Located in the old part of town, the hotel is charmingly decorated an Indian/Thai motif. Food in the cafe is good and the coffee is exceptional. Day trips can be planned with the manager. The family who runs the hotel is very nice and very helpful.

A/C wasn't strong enough to keep the room cool in the heat of the afternoon. Most restaurants require a taxi ride to a different part of town.

I loved every single thing about this beautiful stay! The room was just as advertised, with more extras than I expected (coffee, tea, fresh water, sodas), plenty of space for my clothes, and fresh linens daily. The staff went above and beyond in ways I can't fully describe. I arrived super early, and they greeted me warmly, gave me helpful tips, and even booked me a massage since my room wasn’t ready. They safely held my bag, and when I returned, my room was set up perfectly. I ordered fried rice, and it was hands down the best I’ve ever had. This stay exceeded every expectation and brought me warmth I wasn’t expecting. P (the owner) and Phim welcomed me with kindness and care. P even packed me a little breakfast when I was running late for an excursion! The entire property feels so inviting—every detail, from the decor and artwork to the linens and menu, shows the love and thought put into it. This isn’t a sterile chain hotel, and if that’s what you’re after, there are plenty of other options. Instead, this place felt homey in the best way, encouraging conversation and connection. I teared up when I left this beautifully curated space and the amazing people that make it so special. I can't recommend it highly enough and can not wait to go back.

We had a wonderful stay at this hotel! The staff were incredibly friendly and attentive, making us feel right at home. The hotel itself was spotless, which added to the overall comfort of our visit. Its location in the heart of the old town was fantastic, with a variety of restaurants and shops just a short walk away. Miss Pi was especially helpful, providing excellent recommendations and efficiently arranging our bookings. I highly recommend this hotel and will definitely be returning on my next trip. Exceptional hospitality from mother and son team, with delicious homecooked food and breakfast (and chats) from mum. Excellent barista coffee with vegan options and interpersonal communication from son Jeff, who also kindly dropped us to the bus station at the end of our stay. We also accompanied mum to the local temple one morning to feed the monks, and had a wonderful stay overall. It felt like a home away from home - with the feel of a homestay combined with small family run hotel. The hosts love good long conversations, so if you enjoy this then this would be the perfect stay for you. Be aware that the breakfast room also doubles up as a cafe open to the public, which was fine for us. Spacious bedroom, beautifully and tastefully decorated. Thank you team Pran!

We felt the bathroom could be better maintained and cleaned, for example, the floors and shower curtain. Our bed mattress was also quite hard, but that was the case for much of Thailand - a suggestion we would make to the hosts is that perhaps a mattress topper might help with comfort :)

Amazing boutique hotel, staff was so nice and welcoming- they made us feel like family. Such a cute little hotel if you're not looking for anything too too fancy.

The only thing we didn't like was that the AC would only run when you put the key card into the slot inside the room. So when we would come back from a long day, the room would be extremely hot. Now this wasn't a huge deal, as I know many other hotels operate the same way. Regardless we would definitely stay here again, we had a great stay!

This family run boutique hotel is located in a quiet area in Old Town. The restaurant and room look charming. The owners (mom Pi, son Jeff, dad) are nice people and helpful with answering your questions and helping you with your needs like tours and laundry.

Specially the bathroom looked worn out, it's really up for major maintenance. Also, the bathroom had very little space to put your toiletries. The breakfast was okay, but right outside there are multiple better options.

This little place was perfect for us. Close to everything. Great room with a balcony the food in the little cafe there was wonderful. The staff were always ready to help with any of our needs, whether transportation, where to go etc. P, the woman who “ran” the place was a godsend. By the time we left we felt like family. She is a wonderful woman, inside and out. Would highly recommend, just a small welcoming place off the beaten path, but within walking distance everywhere.

Loved everything

The team at Pran Boutique hotel made my stay unforgettable, from teaching me how to make a lantern for Loy Krathong, to helping arrange transit during my stay, to having fresh flowers to put in my room. The hotel itself is very adorable and the rooms are a generous size, and the location was perfect. The fantastic coffee and breakfasts were the perfect way to start my day. And lastly, they sent me onto my next destination with a very thoughtful gift at check out. I would come back to Chiang Mai just to stay at Pran Boutique!

During my stay in Chiang Mai, I discovered this charming boutique hotel. What makes this place truly exceptional is the family running it. The hospitality of Auntie Pi, Uncle Wi, and their son Jeffie makes you feel like you’re staying with close relatives. Their attention to detail and genuine care for their guests are remarkable. I have never encountered kinder or more gracious hosts. One memorable instance was when a pigeon got electrocuted; Auntie Pi immediately left her cafe to help the injured bird. Even burying it in the Buddhist rites .Their random acts of kindness, such as feeding monks early in the morning, or letting me sit in her kitchen all the while feeding me and cooking up a storm are genuinely heartwarming. Jeffie, who became a new friend, is not only great company but also an outstanding tour guide and conversationalist. Uncle Wi's stories over a beer were delightful. If you visit, make sure to try their excellent mango smoothie and coffee made from their home-grown beans. I will undoubtedly return. Lots of love. Love Vin

Nothing at all

My stay at Pran made me realise what hospitality really means. The owners are extremely welcoming and make you feel like at home. I think I had the best pain au chocolat for breakfast and I want to come back to chiang mai just for the experience of staying at the hotel. You can really see the Lanna culture running this place. Will 100% recommend this to anyone thinking of visiting Thailand in general. 10/10. Being a first time solo traveller, their hospitality erased any doubts and feats I had.
