The rooms are very lovely and fairly spacious. For our purpose of visit, the location was excellent but normally I will choose somewhere more central when I visit Belfast. However, we had a wedding round the corner so it was good for this visit. Bathroom was big and shower was great. Botanic is a good area though if you want to stay somewhere close to the city centre but not right in the middle. I love contactless check-in and checkout. Nothing worse than queuing for this, so that was all a big plus!

The included breakfast was very basic and we didn't bother with it. You can get a hot one for more money. So this does count down for me as I have free breakfast included in my genius level. If I want a better one, I'll have to pay. Didn't really feel there was free breakfast included in my stay.

Very clean, comfortable, quiet, with simple modern facilities and a very adequate buffet bar continental breakfast. Very close to the Botanic Gardens and Ulster Museum (which was why chosen) and a simple 20-minute walk to the City centre as well as on an easy direct no.8 bus route there and back. Some local eating of which the small 'Orto' pizza place just round the corner in a former artist's studio in Stranmills Road, opposite the Botanic Gardens, is exceptionally good.

Would not be good for anyone who can't manage stairs or unable to see or manage touchscreen door locks. Generally unmanned save morning and afternoon book in and out times, so seems like the uncrewed 'Mary Celeste' at others with help only at the end of phone numbers supplied. TV non- functional on p.m. arrival but rapidly fixed after report to staff the following morning.

I loved the self-check in. After a long day it was blissful to arrive to peace and quiet - like arriving home to your own property! Everything went so smoothly - keypad at the front door and at the bedroom door. Upon leaving, scan the QR code to checkout. So simple! The decor is very tasteful and my room and en suite were spotlessly clean. The location is perfect - just up the road from Queens University in a lovely area with lots of super restaurants within walking distance. Nadine was extremely polite and helpful when she spoke with me on the phone. I look forward to revisiting soon.

Great location especially handy for visiting my daughter who is studying at Queen’s University Belfast - 5 minute walk to campus. Accommodation was clean and well presented. I didn’t have breakfast as I was meeting my daughter for this, but the selection looked good and was well presented. Staff (possibly manageress) was friendly and kind. Room was perfect for my needs - one night stay - and equipped with hanging space, drawers and a decent sized tv; bed was comfy and nicely made up (I removed some of the extra pillows and cushions before I took the photo!!) and the en-suite was modern and clean.

Everything was ideal, nothing to dislike and nothing to improve upon.

This cannot be changed - but for very sensitive hearing suggest to bring earplugs - this is an old building and sound from other rooms 'travel' - however all guests were aware and seemed to be especially considerate and quiet after 22:00 Doors could be shut very quietly and the window glazing was excellent cutting out road noise really well.

Lovely property and standard of accommodation.

Breakfast was a rush. Whilst it was scheduled from 8am it was only just being put out as 7.50am and there were 10 people all waiting to dive in as they all had early starts. It perhaps would have been better to have the staff lay it out way before and perhaps have an additional coffee station. The room was very hot. Because the window was also the fire escape door this couldn't really be opened and so if there was a fan in the room this would have been great. Also linked to the fire escape door. Perhaps have a net / opaque curtain in addition to the heavy curtain. As this had to be closed as otherwise there would be no privacy and so we could not have any natural light coming through.

Helpful staff - I couldn't figure out the working of the shower, and the kind gentleman offered to go and take a look and advised me of how I needed to operate it for a better experience. The breakfast: A lovely touch. I really liked the options and the quiet, relaxed area in which to dine. The shower wash - good quality and great smell. The bed was nice and soft with plenty good quality pillows. Good quality fixtures and a great 'modern' feel.

The downstairs area was very hot.

The hotel was clean and in an ideal location- lots of restaurants nearby and walkable to the centre. The room was newly furnished, with USB ports by the bed. Staff were friendly and cereal, juice & coffee in the morning were perfect! It was very ideal that there was street parking round the corner as well for free! This hotel exceeded our expectations and was excellent value for money, we will definitely stay again when back in Belfast.

The bed was squeaky and the wifi didn’t work well in our room- only minor issues!

The location was great for us, around a 20 minute walk from bus station and within walking distance from the attractions if we wanted to see (however we are keen walkers so may have been too far others). Room was comfortable with good facilities, check in was simple and the continental breakfast had a good selection.

There was a strong smell of damp in the bathroom. We did a bag drop first thing in the morning and they were initially left in the sitting area and later moved to the room, would have preferred to have known these had been stored somewhere securely .

The B&B is tastefully decorated, with modern touches. There is a continental breakfast provided. The location was really easy to find, and there is a lot within walking distance (botanical gardens, cafes and restaurants, etc.). There are outdoor tables, if the weather permits, to enjoy your morning coffee.

Free parking is not the same as street parking. The street parking may be "free", but it is challenging to find spots, and some areas have restricted parking. We thought "free parking" meant a lot of some sort. We are also an older couple and had to hike our bags up numerous flights of stairs. Pack lightly or ask for a lower floor room.
