Quiet location in the old town. Plenty of options for good, cheap food around. Spotlessly clean. Sweet welcoming staff. The balcony was a plus, small but private. Wonderful shower and hot water. If you are looking for authentic, cheap food, we recommend the wooden market. The Khoa Soi was delicious, authentic and only 60 Baht. There is even a genuine massage parlour opposite. I had a 1 hour coconut oil deep massage for 450 Baht.

We just found It super noisy in the morning, were woken up both mornings by people chatting loudly in the corridors, the cleaners (just doing their jobs which we appreciate) but each room seems to have a window on the corridor side which is not sealed, it let's all sound from outside in. Quite bizarre this is in a hotel but it was maybe something different before it was a hotel? I will include photo of it. The evenings are quiet but the two mornings are sadly not :(

A good hotel. The furniture is a little old, but who cares. The beds are comfy, so are the pillows. A working TV (2 English language channels), a working AC, a good working hot shower. Our room was spacious, quiet, clean and had a little balcony to sit out on. Daily 2 water bottles, soap, shampoo and toilet paper. At night, there is a very nice security guard watching over the hotel, it felt really safe. But what I liked most about the hotel, was the little details. A little step into the shower and a curtain, so the bathroom does not flood when you wash. The aircon positioned so you don't get the full on blast on you when in bed. A mosquito screen door on the balcony. Mosquito nets even on the air vents! I would definitely stay there again. 10/10.

There was nothing I did not like. But I would like to point out, that it might not be what younger people are looking for. There are no common rooms or roof top to hang out on and meet others. The clientel is older and this is a proper hotel, not a hostel.

A really good option. The rooms are large and extremely good value. The owners are friendly, astute and they speak good English. Most importantly, the place is about as quiet as a hotel can be. There were no groups of drunk people waking people up in the middle of the night or European guests shouting up and down the corridors at the crack of dawn. This is an extremely quiet hotel where you are completely anonymous, rarely see any other guests and are left completely alone if you so desire.

It's a shame that they don't do laundry but you can't have everything.

Great location in the old town, but in a quiet street. There are restaurants, massage places and shops near by. The room is spacious with a balcony and big bathroom. You need hotel key card to get into the building so we felt safe. There was always someone available downstairs for questions etc. elevator in the building, cleaning service available. overall good value for money

The WiFi was pretty bad, most of the times we used mobile internet because nothing would load. The water was never hot in the shower, just about the shower temperature (or maybe I didn’t figure out the heater). The balcony didn’t lock.

The location was wonderful. Multiple food options, convience stores, and pharmacies within a 5 minute walk. The elevator/lift was nice. The internet worked great for me. It was quiet my entire 15 day stay. I would stay here again!

The shower pressure was low but just took a longer shower to solve that issue. The walls are thin but no one made any noise, so it was always quiet.

Location is 10/10. Amongst the city action but secluded in a quiet side street. We loved having a balcony and the cleanliness was great. As far as budget options go, Boonthavon is a fantastic place to consider.

Unfortunately the bed and linen is a bit uncomfortable and dated and WiFi wasn’t super reliable.

Great location in the old city near Tapae gates.. very good value , secure and safe, clean ... a little balcony outside the room was pleasant and a clothes drying rack very handy. ... kettle available on request . One could stay there a long time as many of my friends have been doing.

Nothing about the hotel but Chiangmai air is very polluted and big vans shouldn't be allowed in the narrow streets

Simple room, clean, good size with a balcony. Amazing value for money and in the best location

Tv did not work and there needed more sockets in the room. The receptionist didn’t speak good English so it was hard to communicate.
