Location was very busy at night (weekend) Noisy outside but didn’t really affect us. Hotel provided earplugs which we didn’t need, closed the window and job sorted (also fan in room which was great). Hotel aesthetically looks beautiful inside, very comfortable, coffee machine, phone, water and bath miniatures, all added to a nice touch. Location is ideal, lots going on in and around area. Great base.
Breakfast was lovely however we were charged £15 per breakfast (same for children) Our children are 11,9 and 6. One child had one sausage, beans, one egg and was still charged £15. Tea and coffee was unlimited, daughter wanted a cold drink and we were charged extra. £78 for breakfast with three kids was excessive. Restaurant is beautiful and the food that we ordered was lovely and beautifully presented, I just felt that the value wasn’t there for children and perhaps a separate children’s menu would be beneficial.

The location worked for us being just down the road from Botanic Rail Station [ 2 stops to the Main Bus/Rail station] and just a 9min bus ride from Belfast City Square [where most things start from]. The Ulster Museum and Botanical Gardens are close by [10min walk] Hop-on Hop-off Bus stops in University Road. Our room was a good size with a very comfortable bed. Toilet/Shower room was smart, although the shower was a little slow! We didn't take up the Breakfast option as it didn't suit us, there wert several excellent coffee shops nearby. The bar area very smart and was busy in the afternoons. The staff were very helpful. The area caters for students at the University

I had a great stay at this hotel! The location is extremely convenient, just a short walk to the city centre, the university, and several tourist attractions. There are plenty of restaurants and bars nearby, and bus stops are right around the corner, which made getting around very easy. The staff are incredibly friendly and helpful. A special thank you to Kate and Emma for reaching out when I forgot an item in my room. Kate went above and beyond to arrange for it to be posted back to me and kept me updated throughout the process. I truly appreciate the excellent service and highly recommend this hotel to anyone visiting Belfast.

Awesome location! The hotel location is excellent and being close to the city, university, museum and botanic gardens has several things to do quite close by. Its a short walk into the city center which is easy to find but if you need a taxi/cab its not expensive either. We used Uber during our stay and the journeys were never more than £10 to and from the city. The hop on/off open top bus tours around the city stop not far away which is great. Restaurant Food & Drinks is Awesome! The food and drinks from the bar & restaurant downstairs is fantastic. Highly recommend planning to stay in at least once while you are visiting. Our visit featured a special set menu which was fantastic! If you don't fancy eating in there is an abundance of nearby options for food and drinks. Vibrant & Busy venue! If you are looking for a quiet stay akin to a spa while in Belfast, its probably not for you. The bar gets busy on the weekend, we didn't mind this at all ourselves and in fact had an awesome time! Positively any noise from the bar didn't carry on into the early hours while we were there so it didn't matter to us anyway. Even so, they provide noise earbuds... we didn't need them :)
Shower handle broke in our room unfortunately. The service from the staff was excellent and they arrange for us to move rooms straight away.

Staff were very nice to deal with and very helpful. Nice bar / restaurant. We had lunch on one of the days, which was lovely. Our room was very clean and comfortable. Facilities were great!! Overall, it was a really enjoyable experience, and the best way to acknowledge that is to say that if visiting Belfast again, we would stay in House Belfast again.
The only negative was that our room was very warm with the heating on throughout the hotel and unable to switch off. As our room faced the street, we were unable to ooen the windows at night to help. Gor a lot of people, the heat likely not to be a negative, thus is a personal thing to us. We did speak to the staff who took our comments on board, and they explained that it was something that was gring looked at. Overall, it was a really enjoyable experience, and the best way to acknowledge that is to say that if visiting Belfast again, we would stay in House Belfast again.

Good location, and surprisingly quiet! The room was comfortable and clean, and had everything we needed. Breakfast was good. We arrived just after the 'unrest' in August 24, and were a little concerned before arriving, but we needn't have worried and felt very safe.
We weren't too sure about parking - the hotel recommended a certain location, but it wasn't clear there if we were permitted or not. To be fair though, we didn't bother asking, so entirely possible that would have been easily resolved, and alternative parking was easy to find.

The most hospitable Belfast welcome awaited from a friendly staff. This hotel is in a superb location on Botanic Avenue close to restaurants and a railway station connecting central Belfast with places such as Coleraine and Derry. Wonderful breakfast and evening bar environment.
We struggled to get the electronic key to work in the doors and this needed to be re-programmed and then re-issued. Quite a long dark walk to our room, it was a trek with a suitcase with many doors, levels and turns.

The bar is just incredible! so beautiful and the drinks are amazing. Slightly pricey but your paying for the whole experience! the hotel room was extremely comfortable and modern. the staff was incredibly helpful and friendly and can not be recommended enough. unfortunately i didnt take note of their name but a young lady and gentlemen greated us after our flight and journey to the proeperty and couldnt be more helpful.
my only gripe if i had one, the shower was slightly thin in width and the pressure wasnt super powerful.

The location was perfect it was a short walk to anywhere, the staff were very professional and pleasant and very helpful, the room was small but very comfortable and clean with good facilities. We had the breakfast and it was really nice we were happy with this.
The location of the room was not great, it was at the back of the hotel and even with the windows closed the noise of the bottles being dumped was so loud it was like it was in the room with us, there was no power in the shower very weak flow, and when we arrived in the room there was 2 flys, no issue with this as it happens but we killed them, within a couple of hours there was 3 more which we killed, in total we killed 10 flys in the room that had the windows and doors closed for the entire time we were there, still don't know how they were getting into the room, but the price was the big one for me, I did not think the price we paid was worth the stay.
