My room was very nicely appointed, and the shower was excellent. The pub downstairs served very nice food or there are several other restaurants within walking distance. They very generously provide a free mini-bar. It is located directly opposite the central bus station, where the pick up for my day tour was, and it is close to other transport links. It is conveniently located if you wanted to walk to the Central Market or the museum/art gallery or the pedestrianized shopping area.
It did not make a big difference for me and I think it is a really cool place to stay with very friendly staff, but one thing that I have learned from watching the "Hotel Inspector" is that you shouldn't call yourself a hotel, even of the boutique variety, if you aren't one. For me, the word "hotel" implies a 24-hour reception etc. whereas this is more an inn that is linked to the pub downstairs. As such, it is staffed between 10am and 9pm and there is not necessarily a dedicated hotel person to assist you with queries about your room or Adelaide in general. In most cases this won't matter but if you are the type of traveler who seeks accommodation with hotel-type amenities or assistance, you won't find them here.

This is the second stay at The Franklin for my son and I. Our room was spotlessly clean. There were complimentary drinks and a goodie bag. Who doesn’t like free stuff, right? Customer service was top notch. The food was amazing. There was even a generous selection of non-alcoholic drinks for us Dry July-ers. I chose a Naked Life “Aperol Spritz” inspired mocktail. It was delicious. Hugh, Luke and their staff were very friendly, professional, courteous and more than helpful. We love the location, too. Just a short walk to Victoria Square, where we caught the free tram to Rundle Mall. And only a block away from Central Markets and Chinatown
We honestly can’t fault anything about The Franklin or any of the staff. It is our favourite place to stay in Adelaide.

A Hidden Gem in the Heart of Adelaide! I absolutely loved my stay at the Franklin Boutique Hotel. The entire place felt fresh, clean, and stylish — from the beautiful decor to the incredibly comfortable bed. The bathroom was a standout with its modern fittings and luxurious, great-smelling body wash, shampoo, and conditioner. A real bonus was the fully complimentary mini bar, stocked with Coopers beers, bottled water, cola, a bag of snacks, and even an espresso coffee machine with pods – all included! Such a thoughtful touch. Downstairs, the pub serves up delicious meals either inside or outside in a quite picturesque courtyard, reasonably priced cocktails, and a warm, inviting atmosphere. Best of all, the hotel is located directly across from the Adelaide Central Bus Station, making it super convenient for travellers. Highly recommend — would absolutely stay again!

I had had a brutal day travelling with several flight cancellations and delays. On arrival I was told I'd been upgraded which was the best thing I'd heard all day. The room was massive and the bathtub was a welcome relief. And to top it all off, free mini bar?? What??? Absolutely fantastic stay. Comfortable bed, great quiet heating. Could not ask for more. The staff couldn't be more helpful, even carrying my bag up the stairs for me! Thank you so much!!!
I felt bad I couldn't eat all the food on what was advertised on the menu as a small plate... 🤣 Yeah, everything was awesome. Zero complaints.

The staff were friendly, helpful and went out of their way. The hotel upstairs and downstairs is beautifully decorated and an enjoyable place to be. The bar area is a fun place and there’s a courtyard and street seating The room was very clean, spacious and comfortable. Large bathroom with a big deep bathtub, large comfy bed, free minibar and loot bag, and a charming veranda. Great location, bus station across the street, and Central Markets and a tram stop one street away. I was upgraded to a Premium Room from a Superior Room, so grateful and happy.
Not the property itself but the street noise. Franklin Street is busy and if you’re a light sleeper, you might want to pack ear plugs. The two Premium Rooms face Franklin Street, the other rooms face a side alley or courtyard.

Love this hotel. I’ve stayed a few times now. It’s in a very handy location. The rooms are large, clean, quirky and very comfortable. The wrap around balcony is only accessible for guests staying in the accom and is a great place for an afternoon beer while people watching. The pub itself is excellent, has a fantastic line up of rotating craft beer taps and the food is terrific.
A little bit noisy during the day with construction happening across the street but that’s common when staying in the CBD.

Walking into the downstairs bar to check-in initially raised our eyebrows a little but the welcome from the manager and staff was very warm and even carried our cases to the 1st floor room. The room was funky/cool with lovely bathroom and welcome “personal touches”. The bar downstairs did not interfere at all with our stay and indeed we enjoyed several drinks and engagement with the staff. The hotel was easy walking distance into the centre of the city and especially the Market where we enjoyed a great breakfast.

I love this hotel. I've been staying since 2022 for work trips. The rooms are fantastic and recently renovated. The staff are very welcoming and friendly. What it lacks in standard chain hotel facilities (gym/pool/24hr reception etc) it makes up for with the huge rooms, great pub downstairs which serves excellent beers and even better food, and also free minibar! It is about a 10min walk from the centre of the CBD but it's quiet. I recommend this hotel to everyone

Gorgeous room, decor impeccable. Luxurious bathroom and extremely comfortable bed. Generous with the quality of tea, coffee, milk, snacks and complimentary mini bar. Access to balcony and free library. Friendly and helpful staff, carried our bags upstairs, brought them down when cleaning and safely stored them until we were ready to leave. Directly across from the bus station where we were leaving from.

The hotel could be better described as a pub with rooms (just 6 in total). Room 5 is a bit on the small side but as a solo traveller, absolutely fine and the bathroom was enormous. The pub downstairs had an excellent selection of drinks and a varied food menu. The hotel is directly opposite Adelaide bus station which was one of my reasons for choosing it.
There is a quite long staircase which is a nuisance when taking luggage upstairs but assistance is available to take heavy luggage up or down which is great. No drawers or cupboard in the bedroom for storing clothing.
