My wife and I have now stayed at this hotel four times in the past year - accumulatively around two months. We therefore consider ourselves experts on the place! On the positive side, it is well situated for us being convenient to both the railway station and our daughter. The rooms are a good size. The all-day breakfast is wonderful. Joel is always at hand to sort out problems. While not cheap by South African standards, it is reasonable by UK standards. It also looks as though considerable maintenance has been carried out since our stay last year addressing many of the issues we noticed last time.

It is noisy. Trains thunder past four times an hour (thankfully not in the early hours of the morning). There can also be considerable noise from the street. However, the most annoying noise is from neighbouring rooms as the walls and floor are not soundproof. In addition, Rooms 1 and 2 are next to the entrance so one hears everyone coming and going. In addition, we never felt comfortable about keeping the windows open at night in any of the groundfloor rooms as passersby could easily reach in and grab. Indeed, the blind on Room 2 didn't cover the entire window so it is possible to see into the room from the road at night! If possible, try and get a room on the top floor which are not subject to noise from above and one can open the windows wide for some air.

I have been staying in Flexistay Sutton for 3 years in a row now, and I can totally tell that this is my 2nd home. The staff (especially very special thanks to Jol/Joel for his attention and also for very great chats) is very welcoming and friendly. The location is just the heart of Sutton, and value for money is really suitable for every budget. I absolutely recommend Flexistay Sutton to everyone who considers staying in Sutton. Good quality bedding & towels. Clean. Amazing shower.

Unfortunately there was a child in the room below that was screaming.

The communal kitchen had cookers, toasters, kettles, and lots of other equipment. Everything was very clean. There was a fridge with eggs, bacon, etc, provided for a cook-your-own breakfast. Another large fridge was for guests' own food. We were able to park in the front yard and there was a paved area at the back of he building for sitting out.

More green and flowery garden would be nice. The box inside the building containing our room key was not locked.

Flexistay is just perfect for those who seek real homely comfort, and it is situated in a idyllic green area. The furniture may not be luxurious, but it is in perfect working condition and everything is very clean and tidy. The mattress is really comfortable. The place is run by Joe - the best of hosts, he maintaines everything in order and remains kind and attentive to his guests. Many thanks to you, Joe, for the way you manage all the work and your everlasting sense of humour!

I liked pretty much everything. Well, it happens that not all the guests clean after themselves in the communal kitchen. But this has nothing to do with the hotel - in fact, it can be only counted as a plus, that in the end of the day Joe gets everything cleaned no matter what.

I like the cleanliness and comfort, the environemnt is very quiet and nice, close to the shops

What I didn't like is included breakfats means self cooked, everything will be in the fridge , but as we are busy, we don't bother to cook. The kitchen is a little bit messy and smelly. We didn't really use it that much. So it was ok for us.

I had stayed in Flexistay before and as always I liked the location of the hotel. The room was comfortable to stay, too. Also, the staff was responsive to my messages. I will be staying with Flexistay again in the future. Thank you!

This time, the only thing which I did not like was how the walls were so thin and you could hear everyone from them. Some days/nights, there was too much voice coming from the other rooms.

I booked for my neice to stay so i was not personally there! unfortunately but i have now booked for another night because of her circumstances she has been abused by her husband the man i spoke to said i could have a discount the first stay was £50 the 2nd stay was 79 he gave me a discount for £72 which was ok but i am paying not Louise

i have no idea as my phone is dead and i have had to block her from my landline as she interupts my buisness

The location is a reserved area which is good for a quite place, it was what I needed after a long day. The room is comfortable and clean. The TV channels works well and I enjoyed the TV show, it's been a while I had that.

Re-booking. I wanted to extend my stay in the same room and was unable to do that both on the website and the booking app. Eventually, all the rooms were filled up by the time I decided to book another room. I had to leave London unplanned as I couldn't get another hotel. The management should look into a platform where one can rebook the same room.
