Very good value for money. Excellent location with large bathroom with natural light and lovely view of the Palais de Justice from the bedroom window. Comfortable bed and very clean. Secure car park within easy reach which hotel has an agreement with. Nice bistrot beneath the hotel where had a good lunch with a glass of wine - it was a shame that it wasn't open in the evening (Friday).

The three flights of stairs were not a problem for me, but might be for someone with more bags if staying longer or with limited mobility.

great location with a magestic view on the Justice Palace, very easy to access from the train station, you wake up in the morning from the bells of the Rouen Cathedral (personally, favorite way to wake up), the staff was accomodating, even though our arrival and departure time was out of the working hours, it was very well explained how to access the property. Surrounded by lovely cafes, shopping center, and historic sights, its everything you need. The room is clean even though understandably old, heating works well if you need to feel cosy inside after a winter walk.

Only thing to keep in mind that it's an old building with steep stairs, no lift and its a challenge if you have heavy luggage. Also, very good acoustics. You can hear the neighbors.

The location was amazing (once you get parked). A short walk from the car park to the hotel but fine. Every street in the area is a gem. I cant believe after visiting France at least once a year for last 20years my first visit here. It reminds me of Troyes a bit but more to see - Loved it!! 1 night not enough

Other reviewers have mentioned the parking. we had an issue too, paid for the parking at the hotel, but the authenticated ticket was refused and we had to pay again, cost 40euro. Breakfast not great -don't bother!! Stairs, to be fair I should request help, but these stairs are horrendous for me (bad knee, recovering from broken shoulder) we were on the 4th floor and oh boy, narrow steep and seemed never ending. I'd definitely stay again but not if on 4th floor

The hotel is located in the old city center, in a walkable distance to all main attractions. The amenities were a bit outdated, but everything was clean. We could enjoy the view to the beautiful building of Rouen Court from our room. There's also a possibility to park your car in the underground parking close to the hotel with a discount from the hotel.

The wifi wasn't working, we have asked staff about about it a couple of times but they couldn't care less. They also haven't explained us properly how discount ticket to the parking should work, had to return and ask them as we couldn't leave the garage. Might be a language barrier thing as we didn't speak French.

Location is great and there are so many nice things around hotel. The restaurant in hotel is actually pretty good. I loved an old city hotel, with its own flair and atmosphere. I was just for I evening and night there, but enjoiyed my stay

Beware of methods to enter hotel if you arrive late and have to struggle with codes and boxes with keys.

Lovely location very central to everything and a great view out over the courthouse. The staff were very helpful and kept my backpack for me behind the bar in the restaurant, before check-in and after checkout, they also let me check in early. My room was small but tidy and really comfortable. There was very little street noise.

Not a dislike as such but there was no true reception as the bistro was the reception for the hotel and there were only stairs and no elevator and I was on the top floor. I didn't have much stuff but I can see it would be inconvenient if you had a lot of luggage.

An excellent location, in the middle of the historic centre of Rouen, with easy walking access to the main sights (cathedral 5 mins, Vieux Marche 5mins) and shops. Very friendly welcome, modern, refurbished rooms with views over the Palais de Justice and a great breakfast served in the hotel brasserie downstairs. The rooms are up 2 flights of stairs and there is no lift, so that's something to bear in mind if you have mobility issues.

The location was fantastic. All the sites were within easy walking distance and there was an underground car park nearby. The room had a great view toward the Justice building and although very centrally located was quiet.

We were on the fourth floor and the staircase was quite narrow and winding. We were on a two week road trip so had large cases so a bit of a challenge.

Perfect location, generally clean and the bathroom is of good quality. The bed is very comfortable and the price is reasonable. Internet is good if not the best. I would recommend this place in Rouen. Overall, I love this place.

If you have issues climbing up stairs then it can be a problem. The shower needs a shower mat for safety and to avoid slipping.

Our room looked out over the Palais de Justice which was like something out of a fairytale. The large windows allowed a wonderful cross breeze along with the incredible view. The bed was the most comfortable I have slept in in a very long time and the long bath tub was perfect to soak in after a long day of site-seeing. The location is truly central to everything one would want to see. The lunch we ate at the restaurant below the hotel was the most delicious we have enjoyed during our visit to France. The continental breakfast was definitely a good value and they serve the most flavorful baguettes we have tasted during our stay in France- including one month in Paris. I highly recommend "Les Initie's Hotel".

There was no wall outlet within reach of the hot water pitcher on the table with the coffee supplies. I ended up plugging it into an outlet in the headboard and put the unit on a chair beside the bed. Just be aware that the stairs to the rooms would not work for you if you have mobility issues.
