The property was beautiful, gorgeous bathroom with a luxury bath in the room. Extras were lovely in the room such as hot and cold drinks as well as snacks. Breakfast was nice too had a good menu to choose from but can only have a one choice off the main menu so you couldn’t have waffles and a savoury for example. Staff were friendly. Honesty bar was a nice touch.

The only thing that annoyed us about our stay and why I haven’t rated higher is that when my partner asked for late check out they said we could have until 12:30 but didn’t state a price so thought it was complimentary then received a bill of £35 for an extra hour and a half which we wouldn’t have agreed too if told so bad communication there and overpriced. Also, the room didn’t heat up that well.

An attractive looking property with ample free parking, in a fairly convenient location for visiting Bath and the surrounding area. The staff were friendly and efficient, our room was lovely - large, comfortably furnished, light and very clean. Large bathroom with a really good shower and also a stand alone bath. Breakfast was excellent in terms of choice and quality of food, and service. The lounge with honesty bar was really nice.

There wasn't much to dislike really. Plumbing was a bit noisy at times, and I would have liked a wardrobe or cupboard for storage in our room, but these are small things.

The whole property is in pristine condition, our room was extremely large by UK standards and very nicely furnished. Breakfast was served at the table with any combination of ingredients you wanted, staff very attentive. Overall a definite 5 star experience, however be aware the this is an up market B & B it is not a hotel as such. Ample parking facilities at both the front and back of the building.

The property is located about 1.8km from the city centre, which is not a problem if you have a car although you will have to pay inflated parking fees.

Warm friendly welcome, room large, light, airey, clean, with stocked fridge and hot drink options. Beautiful en-suite with products and clean fresh towels. Lovely breakfasts both mornings, hot & cold options, all fresh and plentiful, made to order. Again lovely, light, clean breakfast room

Only comments are around maybe a note to clarify/confirm whether the drinks in the fridge are complimentary or not. Also it was a very hot few days stay and it would have been lovely if there had been some garden furniture/chairs to enjoy the evenings plus then able to enjoy a drink from the bar.

Location although out of bath was good and with free parking a bonus for people travelling to the city. Building was beautiful and welcome pack with sweets and biscuits and water much appreciated Staff were very friendly and very helpful

I think the price is extreme , we had to pay an additional £25 per head for breakfast despite the room being £360 per night. Bar is more a small lounge and is not staffed which is admirable as is an honesty bar but lacks atmosphere Bathroom was beautiful but with glass doors onto bedroom meant a disturbed night is anyone needs the loo ! Bed needs to be at other end

The food was lovely, staff friendly and everything really clean! The place was really well looked after and had a lovely atmosphere. Breakfast was amazing, with both a small buffet and mixed menu to pick from; they were also really helpful at catering for some allergies that they weren't pre-warned about and gave several alternatives.

Our only moan (if being very very fussy) was that we were in the bottom floor room which when trying to watch on-demand TV it kept cutting out due to poor WiFi signal

Wow what a beautiful boutique hotel we really enjoyed our stay with you lovely room exactly like the photo but better for sure best hotel we ever stayed in we enjoyed the most fabulous breakfast too and the honsety bar was grate not seen something like this before. Good choice of drinks. Staff were very professional and welcoming on arrival and the same breakfast in the morning. Lots of extra little touches in the room too even down to cotton buds and make up remover cloth and dressing gown and a mini fridge with drinks in lots of tea and coffee options in room and sweet goodies bag.

Nothing not to like

A lovely room, spacious with a large TV which had access to Netflix to use too. Lots of little nice to haves in the room, in addition to the usual tea coffee, there was a goodie back with haribos, skittles, chocolates and homemade biscuits! Mini fridge was well stocked with still and sparkling water and some cans of pop. Bathroom was super clean, with complimentary shampoo, conditioner, body wash and lotion. It had a bathtub and a shower, everything felt clean, with fresh towels and bathrobes to use each day. Free parking in Bath was definitely a perk, easy to find and felt secure.

No lift up to the rooms so be prepared to walk up flights of stairs with your luggage. Location isn’t central to Bath city centre but definitely close enough!

We throughly enjoyed our 4 night stay in a junior suite (No. 11). The room was lovely & well thought out. The staff (especially Francesca & Jeremy) went above and beyond to make our stay memorable and the best it could be. Breakfast has many delicious top class options & the on site restaurant is amazing.

Only a couple of small niggles, the TV can only be watched from the sofa in the suite, if it was on a wall bracket it could also be watched in bed. The Junior Suite (Room 11) is up four short but steep flights of stairs (no lift) and this would ideally be stated on booking.com.

Our few days in bath started with Bathen House and all I can say is WOW. Staff were lovely and friendly room beautiful with the most amazing bath and shower( spoilt for choice) and I love a room where you can also sit in a comfortable chair not just the bed. We didn't get to use the 'trust room' ( what an amazing room, never heard of anything like it before) I'm not going to explain as Bathen House is 100% worth a visit. Breakfast is £25 but that includes cereals, pastries, fruit, cooked breakfasts ( very posh), toast and jams plus a huge coffee pot( about 6 cupful) if you can eat then it's worth it. Loved this place and would definately stay again. Five stars all the way
