We were in an adjacent family room (one room with bunk bed and the other with a double bed), which was great and convenient. The curtain cut out the daylight well so we had good sleep; the only downside might be they were slightly dusty - we opened the window a bit so it was fine. The toilet and bath were beautiful. The hotel offered a very cute bottle for sherry for the guests. We booked a table for dinner at the restaurant and the food and wine were great - with Scottish ingredients. Breakfast were very nice and good size too. The hotel was not in a town, so suitable for a road trip, but not close for sight-seeing or town-visiting. Electric car charge points available; plenty of parking spaces.

Not particular - a slight inconvenient was the sockets were low on the floor while the cable of kettle was short, so we had to put the kettle on the floor - just worried a bit of making the carpet wet.

- Very dated rooms, the stairs of two levels kids bed fall down and hurt my son (luckily it was not very serious) - Water pressure in the douche was very week, difficult to wash hair - Seems to be a bit overpriced giving the conditions of the room (but the quality of breakfast with variety of choices of food and coffee kind of balances that :))

Location is great, riding our motorbikes down from Scotland to London. Country views, birds, trees, sheep, very quiet and relaxing. Staff were friendly and professional. Room was comfortable if dated and shabby. Dining room was charming, the food/menu would be improved with vegetables and real ale. Nice outdoors seating.

Lack of veg, no fruit for breakfast.

Carfraemill is a characterful rural hotel with great views and good parking. The staff are friendly and welcoming, and the included breakfast is ample and tasty. Great value for money.

Some aspects of the fabric of the hotel are in a sorry state of disrepair. The windows of our room and bathroom need urgent repair and repainting, and the bathroom ceiling paper was peeling off in places. The hot tap on the sink is loose.

All in all, a good choice of hotel. food was excellent (both breakfast and evening meal) with a good choice. staff were friendly and welcoming, and my room in general was OK.

There are different stds of room and some of my colleagues didnt sleep too well in the twin rooms. The showers seemed to be inconsistent too, with a couple of comments about them being a bit cold. The location is fine if you're just looking for a quiet place with good food, but there isnt a lot going on in the immediate surroundings....but that's the Scottish Borders ! so cant complain about that

Staff were polite , cheery and helpful. Our meals, dinner and breakfast were very good. The bar area was cosy with a huge fire going and was nicely furnished.

Our room was FREEZING. When we came up from dinner we very quickly had to go to bed at 9pm where we eventually heated up while watching TV and used the heavy throw from the foot of the bed. The shower temperature was Luke warm, despite running it for a good while.

Wonderful cooked breakfast, fish pie in the evening was excellent, nice sized bedroom with view of sheep in field, pleasant location. Comfy beds.

Fruit was not always available at breakfast. Would have been nice to have had local beer on offer.

It was a lovely place. Staff were fantastic, and the food was delicious - reasonably priced too! The room we stayed in was more than big enough, and we liked the separate bedroom for the kids and the bunk beds stopped them fighting! Haha.

The decor in the room could have done with a little updating, but that's just my opinion.

The location was very suitable for our journey. Easy to find and good amount of parking. Although close to main roads it was quiet when inside the property. Restaurant on site. Comfortable and clean.

Maybe a little dated decor and quite a small room but this didn`t stop it being a comfortable, clean accommodation. The restaurant was full and service very slow but when the food arrived it was of a good quality.

The room was very clean and comfortable with a very good ensuite. The dinner was very good and, although breakfast was slightly haphazard , cooked items were very tasty. The hotel is a lovely base for local hillwalking.

At breakfast there was no "breakfast bar" set out with choices of cereal, yogurt, fruit, juice etc but were available on request.
