Beautiful historic hotel with loads of character. Staying there feels like being transported back in time. Location is great. On the river and within walking distance of all major sights in the city (Leaning Tower about 10-15 minutes walk). Good value for money. Big rooms, decent breakfast. Lovely roof terrace full of plants and with drinks service. You will find mixed reviews of this place - some people love it, some hate it due to its age - but as long as you know what you're booking and you don't expect everything to be brand new and shiny like a boring chain hotel then go for it! It's the oldest hotel in Europe so of course it will have a few cracks here and there but we found it part of the charm.

Location was excellent, facing the river and quiet when the windows were shut due to the air conditioning. The staff were very helpful and we enjoyed sitting on the roof garden with a cocktail in the evening. These were cheap in comparison to UK. around 7.5 euros. The furniture is old and very beautiful. We were in easy walking distance of the Tower, etc. and the side streets were great to wander in. We took a train to the Pisa Marina, trains are cheap, and had lunch down there and a train to Lucca on another day. There are buses to the station.

I think they need a better sitting room for visitors with a few more comfortable chairs and sofas and perhaps a proper bar. The drinks had to be ordered at Reception and brought up to the Terrace.

It wasn’t my first time at the Royal Victoria Hotel. I already knew what a special place it was. The location is wonderful. This ancient hotel has a unique atmosphere. Every piece of art has its own story. Anyone who would like to experience a journey through time and loves this kind of ambiance should not miss this hidden gem.

What I just described is also, in a way, the downside. Those looking for the comforts of the 21st century should book elsewhere—this hotel is not about that. A word of advice: rooms facing the river can be disturbingly noisy due to young people partying along the Arno. The rooms at the back, facing the city, might be quieter (though this is not certain, just likely).

We had a fantastic stay at the Royal Victoria Hotel! The location is perfect—just a short walk through charming little streets to the heart of Pisa. The hotel’s historic charm and beautiful views made it feel really special. The staff were super friendly and helpful throughout our stay. A highlight was the cooking class with Claudio and Lorenzo—such a fun experience making fresh pasta and enjoying a delicious dinner we prepared ourselves! Highly recommended!

We can’t fault the hotel! We just drove around in circles for a bit while looking for the parking but the hotel staff were able to direct and accommodate us!

Lovely location. Loved the vintage feel of the place..right in the centre of things. Loads of little back streets with food and drinking places.

We had a river view on the first floor but there was lots of street noise until the early hours on Friday and Saturday night.

This is a very exceptional hotel but if you stay here, make sure you don’t accept any room on the eastern wall overlooking the side lane as you will definitely be awaken at 5:00am every day when they power wash the laneway. The lane is also a meeting point for local hoods and 2:00am-4:00am fighting and smashing glass bottles is a regular event…. The hotel and staff are great. The rooms are clean and breakfast is also good… The common areas are filled with antiques and the hotel has a great feel about it… Just a huge shame about the room, located on the eastern side which meant we could never have a good night sleep….

Great location right along the river and with an amazing balcony view; and within a 10-minute walm to the Leaning Tower of Pisa. The room itself was spacious and had a very Victorian look to it. Restaurants, shopping, and gelato shops are also within minutes.

The rooms are old. They look old (literally Victorian, but that also comes with amenities that need some serious updating). The shower / tub is inconvenient. The bathroom is old, but worst of all for us, we did not like the beds (not comfortable). BUT, like we said, the views, conveniences, and location more than made up for the shortcomings.

It was so full of interesting historical artefacts/pictures and furniture that gave the hotel real character and fitting for the oldest hotel in Italy. Much faded elegance.

Some aspects could have done with a bit more updating and consideration. The toilet seat did not fit and the door lock was difficult - probably because it was the original narrow double door. A difficult balance for the hotel to retain its character and yet make it suitable for modern-day travellers. I don’t think any dusting had been done for years behind the bedside cabinets. The telephone (dial 9 for reception) did not work. No restaurant, but drinks could be ordered at reception and then brought up to the roof garden. This, again, was a nice place to sit for a drink but could have done with a bit more plant care and a general clean/tidy.

We stayed at the hotel the night of the Festival of Lights and the hotel lobby and all of the stairwells were lined with candles and it was just magical! There were also two rooftop viewing areas for the fireworks. It was a perfect location! Service was great and they have a lovely outdoor terrace with so many plants that you feel like you’re in a secret garden.

We have stayed at this hotel twice and the rooms and bathrooms varied greatly in size. The first time we stayed there we booked well in advance and had a huge room and bathroom and the second time we stayed, we booked the day before and had a small room, so book as far in advance as possible.

Property history is exceptional! I enjoyed my short stay: male receptionist was delightful, serving us aperitivo in the lively front salon. I recommend that you appoint the beautiful, personable and knowledgeable young black lady (met her at your wonderful breakfast) to provide paid historical tours of the property/history, perhaps ending it with a caffe’/prosecco. Her mini tour to my girlfriend and I was exciting and exceptional! Funds earned could be used to maintain the property.

The walk from the train station (indicated on the website as short) on the crowded uneven streets was grueling with luggage. Cost of a taxi at €25 is excessive. Perhaps you could provide a less expensive service.
