hotel, quiet and peaceful but lots of nice side streets with nice food places and bars. The pool was lovely and the water was cold which was nice as it was 37 degrees outside.

My only negative is that I believe the breakfast that's available could be better, but there is an array of options a short walk from the hotel anyway. If I am being really picky, the hotel has a bookshelf for guests but there was just one English book. That is just a nice extra from the hotel and not a complaint at all!

Location is perfect, close to everything.

The staff had zero flexibility with a future booking. We stayed an extra day on the front end of our reservation and requested to cancel a 4th night to leave a day early. We asked 3 - 4 days in advance. The staff had zero flexibility. It’s a bit odd because the date was on a weekend in the first weekend in December. They had 100% certainty they would rent the room out but wanted to be paid twice - by me and whoever else rented it. It was a bit awkward staying there for a few days after they told me that. Other hotels have offered MUCH more flexibility with shorter stays. BB Mantra has a great location tho.

I stayed in two different room types one on the ground floor and one on the second floor. I enjoyed both rooms . The terraces and balconies as well as the pool area created a really nice atmosphere. There were nice loungers around the pool to relax. The rooms had everything you needed but basic. The hotel is excellent value and if youre sightseeing and just want somewhere that you can hang out by the pool later in the day then this is a great place to stay. Despite the comments about what I didn’t like, I really would recommend this property as it’s a great location for a base for sightseeing. The sripat property across the road is highly recommended on blogs and Looney planet but actually I think the BB mantra is better. There was a great juice bar just down the road for smoothies or breakfast and a lovely pizza place at the end of the road too so there are some nice options nearby. I found the lady on the front desk to be super super friendly and helpful.

There were some nails sticking out the chairs on the balcony and the nail got caught and ripped my dress. The surcharge for paying by card is annoying, but it seems to be common in most places in Thailand. No shower gel - just soap bars. There is no main door so security isn’t the best, and I felt a little bit insecure in a ground floor room at the property during the night .

BB Mantra is a small, clean and comfortable hotel within old Chiang Mai. It's central to everything but peaceful and quiet, with a fabulous pool and helpful staff. Sunny balconies (or you can pay a little extra to have a ground floor room with your own sun lounger). A continental breakfast is free if you pay your hotel bill in cash so that was an added bonus. The kitchen attached to the hotel has really tasty food so we ate there quite often just for the convenience. Plenty to see and do in the surrounding area with wats, cafes, markets, etc, plus bike hire from the hotel. Will definitely stay again as it's very good value for money.

Would be nice to have a few more sun loungers or seating around the pool (and better access in and out of the pool), plus the internet was a bit slow and patchy.

The location is perfect. The surrounding area is quiet but close to everything you need. There are many eateries and laundry facilities close by. This is my favourite part of the old city to stay in. The pool is the highlight of this hotel. The pool and gardens are well maintained and beautiful. The rooms are big, clean and comfortable. The bathroom is a nice size. The staff were very friendly and helpful and assisted us to call a songthaew a few times.

Breakfast is free when you pay cash, but may not be suitable for those who are more health conscious. The only reason I do not give a higher rating is because of the "windows" in the bathroom. The bathroom is next to the front door of the room and faces the walkway that is used to access the rooms. There is no glass in the window frame but rather just hard plastic blinds. It is meant to allow ventilation but the effect is that there is no sound proofing. It is extremely disturbing when other guests talk and slam doors. Also, everything you do in the bathroom can be heard in the walkway... That being said, overall, it is a great place to stay in the old city.

3rd time we've stayed here and we're still pleased with this little hotel. Bedroom next to the pool was perfect. Simple but included breakfast was very good. Location in quiet street in the old quarter very good and lots to see within walking distance. Staff were very nice. No complaints. Happy to recommend this hotel and will stay there shin on our next trip to Chiang Mai.

Very lovely little hotel! Such a nice vibe - pool area was beautiful for the price we paid and let’s in a great amount of sunshine , all the greenery looks exactly as the picture shows and we got the impression that it’s very well looked after. Our room was very nice and overlooked the pool (I think all the rooms do). Staff were very friendly and I liked how they put out a mini complimentary, continental breakfast for guests ( I believe this is only if you pay for your stay with cash and not via card payment)- it was a nice little touch to keep me going for the morning. They also sell drinks and snacks throughout the day for a very reasonable price! Location was decent lots of food markets within 20 mins of walking and shops and restaurants close by! We really enjoyed our stay here and felt very settled after only staying for 3 nights, would definitely recommend to people looking for a nice comfortable place to stay on a budget!

The shower was difficult to use without getting bathroom wet but apart from that everything was pleasant.
