Lovely welcome. Large family room (separate bathroom) with wonderful view across pitches towards the castle - facing the road so unfortunately somewhat noisy at times and given the wonderful Scottish summer light, as the curtains are pale, didn't really keep out dawn light. Surprisingly no breakfast provided, but there is good one at Herringbone up the road (opens 9am) Easy parking on road or on land opposite. Good location for Botanic Gardens (where we were attending a wedding) and Firth of Forth, Leith, and easy bus service in to centre.

Please note bathroom for family room is separate, not ensuite. No breakfast

It was close to the Botanic Gardens where we attended a meeting and easy to get to the centre of Edinburgh The visit was both for 'work' and pleasure which I couldn't indicate in the questionnaire. We have stayed at Ardleigh before.

We were expecting breakfast to be included as it was last time we stayed. It didn't matter as we had coffee/tea and biscuits in the room and had had a lovely meal the previous night. At home we usually have a light breakfast

Amazing view!!! Nice ,clean room with comfy bed and amazing view over the city.😍 Close bus that goes to city center or Portobello beach. Nice staff that helped us with anything we asked. It was nice of them to prepare our room although we arrived earlier. Clean room every day with tea,coffee and chocolate (thank you for that:) ). If i'm coming back to Edinburgh, for sure i will choose to stay here again.

Everything was nice!!!

We loved the location of the property which was an easy bus ride to the castle precinct and the royal yacht Britannia. The host was very obliging and helpful. The bed was comfortable and the bathroom and bedroom were very clean.

We thought for the money the decor was very dated and faded and needed upgrading. We were also disappointed we need to walk onto the landed where we sometimes met other guests to access our private bathroom.

The room was cozy and had really nice, comfortable beds. The owner was kind and friendly. I think the best part was the location, with buses to the city center at a short walk distance.

The shower could be better and the toilet made a lot of noise after flushing it. We were also expecting breakfast to be served (our reservation said it was included), but there was only coffee, tea and a small chocolate biscuit in the room for us.

+ The owner/manager of the hotel and his wife were very friendly and helpful. We enjoyed our short conversations very much and they really cared about us and that we feel comfortable at the hotel. + The hotel is surrounded by bus stops, so it is very easy to get there + The sea is a 20 minutes walk, so don't miss out going to the beach! + The bed was middle-hard which I appreciated a lot + We had a kettle in our room for tea with mugs and spoons which came very handy for a snack in the room + We received a key for the building and felt like coming home after a long day as you don't see anyone in the evening and the outer door is closed :)

- The building and the furniture is on the older side which doesn't bother me, however, the carpet in the room also seemed older which does make me feel a little uncomfortable walking on it barefoot - The washbasin is separated in a warm and a cold water faucet which makes it hard to get lukewarm water and I had to switch my hands from super cold to super hot water... this seems to lead to water waste if you don't want to fill the basin to wash anything, which seemed somehow not very hygienic and was also inconvenient - The hotel is an approx. 20-25 minutes bus ride away from the city so you need some more time to get to the city center

Bob and his wife were very helpful and kind. When I broke my shoulder on those wicked cobblestone streets, Bob gave me ice and empathy, checked on me , gave me chocolate, as well. The BNB was very convenient to bus lines, the room was clean and his staff very nice as well.

The host, Bob was brilliant. Very pleasant, helpful & sociable. No other staff seen. Breakfast & choices & service was 1st class. The location was fine although away from the hustle |& bustle of town it was only a pleasant 30 min walk or a bus ride that had a very frequent service with the bus stop yards away from the guest house. Free parking opposite was good.

The room size was a little small for 2 & you had to manage movement. Poor storage space for suitcases & bags & no space under bed to store. Only 6 clothes hangers.

Quiet and comfortable accommodations. Close to an excellent restaurant and close to bus stops so it was easy to get to the city centre. The owner was very helpful and accommodating.

I would have preferred accommodations with breakfast but we found a place to eat nearby so that was fine.

Our host was generous and helpful and kindly let us into the property ahead of schedule which we very much appreciated as that gave us time to visit the Royal Yacht Britannia.
