Absolutely exceptional in every way. Bathroom spacious, clean and well stocked. Room was clean, large, well-decorated and private. Unbeatable view from balcony, pic attached is a photo of the view of the sunrise by the shore, from the room itself. Breakfast service was excellent, delicious food, cooked meals and well-stocked self-serve options. Staff friendly and accommodating, lovely people. Perfect location for a southend holiday. Couldn't recommend more highly.

Front door to property was a little fiddly, but secure, and made us feel like we were safe.

The room was large and spotlessly clean ts was nicely decorated it was a ground floor room which was suitable for older people but still had a sea view. We were surprised as it had it s own reserved outside seating areaand due to the wheather we were able to sit with a chilled wine. The breakfast was really nice fresh high quality and included in the price.. Our hosts Jo and Buzz were really friendly and welcoming.. We would liked to have stayed longer as it was only a one night stay but would definitely return and would highly recommend the Beaches if your looking to stay in Southend

The parking was a problem although it's is free to park on the road and there is also a free car park located near the guest house. We arrived late afternoon on a sunny weekend and struggled to find a space,

The property was fantastic and the owners exceptionally welcoming and attentive. The rooms are clean, nicely decorated and beds very comfortable. There is water on hand for all guests for free to fill up their water bottles and even glass bottles for guests who don’t have their own bottle. I found this a lovely little extra. I’d definitely stay here again, it was a really beautiful place.

There wasn’t anything to dislike about this property at all. The only downside is that there isn’t any parking but there is plenty of on-street parking and a free car park within walking distance so it’s something to note rather than a downside.

Lovely welcome by the hosts ! Our room was immaculate and well appointed. Shown how to use our keys, where to purchase snacks & treats, free chilled water available and how to enter the property after hours. Lovely toiletries and nice to have a large fan in the room. Quiet location directly on the seafront but only a short walkable distance to all the main attractions should you wish to visit them. Brilliant breakfast choice with a fresh fruit plate to start. Perfect poached eggs !!! Hosts and staff really lovely and welcoming. Will definitely be staying again for longer.

What a fabulous place to stay, great location, friendly welcome, super quiet room, comfy bed, lovely bathroom, view from our room over the sea, just superb from start to finish. Nice little touches that really make it special & ethical. And there is a yoga studio 2 doors away... seriously, it doesn't get better than that! We stayed during storm Bert & considering it was truly blowing a hooligan, it was quiet, warm and a great place to sit & watch the storm.

The only thing we didn't like is that we didn't book for a week - haha!

I had an amazing stay! The hosts were incredibly friendly and welcoming, which made all the difference as a solo female traveler—I felt completely safe and at ease. The room was clean, cozy, and comfortable, and they offered plenty of great advice on local dining spots. As a vegan and gluten-free guest, I was so impressed with how well they catered to my dietary needs. Breakfast was delicious, and I loved that they served proper coffee in a cafetière each morning. The whole experience was so homely and relaxing—I’d definitely stay again!

If you're looking for a home away from home...this is the place. You will find beautifully decorated rooms that are comfortable and very clean. Our room had a balcony with a sea view so we had the pleasure of enjoying some bubbly whilst looking out over the the sea and an early morning chilling in bed with the sea breeze flowing in. Breakfast was delicious and fresh. Some lovely little extra touches like bottles by the front door so you can help yourself to cold water from the water cooler when you need and a Happy Birthday sign was placed above the bed when I mentioned that it was my birthday :) And what makes all this perfection possible....? Our hosts, Buzz and Jo, were so friendly and welcoming and we felt like they couldn't do enough to make your stay perfect. And to top it all off, they are across the road from a lovely beach (Thorpe Bay) and only about a 20min walk into the town centre and Southend pier. We will definitely be back :)

Everything about our stay at Beaches Guest House exceeded our expectations. We had asked for early check in as we were attending a wedding and being met by Buzz upon arrival, the check in procedure was so effortless, we were left with plenty of time to get ready and leave in good time for the wedding. The entire room was just so calming, everything we needed was there, clean, fresh towels, beautiful vegan toiletries, hairdryer, it was all there. Breakfast was just delightful, a continental style area for you to choose from at your leisure whilst your freshly cooked breakfast is prepared for you. The ethos that Beaches are working to is wonderful - minimal waste and being as environmentally aware as possible in all aspects of running this wonderful guest house, sustainability is definitely a top priority. We absolutely cannot wait to go back and our only disappointment is that we didn't really get to use the beautiful room and personal decking area outside our room as we were at the wedding. Thanks Jo and Buzz, we loved it and you both deserve every success.

One thing missing was any USB port in the room - sadly we all forgot phone charging plugs but had a USB cable so something like this would have been amazing. As soon as I mentioned it to Buzz, he produced a charger and advised that they are hoping to change perhaps one socket in each room to have a USB port. A minor thing and it was our fault for not bringing plugs with us!

You instantly warm to Jo and buzz on meeting them. So relaxed. Anything you needed was not a problem. Anything you wanted, just ask. Breakfast was good. It's better than a cooked breakfast, which we don't really do every day anyway. Very accommodating with my needs. Always stayed in hotels and was overwhelmed by the fact that in beaches you get more than a hotel. It's carefully thought out to meet people's needs and then some. Little things like facial cloth If you use makeup. Large shampoo / conditioner hand wash, etc. More milk portions, tea, etc, than you get in a hotel. Beautiful decor. Spotlessly clean. Absolutely spotless. I usually clean when I arrive in hotels. Didn't have to do anything that had never happened. They have drinks and snacks you can buy if you want to. Beautiful garden out back. So relaxed. It really had a warm aura to it We are coming back without a doubt. I know southend well. So you have buses. Trains get you about. The seafront is opposite, and lots going on up at the pier. Adventure island. High Street has all the shops you need. Chinese next door, which is excellent You go in as a stranger, and you really don't want to leave. This is more than a guest house. We usually stay in a hotel in southend, costing much much more. We won't be anymore. It was such a good holiday. Thank you to everyone who made that possible

Hosts were wonderful and Buzz went out of his way to give me the best Gluten-free bread he could find, trying different options, much appreciated! Very friendly hosts. Breakfast was wonderful, many options, the breakfast room is bright and welcoming, Jo has done a fantastic job in decorating this room and the bedrooms, overall they have made the B&B very welcoming, great job on the decor. Beds comfy, will definitely stay here again.
