We enjoyed staying at the Tiptopthai House very much - this was our last couple of days in Thailand and we very much appreciated being able to stay in a beautiful Thai homely sort of place in Chiang Mai that is full of tourists everywhere - this was such a nice retreat. We loved the common areas and garden and all the decorations and furniture and set up that was very beautiful and relaxing. The location was also great, within walking distance of everything. We were glad that we were able to spend our last few days in Thailand in such a lovely place.

The bed was comfortable. Room spacious. Linen very clean. There was a nice balcony to the room. It felt like a room in a traditional home with simple clean aesthetics. It was walking distance to most places.

The latch to the room does not work. The hosts didn't take it seriously when I told them. However I did not feel unsafe. The plug points for charging are blocked by furniture. So had to hunt them down first and move the bed at night to charge my phone. The ac works very poorly. If you come past 8 at night , the gate is locked. You do have a key to it but then the pathway from the gate to your room is dark and not lit at all. It would be good if they atleast kept a candle there. If your phone is dead - it will be difficult to navigate.

I had an amazing 4-night stay at this homestay just within the old city walls. Noi and her family are warm and welcoming, creating a peaceful, homely atmosphere. The rooms are spotless, the shared facilities are excellent, and the authentic decor adds charm. There is so much room to find a calm spot in the garden or the old country building to relax and switch off. I truly wish I could have stayed longer—this place is a gem for anyone seeking comfort and tranquility.

This was my second time staying here. I will always stay here. The owners are extremely nice, the properly is clean and quiet. It's in a nice residential area but so close to all the shops and things ou want to do in Chiang Mai.

It's like my home in Chiang Mai. The garden is beautiful and my room is comfortable with pretty balcony. The location is easy to explore the old town by walking. This place is quiet.

The host's home was beautiful and welcoming. There was a charm all throughout. The host was also very kind and helpful with anything we needed.

A great guesthouse in the quiet parts of the city centre. All is based on natural materials,healthy lifestyle and creating a wonderful atmosphere. Kitchen is open to all for cooking or just making a cup of coffee
