It was an excellent stay, the hotel is wonderful, very close to the train station and the city center. The staff was very kind and attentive. The architecture of the hotel combines traditional and modern elements, giving it a bohemian charm. The breakfast was tasty and fresh, and the cleanliness was impeccable. When we arrived we got messages with codes for the main entrance and room door, also the hotel made a selection of pleaces to visit while we are their guests. I highly recommend it.

The only negative aspects I could mention would be the lack of glasses or cups in the room, but even that wasn’t really a problem, as we borrowed two glasses from the lady in charge of breakfast. We also asked for a bottle opener, and she was very kind and happy to help us.

The location was excellent. All attractions are within walking distance. The rooms are big and modern, and kept very clean.

We arrived in April when it was very hot and the AC is not working. The owner was very quick to reply and helpful to say that the building was not expecting such heat so the AC couldn’t be turned on. The TV in our room was also incredibly slow.

Ideally situated just 5 minutes walking time from central bus station, next to a canal. Check in and check out were very very easy! We received our codes the day before our check in for the main building entrance and our room and self checked in late after midnight very easily. On our check out day, we were allowed to leave our luggage at the luggage storage area on the ground floor of the hotel, till 4 pm that we were leaving, and without any cost. The staff was very polite and friendly! They sent us many recommendations on WhatsApp, and made our trip easier! The breakfast was nice, and the room very comfortable, with high ceiling and very clean! They made our beds and changed towels every day! A lovely accommodation overall!!

The rooms were spacious and the pictures given are accurate. The whole hotel was very neat considering the age of the building: a nice balance of history and modern comfort. The air conditioning did an adequate job even with the very hot weather outside during our stay. The location is very convenient if you arrive to and leave Venice by bus. The no staff in the premises -concept was new to us, but the staff was easily reached by phone or Whatsapp and were very friendly and helpful!

There was a construction going in in the next building across the canal so the ”canal view” was not very pretty during our stay, but this is of course a temporary situation and by no means a fault of the establishment.

Beautiful hotel, perfect location 5 mins walk to Santa Lucia train station. Seamless check in with codes for the main door and your room which are sent via email. The rooms are very spacious. Very clean and tidy. The hotel doesn’t have a reception but the staff are available to message and call and always replied to any messages very quickly. Very helpful in arranging flowers and Prosecco to our room as a surprise upon arrival. Our room had the wow factor as you walked in. Breakfast is available at the hotel.

My only complaint would be noise from outside of our room. I think this could be due to the size of the rooms. They are very big with very high ceilings, I’m not sure if this impacts the noise of the building. Other than that the hotel is absolutely perfect. Would definitely recommend and stay there again.

I liked the fact that we could leave our luggage before check in time and after checkout time. Also, it was so handy for bus to and from airport.

Not much to not like but I guess if the left luggage was more secure e.g. If they had individual lockers, then that would be excellent.

The hotel is really nearby the people mover from the Tronchetto station which was very convenient for us. Our room was really nice and spacious but it was right next to the eating area so keep that in mind if you plan on sleeping late. We didn't have any problems because we got up early so there was no noise. Breakfast was really nice and we enjoyed it a lot. We left our luggage in the luggage storage all of the next day and that made our journey much simpler. The luggage storage is unattended but we didn't have any problems. Lady who works there is very approachable and kind and all of the information we needed were easily communicated through WhatsApp. Terrace is beautiful and we're sorry the weather wasn't better so we couldn't make a lot of use from it.

The place was very clean and you could notice it from the entrance. The cleaning lady was the most kindest and helped us a lot. The position is great if you want to stay close to the train station and also be close to the city centre. It is very quiet there as the tourists don’t pass by very often

Maybe they could replace the luggage area which is open to anybody that has access in the entrance area with individual lockers with a code or even a key so that the guests don’t get concerned over the luggage. But don’t get me wrong there wan no incident nor we lost any of our it’s just a suggestion🙂

Our other booked accommodation cancelled on us literally as we arrived in Venice, so I quickly found and booked this property and it was perfect. The location is great, a 10 mins walk from most parking. This hotel doesn't have a check in desk but within 10 mins of arriving, we had received check-in instructions. Huge thank you to the hosts for being so responsive and helpful. The room was large, clean, quiet and comfortable. There is a communal dining area with a microwave.

The apartment was slightly cold and our room was a little difficult to find (didn't have the room number marked), but neither of these were big issues.

Exceptional large open floor plan room. Everything was renovated. The simple touches throughout the building was nice and slightly rustic and beautiful. Oh and it was warm! Most places aren’t so I appreciate how warm it was. Thank you.

The restroom had a musky odor. But not a huge deal. Other may not like the rather remote location but was close to the bus station so ideal for my family. The luggage storage bin was nice given the hotel allowed you to use it for free but we run the risk of others within the hotel who could possibly take your stuff. During our time, I could tell there weren’t too many folks staying in the hotel so it wasn’t a big deal.
