Beautifully presented, furnished and maintained house with secure courtyard which is on a split level with a small swimming pool and raised sun terrace on the lower level. The main hallway has a big, comfortable lounge off to the right with the dining area to the rear of that room that leads to the food servery and kitchen beyond which is the first floor open air, covered dining terrace. The breakfasts are great with a cold and hot food  buffet plus endless tea and coffee. We had room 10 which is on the lower level and faces the pool. The main bedroom had a very big bed with a comfy armchair, and a desk area that held the tea gear. There was a freestanding fridge and aircon unit. The wardrobes in the backwall were wide and floor to ceiling. The room's safe is bolted low down on the wall by the bed. The tv was on the wall above the sircon unit. At the rear of the room was a big bathroom with wide sink area, a large mirror above it. The loo was to the left and next to that was a huge walk in shower. Again the whole place was immaculate and perfectly maintained. The staff were friendly and welcoming to the extent it was like catching up with old friends. Jerry, the owner is a lovely guy. I suspect he did a lot of the work to create such a great place Sundown Manor is in a great location being one block away from the main strip of bars and restaurants and only two blocks away from the sea front. Ideal for those who like to walk, socialise and have a good night out. It's close enough to the action but far enough away not to be distrubed by revellers and the traffic.

- The location is good, close to the sea promenade, and there are many restaurants and cafes close by. Also the lively Mojo market is couple of minutes away. The area felt safe - The staff were very nice and helpful, they promptly responded to my requests - The room was spacious warm and clean - the fresh fruits served at breakfast were very good - the fact that we can have coffee and use the kitchen all the time was very nice

- the info in the property description mentioned "airport shuttle" and it was one of my selection criteria. But that was misleading, as it turns out there is no "shuttle", it's just an expensive taxi company that I could have contacted myself and I ended up using Uber - the breakfast was ok and fresh in general but it was served starting 8:00 which is relatively late as all tours start before that. Also they might consider adding some fresh veggies (cucumbers, lettuce ..etc)

Service was fantastic and this is a well kept small hotel somewhat like a luxury BnB. The breakfast was delicious and well organized with a guest operated capuccino machine. I really liked the honor system to report consuming beer or wine they stocked for their guests. Location was excellent, close to the Mojo Market, Brians Pub, the walkway along the ocean and the hop on hop off bus stop. Seapoint is a safe area within Capetown so we had no worries walking back after dark. The total cost of our stay was extremely reasonable and we loved every minute of our time here.

Stairs could be a bit difficult for some but I am sure they would accommodate with a lower floor room.

Just a minor thing: The level of cleanliness was good, however there's room for improvement for example in the bathroom you could see that the drawers haven't been cleaned in a while and in the fridge we found remains of the last guests.

Location is perfect as you have easy access to great restaurants and the promenade (my favourite activity when in Cape Town). If you walk further up Kloof Road then you have the most magnificent views of the ocean and sunset. Kim, Lerato and Gary (the owner) are fantastic human beings. I felt welcome and at home. My room was perfect and comfortable. The pool is lovely and the views of the mountain and paragliding at breakfast (great breakfast!) are just the perfect backdrop for setting you off nicely as you start your day. Gary will always have guests overflowing as he charges next to nothing for a property that's in such a prime location, so clean and with such great service!

Nothing - perfect find!

This was the third time we have stayed here, the first being in 2012, and the standards have not slipped. Our room was clean, spacious, large comfy bed, kettle, fridge etc and free WiFi. The breakfast was served buffet style and delicious each morning.Gary was attentive and friendly each morning. There is on site parking. The guesthouse is just a short stroll to numerous bars, restaurants,shops and the sea front. Overall a great place to stay and would definitely stay again.

Everything was great.

My flight was real late in getting there. The driver showed up and to the guest house. Large room. Has a TV , cf and fridge. Staff helped in tour driver both days. Break good with cereal and bread and homemade dish. You can walk down to the beach area and about a block going back are a lot of stores, rest and I found a pharmacy.

Because its their winter the bath was a bit cool. The water was hard to keep warm.

Fab spot and I would love to have stayed longer. A lucky, last minute discovery with the owner, Garry, greeting me immediately upon my arrival, supporting an early check-in/bag drop, and who was really helpful during my stay, in addition to having very nice staff. Great breakfast selection and Garry very kindly had breakfast available early for me as I had to leave at 7am to catch a flight. Large bedroom and bathroom, very clean, well furnished, nice decor, and looked out on to the pool area. Lovely outdoor shared terrace area and upstairs balcony seating for dining.

The spacious bedroom and bathroom were immacuately cared for on a daily basis. Plenty of choice for breakfast full english, fruit and yoghurts, toast and cereals. Teas and Coffees. The location of the hotel is at the bottom of a hill just above the Seapoint front. At no time did any of us feel under threat.

Nothing to dislike.

Great location, only 5mins walk to the beach, supermarket, coffee shops etc. Large, clean rooms and a comfortable bed with a large bath tub! Beautifully decorated and lovely front garden and breakfast terrace. Friendly and approachable staff.

No parasols with the sunbeds.
