very friendly staff.. two swimming pools... place to chat with family and colleagues near pool...room cleaning every day.. staff were family and friendly and very helpful... hotel was quiet at night and ideal for families.... great location close to markets etc..

room is great and clean just slightly small... i changed to one with natural light and view on pool and entrance area... but my first room was dark and deep inside the hotel and with a wall in front of the window so i didnt stay there as it would have been depressing... i suggest making sure there is some view that is not closed in, unless you like that...

The location is great, the staff is awesome, the swimming pool even if a bit run down was definitely a plus for my child.

The balcony was not really one as there was no door but only a large window. More like a dark little room protected by a mosquito net.

Everything was nice and Clean the location was really good (not far from the night market on Sundays) big Fridge. the staff were amazing and super friendly also the laundry service was perfect

The only thing i could say is, that the water pressure of the shower was pretty low and the swimming pool didnt look that inviting to us.

The staff are so friendly and helpful. You can reach all of the main attractions in Chiang Mai by walking. There are dozens of restaurants, night life venues and traditional Thai markets within a few minutes walking.

I brought my own internet via my iPhone as a hotspot (Android phones work too) and using the AIS network in Thailand (available at the airport and local shopping centers) tourist sim with unlimited fast 5G internet for about $25 USD for a month (cheaper for shorter stays). The guesthouse’s wifi is a little old school with the hotspot login type system. Fine for casual use, but if you’re a heavy mobile internet user as I am, you might want to do as I’ve mentioned above.

This is my go-to hotel in CM and has been for years. There's loads of staff and they are always smiling, saying Hello, being helpful. The superior rooms are much lighter and brighter than the darker standard rooms so worth paying a little bit more. The small pool is welcome on very hot days. It's a great location for markets, nightlife etc but but set back from the road so nice and quiet. Easy to find.

Not the best room locks in the world, and a better safety box would be handy.

Room was bright, airy spacious and good size. Had all the amenities I needed. The price was a bargain 😊😊 Bed big, comfty, slept well. Walls thick between rooms. 7-11 literally opposite!!! Good security. As a solo female traveller I felt very safe staying at this hotel :)

The road that the hotel is on is a bit of a party area!!! I had a few noisy drunk residents but that's not the hotels fault and the walls were so thick it blocked out their noise! There's also lots of young people wanting to drink so if this is not your vibe I suggest a different area of chaing Mai . A shame the pool isn't more secluded, it is a walkway into the hotel rather than an area you visit. But for the price you pay it is still a gorgeous pool!!!

Everything was great. The room was clean the bed comfy.

A kettle in the room would have been a good addition for a morning brew.

The place is in the old town, very well located in the heart of Chiang Mai. Walking distance from all the night markets, restaurants and pubs. The swimming pool is a must have where you can relax after a long day of sightseeing. Would recommend 100% ! The staff is very welcoming and friendly, I loved it !

Great place. Clean, small bathroom but it gets the job done. Great clean pool. They even clean the room on a daily basis.

This comment is not about the actual property but the noise from the party animals at 2:00. It is central and close to the night life. It does attract some people that like to scream in the middle of the night. It does help it you sleep with the window/balcony door shut. Such a great place :(

Amazing staff 🤩, comfy beds, good facilities, nice pool, super well located. Technically in the party area but somehow super quiet and chill. Good price for what you get.

The wifi is terrible 😢 (but it is everywhere) The tiled floors + wooden chair combination guarantees loud noise when the neighbors move those chairs.
