The place was exceptionally clean, and I really loved the aesthetics, from the beautiful wall paintings to the charming Victorian-style design. It’s conveniently located close to Mojo Market and within walking distance of other shops, with the beach just a few blocks away. The bed was very comfortable, and the bathroom was spotless and sparkling clean. Towels were changed daily, which was a thoughtful touch. The staff were incredibly friendly and welcoming, making the stay even more pleasant. One of the highlights was the great view of Lion’s Head, absolutely stunning. Overall, a wonderful stay that I would highly recommend.

Breakfast was complimentary, and while it was appreciated, a few improvements could make it even better.

Ashby Manor has a very nice charm and Liesl was very engaged to ensure that I had a good stay. She even helped me to get fabric at the local market. The room has all the amenities (including a coffee machine) and was a good retreat from my busy Cape Town activities. Even though the place was quite booked, it was very quiet. The location is great as you can just walk downhill to Seapoint and easily reach cafés and restaurants.

If I were to name anything negative it would be that the room I was in was quite small and I also needed to do some work, so for that it was not the most ideal place

I really loved the charming house with its own history - while being on holidays still have that feeling of warmth and home! Although there was a little problem with check-in due to the late check-out of previous guests - the staff and housekeeping personal as well as Ruth apologised and welcomed me warmthly & tried to fulfill my needs. Eventhough my first room was very beautiful with a bath and sea view (no 7) - I expected to have a shower and it was also too low for me. So the next day a solution was found the move me to another room (no 3) which felt more spacious and relieving - even though it was smaller - but with the mirrors it made it bigger ánd the balcony with sea view gave me the feeling of extra space & freedom. The view from my private balcony over the sea to the horizon gave me the extra feeling of rest! I could do my yoga on the balcony with that peaceful view. Location-wise very well located in a quiet area but also close to the Main Street of Seapoint as well as promenade & beach. Staff and personal were super friendly and welcoming

The showerhead was leaking (dripping) in the room (no 3) - a pity for the spillage of water from a environment perspective in the times of draught & the water didn’t got away in plug hole while showering: so need to be repaired and resp. unclogged for the following guests.

Location was great, the staff are extremely friendly and helpful. The coffee in the morning and the chats with Liezel the receptionist was the highlight of the day.

The bed in room 15 is tired, comfortable on one side but not the other, the door to the bathroom did not shut, the main door to the room locking was a bit of a challenge.

The room I had was overall very good. It was big, the bed was comfortable, special mention to the bathtube that gave me the opportunity to enjoy comfortable showers. The fridge was good but the downside was that it couldn't keep the stuff cold enough, considering the fact that it's usually hot in South Africa so you would want to drink a very cold water. -The host was kind, she was always available to help, mainly on WhatsApp -The GuestHouse was well located, in a safe area which was close to Sea Point Beach. -Very nice and friendly housemaid

-Very Bad WIFI -Only one person working at the front desk (the host) and she was there only from 7am to 3pm -The fee for airport shuttle was too expensive ! I paid R350 to get picked up at the airport while Uber proposed a far lesser price! -R400 for the laundry, no matter the number of clothes one has. This is NOT acceptable.

Very nice and cozy place in quiet district. Its atmospheric mansion build in early 1900th, stay there was kind of adventure. Especially want to notice very nice and positive staff. Really enjoed to stay there. Wish to come back again on day. Its located in 5 min walking distance from street with cafes, bars and grocery store.

Charming 4-storey historic house, lots of art, convenient location, off-street parking, helpful staff, daily clean was a bonus, spacious room for 3 persons and 2 beds, ocean view, Wi-Fi, very comfortable, highly recommend MoJo market for a variety of restaurant options.

As a historic house, it is challenging to keep up with modern amenities. The bathroom could use a few minor fixes - shelf, door. Appears to only have DSTV not a streaming service which 1 would be nice, e.g. Netflix. Used my laptop instead with the Wi-Fi.

The location was excellent! The warmth, kindness and professionalism I received from Liesel and the housekeeping team were beyond words, from the moment I arrived. They ALL went above and beyond for me, anytime, to make my stay so comfortable, and for whatever, whether I requested something or not. They were always joyful, smiling, laughing, treated me like I was family. (And honestly I had lost my Dad to cancer, in Seapoint, 4 days prior to arriving at Ashby Manor guest house, which they were not aware of, I didn’t share that), but the kindness and generosity they all unknowingly gave me, made it easy to get thru those 12 days, smiling & laughing, while staying at Ashby Manor. I’m in France now, and send the biggest Thank You for the wonderful stay at a gorgeous uniquely-styled accommodation, with stunningly designed rooms. I would recommend Ashby Manor guest house in beautiful Fresnaye with Stunning mountain & sea views to anyone visiting Cape Town! To enjoy being hosted by an amazing team :)

Everything was perfect!

The location was lovely and the rooms with sea view and balcony great, you could hear the sound of the sea from some rooms. The beds were comfortable. We didn’t spend much time in the hotel but when we were there it was nice and we could sleep well. We could walk around the area which was nice and it wasn’t far away neither from the beach nor from the centre. The staff at the hotel were friendly once being there.

Some rooms were a bit smelly, one it smelled liked smoke, as if people where smoking there before. In general the rooms had some smell of an old house and some humidity but by leaving the windows open the situation improved. At some bathrooms the water in the shower wasn’t going down which wasn’t ideal. And the rooms weren’t very spacious but they were okay for 2 people. There was some difficulty at the communication before arriving but they were generally responsive. Overall it was a pleasant stay, we were lucky not to experience the loads heeding the time we were at the hotel.

The location of the Ashby Manor location is very convenient, offering stunning views over Sea Point. Staff communication was excellent and made check in easy and simple. Rooms were clean and very comfortable. I would stay again and highly recommend it!

The only issue I had was that the pressure in the shower in the room on the top floor was very low. Otherwise no complaints
