Staff - exceptional helpfulness and friendliness, cleanliness, standard of furnishings and fittings, attention to detail exceptional throughout with clear thoughtfulness for guest experience, welcoming chef's chocs in room, access to seafront, great outlook on seafront from the public areas, useful free parking. Hope they can keep these standards up past the newness.
First room I had over kitchen extractor really noisy but seamlessly changed when I complained. The 'high end' leaf teas in the room very unpleasant to undrinkable as were the coffees from the coffee machine in the room - ordinary teabags - e.g.Twinings - almost any supermarket brand would be better as would good quality instant coffee sachets! A small quiet lounge would be a welcome addition but the lack of this is not a disincentive for a return visit

We enjoyed the convenience of a Ground Floor Room. The hotel is in a prime position over looking the sea, of which we had a splendid view. The air conditioning was working as we entered, which was a bonus on an extremely hot day. There was also fresh milk available most days. The room was large and airy and the ensuite was lovely. We enjoyed an excellent breakfast from an excellent menu, either 'continental' or 'cooked'. Everything looked and tasted fresh every day. The room itself is very tasteful, with the added view of the sea.
A case rack would have been welcome as having to access our case on the floor was uncomfortable. A couple more drawers would have meant we could have emptied the cases completely.

At first, we had some doubts because we saw on Google Maps that the hotel is located on a busy road, and the parking spaces seemed mainly intended for beach visitors. Fortunately, this turned out to be no issue at all in practice. We didn’t notice any traffic noise and had a peaceful and pleasant stay. From the outside, the hotel looks a bit weathered – likely due to the salty sea air – so it doesn’t appear very sleek or modern at first glance. However, once you step inside, that impression completely changes. The interior is charming and has a unique style that made our stay very comfortable and enjoyable. All in all, we were very satisfied and thoroughly enjoyed our time there.
The staff at the restaurant and the reception were excellent – very friendly and professional. The same goes for the bar staff, although they seemed a bit more focused on themselves. You have to go up to the bar to place your order, and it feels like they’re not particularly interested in engaging with guests, even though they are actually quite nice when you do speak to them. One piece of advice: I would recommend not serving champagne using a measuring cup. It really doesn’t align with any standard of etiquette and takes away from the experience.

Good location, friendly receptionist, clean and well kept hotel.
Lack of adequate cooling system / decent fan for the room. Hotels tower fan unit wasn’t that strong but we brought our own additional fans so managed to cool off during heatwave night. Google maps says hotel kitchen closes at 9pm and we arrived at 8pm and was told it closes at 8pm. Google needs updating I guess. We followed the kind advice from receptionist and we found a really good seafood restaurant in Brighton called Riddle and Finn. Amazing lobsters and oysters! Other than this everything was great and would come again but in a cooler climate.

The overall vibe was excellent and just what the refurb needed. It is stylish, clean, fresh and welcoming. Understated with hints of luxury everywhere. You have certainly capitalised on the location. Communal areas and guest rooms alike. Bed really comfortable. It was our 40th Anniversary and we were given an upgrade. The restaurant manager at lunch treated us to our wine. Lunch was simply delicious. The crab and battered samphire were so good! Thank you to everyone who welcomed us so well.
We don’t like Nespresso pod coffee machines and I wasn’t disappointed. We also don’t like milk in silly little sachets. The cushions on the room chairs slipped. The quarter light above the patio doors was locked so we had to sleep with the French doors open. No big deal, but felt vulnerable. (The key could not be found). The radio had not been tuned in and getting on iPlayer and ITV X was far from straight forward. An observation: the floors creak! Our evening meal was nowhere near as good as lunch. As if it was a different chef and it was a very different team of staff. They did respond when we complained, but not with the passion shown by the luncheon team.

Our room was warm and cosy,the bed very comfortable and Sarah the receptionist gave us a very helpful and kind welcome.We liked the fresh milk for the excellent tea and coffee making facilitiesWe appreciated the treat in the treasure box. The shower had a non slip base and was easy to operate.The room was decorated with a palette of sea colours.
It would have helped to have a few instructions about operation of the TV and delightful little Roberts radio and the coffee machine....all a bit too high tech for us. This didn't spoil our visit and is just a suggestion

breakfast good food /dinner a little disappointing - dined there 2 nights we had standard room.Travelling by air one's luggage is light.I requested the use of a robe for swimming and was advised that only available in delux room - no effort to assist other than use of a towel which I had already requested.I think we may have booked last room available.I think descretion would not go astray here and if requested a robe should have been made available

Location near the beach was great. Rottingdean seems nice. Hotel is lovely. Nice and clean and comfortable. Reception staff were great and the suprise in the locked wooden box is a nice touch.
Room was adjacent to road and so quite noisy. But if you're tired enough it should bother you. It was a very warm night so had a window open. My only real issue which was really disappointing was breakfast service starts quite late at 730. I was keen to have a breakfast as resteraunt looked really nice. However, at 7:30 the chef hadn't arrived and I was only offered cereal and fruit. I didn't have time to wait for the chef so I left for work without a hot breakfast. Chef was stuck in traffic. Whilst traffic is bad in the area, it was no worse than any other day. I feel I perhaps should have been offered a refund on the breakfast.

This Hotel is one of the best that we’ve stayed in in this country,the facilities are superb, there’s a great bar that has got a very friendly atmosphere and the bar staff are helpful and friendly especially Cameron.The restaurant has a good choice of food for dinner and the breakfast had all you could possibly want,our room was on the ground floor and it was superbly appointed, walk in shower fitted with a rain forest shower head, there was a large flat screen tv and all the drawers and doors where soft close, all in all we couldn’t recommend this higher.

The location right on the beach !!! Lovely outside bar & terrace - lovely fulled stocked bar - Resturant great. The staff went wey beyond service that we have experienced in uk hotels recently . The hotel has free parking - and great bus links into Brighton & saltdene . Loads of cafe & little bars in the Rottingdean & places to explore . Beautifully renovated hotel that deserve to be fully booked .,
It was a hot night unfortunately they have no air conditioning installed / believe it’s a listed building - but they do provide Dyson mobile fancy air con units in bedrooms …
