This hotel feels like an oasis just off the busy shopping area, At times it's so quiet it feels like your own personal villa with a pool. The Turkish staff are always friendly, capable and obliging. The tea/cake at 5pm is a pleasant break and a chance to have an interesting chat with other nationalities. Breakfast was included and a great mix of local and regular food..we loved it. Hotel is on a hill with many original/traditional shops:bakery further up , 1min walk down to main shops, 7 min to Port, ferry etc

We liked most things and would not change anything

You ever find a place so perfect you don’t want to write a review just so no one else finds it? Yeah… that’s Villa Konak. But it wouldn’t be fair to keep this gem to ourselves. If Heaven Had a Check-In Desk, It Would Be at there If you're planning to stay in Kuşadası and you're not staying at Villa Konak... well, you're doing it wrong. Full stop. This place isn’t just a hotel — it’s a Turkish fairytale with Wi-Fi. From the moment you step into this charming building (which, by the way, has more history than my high school history teacher ever managed to cover — it dates back to 1923!), you feel like you’ve just been adopted by the warmest, most delightful Turkish family on the planet. Let’s talk location: you're 3 minutes away from all the action — shops, bars, delicious chaos — but the villa itself is tucked away in a peaceful corner so quiet, even your thoughts speak in whispers. It’s the best of both worlds: fun within reach, serenity within walls. Inside? Oh, darling… the lounge welcomes you with a gentle breeze like it was personally trained by a Mediterranean goddess. Step further in and boom! the yard explodes in greenery and flowers like nature itself is showing off. And the pool? So calm, it could put a cappuccino-sipping monk to sleep. We practically whispered our swim. Our room? A whole vibe. Clean, beautifully styled, and full of character — just like the whole property. It felt more like staying in an antique postcard than a hotel. And then comes 5pm… Tea Time. (Yes, capitalized.) This is not just tea — it's an event. You sit with other guests, share stories, smile like you’ve known them for years, and maybe even exchange Instagrams you’ll forget to check. The owners join in, and that's when you realise: this place isn't just run by professionals — it's run by heart. No noise, no fuss, no stress. Just sunshine, kindness, and the occasional cat wandering by like it owns the place (it probably does).

Great place to stay at the city centre! Very cosy and beautiful. Very welcoming staf! Manager ready to help with any info you need, reservations, tours, transfers! Restaurants recommendations were just top notch! This hotel has social life and you will feel comfortable and welcome really fast! And this is coming from introverted person! Room was comfortable. Has air-conditioning, enough place for storage, hot water all day around and wooden windows. Pool is deep enough to swim. Breakfast was delicious and varied from day to day.

Kusadasi is the city on the hills. So to return to the hotel from the port area you will need to overcome a steep climb. Be aware. Mosque is also very close by. So you will hear early morning prayer. Also maybe it's just nitpicking but few more shelves in the bathroom will be very handy.

Well there is only one way to describe our wonderful stay there… HOME. Because you really feel like you’re in your own home and that everyone there is your family. Clean, large, beautiful rooms with good a/c. Lovely swimming pool. Really good breakfast and dinner and this from someone that stayed the previous 5 days, at the Swissotel Buyuk Efes in Izmir. Nothing to complain about. Thank you Korkout, Atol, Leyla and Murat for making our stay so exceptional! We will be very happy to see you again. This place is highly recommended!!!

Most of the staff were very pleasant and attentive, but there was one male manager with an inverted attitude toward guest services. As an example, I purchased five rooms for four nights; a total of 20 nights. Each room was provided an initial supply of three, half-liter bottles of water for brushing teeth. When I asked the manager to restock each room with additional bottles of water, his response was: "you can purchase bottles of water just down the street at the Corner Store. Not expensive." The facilities were simple, clean and comfortable. The A/C worked. Breakfast simple but adequate with good, fresh pastries, fruit and vegetables, yogurt, honey. Coffee little more than flavored water. Villa Konak is on a very steep hill but in a part of the city that provides easy access to the port, excellent restaurants and busy, bazaar-style shopping. Overall, a good experience for a large, eleven-person family -- apart from the inhospitable manager.

It was the best choice, excellent location (5mins from the city centre), 15min from the nearest beach but swimming pool and tranquility in the Villa wanted us to stay all day there. Staff was very kind. We had tea time every day that allowed us to get to know other guests. I was celebrating my round birthday and I was surprised by Villa Konak with delicious birthday cake. Room was nice and spacious. If I travel again to Kusadasi I would definitely book a room there again.

Loved the large room with armchairs as well as bed, the robes and slippers, and very clean throughout with new towels every day. Also the shared seating areas on different patios so you could get sun or shade through the day. We visited in November and as expected the early morning and evening temperature needed more layers/coats, and we appreciated the fire in the breakfast room. Lovely buffet breakfast, and afternoon cake. Owners and staff all very friendly and helpful, including directions to use local minibuses ‘dolmas’ to get to Ephesus via Selcuk, and booking a taxi to take us to the train station when we left.

A minor point - the shower tray and doors had mildew which was a bit off putting.

This is a lovely old-villa style hotel just a few steps away from the old bazaar area in Kusadasi. It offers a central location with the tranquility of a private courtyard, pool, and other outdoor spaces. Our room was spacious and well outfitted, and the staff were wonderful. We particularly enjoyed the daily tea and snacks at 5pm, which gave us the opportunity to engage with other guests staying at the property.

Parking is limited and a bit difficult given the hotel's central location. However, the one day when we were unable to part in front on the street, we did find parking down the road.

Perfection, from the moment you step through the door. Admittedly, the last 200 meters of the drive down narrow street to the hotel will have you wondering, but it is the Old town, park like a Turk, anywhere you can! Ps GPS will tell you when you leave to drive back UP the hill, NO! it's one way. Drive down the hill. But once you step through that door, you will find an oasis. Special staff, warm family feel. These people care about what they offer their guests. This is more than a hotel. Hint; eat in, you will feel like a king! 5pm, guests are welcome to tea and cake! If you want good company, there it is.

We couldn't stay longer

Everything was perfect, it is a real gem right in the center. The personell was so friendly and did everything from the heart. The breakfast and food was also real good (no cheap stuff) but tasty and great variety. Rooms are very clean and spacious. The shopping streets are 2 mins from the hotel and the port and marina also short distance. I would highly recommend this place and would definitely go again. Thanks for everything.
