I stayed with my husband and two teenage children. Raven and Flame were great hosts and very welcoming. It was great to have access to a well stocked kitchen to make ourselves breakfast in the morning (Raven and Flame provided lovely local organic produce - fruit, bread, eggs, butter, tea and coffee etc). The house is quiet and very central. You can walk into the historic district in 20 minutes or take a cab if you prefer. Do note that there is a shared bathroom. This wasn't a problem for us (there are 3 bedrooms, we booked 2 of them and during our stay the 3rd one wasn't actually occupied). If it had been occupied by another guest, we wouldn't have minded but I guess some people would. There's a lovely area at the back to sit outside but we were only in town for a night visiting family so didn't have time to enjoy that. We would definitely like to come back. We found it much nicer than staying in a hotel for a family with two teenagers. There are also lots of leaflets and guides available which was very thoughtful.

No problems with anything. It was all great. Wish we could have stayed longer.

Faster wifi than you'd get at a generic hotel, cute home with nice people, lovely B&B like options and a focus on sustainable materials (and very high quality coffee provided!). Lovely common areas for working if that will work for you, relatively close to downtown but a little to far to walk (but short drive, also short drive to a lovely river walk!).

I had hoped to do a zoom presentation for work in my room, but there unfortunately isn't much of a desk set up in the guest rooms. They're comfy enough, and as I said, you can work from other parts of the house, but if you need some privacy while doing so it may not work out.

⸻ We were in town for a UVA tour, and this kind of accommodation was perfect for that purpose. We were given access to the guesthouse earlier than expected, even though we hadn’t arranged for early arrival. The hosts were welcoming and ready to assist with any concerns. The rooms were clean, as was the kitchen, which offered a great selection of coffee, tea, organic bread, and a cozy living room. It was such a refreshing experience compared to most hotels.

The house has such a comfortable and welcoming vibe. We really liked staying in such a home-like environment where you can just make your own breakfast with organic food and the best coffee. Everything is sustainable and it makes you feel good not to produce a heap of plastic trash as you would with a hotel breakfast. And the location is great - we walked downtown to enjoy the local restaurants.

Everything was clean and comfortable — bedroom, sitting room, kitchen table, shower. I appreciated that the hosts buy local and/or organic foods and that quiet hours are maintained. The art, the cheerful colors, and the many plants are also nice. Also, Flame was organized wrt arrival time and check-in process. Location was great, a quiet residential neighborhood with a bus stop very close to the house and the downtown mall just a half-hour walk away (or a very short bus ride).

There’s only one thing I didn’t like: Sound carries easily through the vents, so while the guesthouse on the top floor is visually quite separate from the hosts’ home on the bottom floor, we can still hear each other. At least I assume the hosts can hear from downstairs. I could make out conversations at times. I could tell my room (the Tidewater) was above the kitchen, for example. I couldn’t hear anything after 10 PM, it should be said.

It was very clean and homey. The owners vere super friendly and gave us a helpful tour of the house. They provided all we could need for a good breakfast, everything organic from fresh eggs to oatmeal, to fresh fruit, coffee and tea. And we enjoyed it on a cute little screened porch. Owners lived downstairs and were available for anything we needed.

This place is fantastic it's like being in your own home but being taken care of the atmosphere is great you can sit out on the back porch which is screened in or you can go out in the yard you can play games you can look at paintings that Flame has done and other stuff that she does you can get a massage ( extra cost )you can do all kinds of stuff these two guys are great Flame and Raven are very friendly, welcoming, kind and gracious really concerned about your comfort and how your stay is I would recommend this place so much every time we are in town this is where we stay and you should too Flame is the Lady of the house and Raven is the Gentlemen of the house ( just an FYI ).

We absolutely loved everything so there's nothing I can say that we didn't like.

Exceptionally clean and comfortable, in a quiet location easily accessible by bus from downtown and the Monticello trail. The hosts were very welcoming and super helpful and are just downstairs if you need any assistance. Plentiful varieties of tea and coffee available in the well-equipped, clean, and well-ordered kitchen. Holly's Diner and Firefly provided warm and lively evening entertainment and good food within easy walking distance. I would heartily recommend for a stay in Charlottesville!

The bus to the Downtown Transit station (for downtown and the University of Virginia) and for the Monticello Trail only goes once an hour. However, with good planning this is perfectly manageable.

Both hosts were so accommodating and went above and beyond expectations for our stay. From the moment we booked, they were communicative and wanted to ensure that we had the best and most comfortable time staying at their accommodation. It really felt like we were visiting friends or family more than just a house we were staying in. The home was clean and very cool to look around in might I add! We will for sure be coming back.

You can tell that Flame and Raven have been hosting for a while, they have everything absolutely sorted! The guesthouse is equipped with anything you might need, and most things are plastic free and planet friendly which was a great bonus. We loved the space, the self-service very generous breakfast and the super quick response time. We would love to stay again if we come back to Virginia!
