This is a little gem! Great location and sea views, super-friendly staff, amazing choice of cooked breakfasts, lovely decor in the rooms, even fab products in the bathrooms - the venue have gone to a lot of trouble to get everything ‘just right’.

My fault really, I forget we are getting old - we were on the third floor which we were well able to cope with (aged 62 & 71) but ppl might want to ask for a lower floor if they have more limited mobility. The property has a bar underneath and on the Friday they had a live act which was loud, but finished at 10:30pm so not a real problem. In fact I wished we had joined them as I did pop in to hand our breakfast choices over and there were people of all ages singing and swaying/dancing to all the old favourites.

On arrival we was greeted by a very pleasant young lady. She made check in easy and exchanged our room for a lower room when saw I was on crutches. All the staff went out their way to ensure our stay was exceptionally good. The breakfast was superb, hot and presented lovely. Would highly recommend a stay here. Close to sea front, our room had double aspect windows and looked out to the sea. The room was large, spacious and comfortable, a sitting area was lovely to have to chill watching the sea. An exceptional stay.

Comfortable and clean room with a nice rain shower. We were given only one key to share between us and could not get a second one, which lead to problems, since we were not always out together. The key also fits the front door, this raised a.major question: if all guests use the room key as the key to the front door, have all the guests got access.to the rooms.of the other guests? . The breakfast was very good and the staff from Carvers bar was lovely. Bexhill however feels a bit like an old people's home full of charity shops... All in all it's a nice and comfy accommodation close to restaurants, shops, buses and the railway station.

The room was very warm, we had to open the window every night. It was nice and quiet, but there is no staff on site when you need help, the downstairs bar closed way earlier than 10pm. Yes there are stairs, but for us that was no problem.

Very difficult to locate the actually B&B, more clearer much more visible signage required. Didn't like the fact the same key open the front door and our bedroom door? Did this mean that all guests had keys to each other's rooms?? Not clear where the entrance to the Breakfast room was from the stair well - again need signage. As we had not checked in usual time, we were not informed of need to book breakfast, so was bit worried we woudn't get anything as stated in room must be ordered by 8pm night before. Could this wording be changed?

Lovely gem of a place in Bexhill. We booked the big room, top floor, at the front (King De-luxe Room 7), with a lovely view over the sea. Bright and very clean, great shower, towels and toiletries. Convenient paid parking just across the road for the night. Rooms are above a lovely bar/restaurant, so you don't need to leave if you don't want to (worth noting we couldn't hear anything from our room at all in case you were wondering so all good) . Friendly staff, lovely breakfast and everything we needed. Booked at a promotional price too.

Nothing all good 👍 Worth a note that for us no problem at all but if stairs are a problem this one may not be for you.

We stayed here on 22nd October for 1 night. Great location (about 10 mins walk from train station) on seafront opposite De La Warr Pavilion, where we were going to a gig that night. The superior king room was very comfortable and spacious with a sea view. Bathroom was excellent, a big walk in shower and lovely toiletries. Breakfast was very good. Staff really friendly and we were able to leave our bags in storage after checking out as our train wasn’t till the evening.

Nothing really though as the accommodation is above a bar there is no reception as such. It was a bit awkward walking through the bar with our bags when we first arrived to check in .

Great location on seafront opposite De La Warr Pavillion. The room was a very good size, clean and warm Bed was really comfortable Bathroom was excellent, a big walk in shower , lovely toiletries and water was always hot. Always had plenty of towels. Staff really friendly Breakfast was good

No free parking available, only residents permit parking around the property. Car park opposite which was free after 7pm but had to get up early in morning to pay for next day if only for a couple of hours as parking charges started at 8am and wardens were around!! Personally didnt like the sourdough toast on the breakfast. It was automatically put on your breakfast plate with mushrooms on top it!. Would have preferred it separate however it was rock hard!

Helpful and genial owner/member-of-staff who greeted me warmly and explained all of the relevant details of the accommodation. Moved their car to allow me to park (there were otherwise no parking spaces left). Well-appointed modern apartment that included perks like a good coffee machine. Netflix available as part of the fee.

(1) Call me old-fashioned, but I just wanted to watch the news bulletin on the TV (BBC, Sky, C4 etc). These channels were not available. After around 30 mins faffing around, figured out that Sky News International was available on Youtube. TV was super slow to respond as well. (2) Did not have a good night's sleep. The wooden-slatted blinds looked great, but let floods of light in around the side of the bay window - hence a 5AM start. Plus somebody decided to empty what seemed like the World's largest bottle bank right outside the bedroom super early.

Second visit here and as before room was perfect. Clean, very comfortable and bonus of a view of the sea to wake up to. Staff very friendly and professional. Breakfast superb as always. Thank you.

Only slight glitch was we had booked room 7 for my husband and I at the top of the house ( we had had this room before and loved it) and room 4 on a lower floor for my 89 year old mum so she didn’t have to do multiple stairs. On arrival we had been given room 8 for mum ,which on querying ,the staff said they had decided to put us next door to each other. Whilst I get why they done this and mum JUST about managed the SIX flights of stairs ,it would have been good to maybe get a phone call to check if this move was acceptable for us and not just assume it was ok and switch rooms about without checking with the guest first.

We have just stayed at Seaspray for a mini break of four days and it was a fantastic base for our planned trips out around the area. We cannot fault this B & B. We have stayed here a couple of times before and it just gets better and. better. We were made to feel very welcome by extremely friendly staff. The proprietor is trying out a Mexican vibe in the lounge which makes the atmosphere so happy. The evening food has also got a Mexican theme and was delicious. Our room was cosy with a perfect view of the sea. Breakfast was great with various options and I like the fact that you ordered it the night before. A special shout out for the heavenly homemade granola with yoghurt and berries. We thoroughly enjoyed our stay.
