Located just within the old city wall/moat, Ban Wiang is only a quarter hour by taxi from Chiang Mai airport. The triple room + double room we booked (for 9 nights) were large, airy and very comfortable. The lady owner checked us in efficiently without delay. All my requests and enquiries were answered accurately, thoughtfully and after through checking. I dare say (and I DO NOT say this lightly) that the lady boss epitomizes Thai culture!

I was TOTALLY SATISFIED with everything. But the nitpicky may be unhappy with walking up stairs to their rooms (four floors?), room cleaning at request (what about respecting their privacy?), and other, to me, unimportant factors.

Ideally situated in a relatively quiet area, well away from noisy traffic. Medium sized, friendly, well run, well organised centrally located budget priced guesthouse. I stayed the one night in an ample sized basic single bedded room with tiny balcony. This ensuite no-frills, clean, basic fan room provided me with the basic requirements, hot water shower, ample sized shelves on which to place items, storage drawers, chair desk. Ideal for the budget traveller or backpacker. Power socket near bed. Hooks, etc. I'd certainly consider staying here again 😊.

Minor problem with the sink in bathroom, it leaks water onto the bathroom floor when used.

Staying in Chiang Mai's old town. Value for money. The very helpful owner / operator, May, helped make it enjoyable.

Being woken up by the noise of early morning garbage collection in the street beneath our window - minor issue, nothing a pair of earplugs can't fix. Otherwise, the area is quiet, and close to services, restaurants and cafés.

Location, pice, and staff all great

Some aspects of the room I wish were a bit nicer but I'm not about to complain given the price, location, and helpfulness of the staff

Very good location in quiet backstreet of old town, just a few minutes' walk from the Tha Phae (eastern) old city gateway, if trying to work out which colour bus route to take from airport (i took the green bus to the gateway, then google maps using name of guest house). Nice lady who speaks English running the guesthouse. Room good value for £14 with most things needed. Good hot water and towels. Fridge (though i didn't need it).

Bed was rather hard and made my bones ache! Room was rather gloomy due to overhead light bulb missing (one of two lights so not desperate - tho i did report it to the management for benefit of next guest..)

Operator May is hospitable, helpful and adorable. A basic breakfast and tourist information is available. On your doorstep are massages, tailors, laundry services, a barber. Within a couple minutes' walk is a plethora of cafés, restaurants, pubs, 7-11s, local markets, other shops and services. The Sunday walking market starts just a couple of streets away. The local landmark of Tha Phae Gate is also very close - makes it easy for taxi / tuk-tuk transport. Ground floor common area. Accommodation has after hours card-swipe security.

Not much to not like. Busy budget guesthouse in busy Chiang Mai at a busy time of year. It's in a quiet back-street but it can get noisy at times due to scooter riders, garbage collectors, 'gong-bangers'..! etc. Bring earplugs - you'll be fine. I've stayed here before, I'll stay here again. This stay was for several days and in 2 different rooms. Triple room, bright & airy, well ventilated and quite spacious. Queen room, good size, not-so-ventilated bathroom had a funky smell which permeated the entire room. I only noticed it when entering - didn't bother me but it might bother others. Also, firm mattress which seems standard for SE Asia. Again, I found it fine, others mightn't.

Overall attentiveness and kindness from the owner and staff in dealing with my requirements. Arranging taxis, bus trips, motorbike hire, guided tours etc were competently managed by the kindly owner who speaks excellent English. Location in the old city is ideal for visiting all points of interest and services Chiangmai can offer. I never regret my stay here. Absolutely no hassles whatsoever.

There's very little to dislike at BanWiang. For Mosquitos, use the insect repellent (provided on request). For air pollution, normally high in burning season, buy a mask at the neighborhood pharmacy, (5 are located within 5 minutes walk from here). All normal in Thailand, An air conditioned room deals to both above problems to a degree.j

all great - asked for & got quiet room. minifrig & desk! AC is essential with current air issues.

burning season this year is bad in entire region. bad AQI is driving me south in search of clean air.

The guest house is next to the Tha Pae gate, the most famous tourist place in Chiang Mai. My room was spacious and comfortable. The landlady is extremely helpful and caring. I stayed here many times and plan to do so again 😊

The lady from the reception is super friendly and welcoming. She even gave us a better room since there weren’t many guests at the time. The entrance has a nice space where you can sit and chill listening to the water fountain. It’s very well located, the room is clean and for the price you pay per night there’s really nothing more you can ask for.
