This is a very old property and therefore does not have a lift. The owner is very friendly and helpful and carried our cases up the stairs and he also arranged an airport taxi for us. The rooms and kitchen had been well thought out and to a good standard. It was nice to be able to use the kitchen facilities at all times and although it is basic it is quite adequate for a short stay. The location is really good as was our view from the room.

The breakfast is all pre wrapped with only a kettle and a microwave but this reduces the risk of fire and is a very sensible thing to do in view of the age of the property.

The owners really went out of their way to get me Gluten Free breakfast options as there wasn't any available at first but they more than made up for that. it was really helpful to have access to the communal area to make our own drinks whenever we wanted. And the location was perfect. Very, very helpful owners.

We did have a bit of an issue on our first night with noise coming from a water pump but we understand this was caused by works going on outside of the control of the owners and we did get used to it and it is an old building so we understand that there was nothing the owners could do about it

The room was exactly what I expected - I wanted the large room with several windows and balcony. Location the best. The view was magnificent and the balcony very modest but enough. The breakfast was modest, but normal, as continentals are in these kind of places. I knew the stairs are hard, but that's fine. You can ask help to carry your heavy luggage if needed, but still not recommended for elderly or people with some physical challenges. The weather was chilly so no need for air condition - is there? The only improvement I would suggest are some kind of mosquito nets, upon the bed or in the balcony door; the river is very close.

Those very heavy detergents that were used in cleaning - not good if you are sensitive for smells. But maybe they were necessary to keep it clean.

Perfect accommodation in a historic building. Located on the 3rd floor, with three rooms on the landing and secure entry via code. The room was large and spacious, with comfortable beds. The kitchen was small but charming, offering a simple cold breakfast—not very varied, but perfect for a quick start to the day with a cup of coffee. Stunning view of the river, and the building is perfectly located near the main attractions. The hospitality was exceptional, with incredibly kind and welcoming hosts. We wholeheartedly recommend it!

The only downside was the lack of an elevator, and climbing three flights of stairs daily is challenging when you’re not in shape, as in my case.

I had a wonderful stay at this location. It's incredibly well-located, within walking distance to everything you need. The view from the room was absolutely stunning, and the bed was exceptionally comfortable, ensuring a great night's sleep. It's just a short walk to the iconic Leaning Tower of Pisa and Piazza del Miracoli, and the train station is only a 15-minute stroll away. The breakfast wasn't extravagant, but it was more than sufficient for a quick snack, and the coffee was quite good. Highly recommend this place for its convenience and comfort.

While the cleanliness was generally good, I believe a bit more attention to detail could improve the overall experience. It wasn't dirty by any means, but a more thorough cleaning would enhance the overall comfort. Other than that, everything else was perfect.

It suited me very well. I was unsure about self catering breakfast, but in fact it was so convenient. I could make a hot drink before I showered and dressed, enjoy eating from a good variety of simple foods after I dressed and in my own time. Also I was able to come back and make a drink before I went out walking again. Very central for the tower etc in one direction and the train station the other way.

The stairs are a little tiring, but I was fortunate that when needed, someone was there to carry case up or down.

It was a great location over looking Piazza Cairoli with bars and restaurants right outside the main door. We arrived late at night and it was really good to be able to get food quickly around 10pm. The room was very spacious and comfortable with fridge and sofa. The bed was large and comfortable and the kitchen was always open for us with breakfast items, tea and cakes. Our host was very friendly and helpful.

It was up four flights of stairs. There were only fans in the room due to the age of the building but it wasn’t too much of a problem.

I had a great stay at this hotel. It was excellent value for money. The building is over 500 years old, which gives it a lot of character, but the rooms are modern, clean, and comfortable with a charming mix of old and new. My room was very quiet and soundproofed, which made it easy to relax. The location is ideal – very central and close to everything. The staff were incredibly friendly and helpful throughout my stay. Everything was also spotlessly clean. I’d happily stay here again.

Great location, walkung distance to city centre and main station. Decent room for the price paid. Commin kitchen where you can enjoy breakfast and use the facility. Downstairs there are a few restaurants open till late. Option to pick up from airport.

Furniture quite old. No balcony or terrace. Cleanliness average. The building itself is pretty old and entering it is quite challenging (lock, plus stairs ).

I was pleasantly surprised by this accommodation! Based on the photos, I expected something quite average, but the reality was completely different. I booked the room mainly for the view, and it exceeded all my expectations—the panoramic view of the Arno River was absolutely stunning, especially at sunrise and sunset. The room itself was beautiful, spacious, and spotless, much better than the pictures suggested. The staff was friendly and welcoming, making the stay even more enjoyable.
