I have thoroughly enjoyed my stay in the Averon Guest House. The House is located about a 10 minute walk from the city center and about 15 minute walk from a Tram/Bus Station which can take you to the airport. The house itself does have an old-fashioned feel to it, it doesn't look old. The room and the bed was very comfortable and offers plenty of sitting space as well as drawers, and a wardrobe to put your stuff in. The room also came equipped with a sink and a mirror. The staff itself are very nice and cater to your needs, for a breakfast you're always provided with some toasts, but you also have the option of preparing yourself a bowl of cereal, some fruit, and a nice warm cup of coffee/tea, and even some cakes/buns with all the necessities provided. Although the bathrooms are a bit small, they get the job done by providing all the necessary facilities, there was always some soaps by the sink to wash your hands and even if there aren't each room comes equipped with its own bars of soap. When you're using the shower, make sure that you give the start/stop button a solid push otherwise the water will be on for a second before turning off again. At first I thought that the facilities were not working correctly but I only found out on the last night that the fault was me not pushing the button hard enough to keep the water flowing, and to stop it. An absolute highlight of the guest house though is the concert that the host gives every evening in the main room of the guest house. Mr. Cran is a great musician and a story teller who sings traditional Scottish songs on his guitar and drum like instrument (apologies for not knowing the exact name) and provides facts about Edinburgh and Scotland in between the songs. I have learned much through his music and absolutely fell in love with the "Ye Jacobites by Name" song.

It would be good if the rooms came equipped with some sort of a table/desk. As someone who writes a lot by hand during my travels having this sort of furniture is a good would have.

The staff were very lovely and very kind. The location was excellent and was a flatish walk to everything. I stayed in a single room with a shared bathroom, which meant it was approx. a third the cost of other accomodation in the area. The facilities were kept clean and tidy and the view as I walked down the stairs looked over a beautiful green garden.

My room was very small and there was no functional place to hang my clothes, I ended up hanging them on the door opening mechanism. The decor could use a tidy up with my net curtains having a rip in it and some of the wallpaper peeling

This original character house was well located for a conference at the ECIC and in a quieter road. Staff looked after guests very well and wear traditional Scottish clothing. You got fed well at breakfast. The shared bathroom (in my case) worked out completely fine. And if you need exploring tips, the staff will be happy to advise. Special Note: The owner, Alan, provides a bonus evening musical interlude about 9.30pm each night with accompanying high quality videos of Edinburgh and nearby areas with some additional commentary. Alan is an adept instrument player. The setting is cozy and well worth attending. Don't miss out.

Breakfast was plentiful but some may think choice is a bit basic. However, you did leave with a full belly :) The bedroom itself and furniture do an acceptable job, but are also a bit dated. Although you could say are in character.

Located in a quiet neighbourhood, a short 10 min walk to town, with shops and restaurants nearby (a Coop just around the corner), kind and discreet staff and super comfy beds. I was travelling alone and felt very safe. I loved the house and the pretty room with its old wooden window- shutters and heavy curtains. We had lovely evenings with the owner singing traditional Scottish songs with Edinburgh videos and stories. This was such a pleasant surprise!

I liked everything, though it would have been nice to have a warm breakfast.. however there are also plenty of local cafes in the neighbourhood to chose from for breakfast..

The location was great and the house was historical. Everything worked like was promised and staff gave good advice. Breakfast was fast and good and live music with virtual tour in the evening was nice! Everything was clean and organized. We loved our stay! Affordable and great at a perfect location. Do visit and listen to Mr Cran's music and stories! Check in and out was available at almost any time which added flexibility!

Some nights the heater was not turned on so it was a bit chilly but the comforters were warm.

The place is fantastic, I cannot imagine staying anywhere else if we come again. The house is a historical building, and is being taken care of with love, top to bottom. In the evenings Alan was playing Scotish music and telling stories about Scotland. This was just magical. The house is not big, so we could leave the kid sleeping in the room safely, and attend. Magnificent. The house is right in the center, very close to everything, we used public transport only to go to the beach. The house is easily reachable, and has good parking. The breakfast was on a simpler side, but was good for us. It was served in a cozy and beautiful room. Hot tea and toasts, cheese, milk, juice, few sorts of flakes, fruit, sweets. Our kid liked it a lot. Also we had a kettle with everyrhing for the tea in the room. Being an old house, it has related attributes. For example the shower cabin was very small, smth like 70 cm2, which was clear yet during booking. It was very clean though. Also the isolation was 18th century isolation probably, we could indeed hear other people walking around. Hovewer, even that good isolation for our family means good sleep, we still could not wish a better place. The experience was unforgettable.

The location of the house is very good, close to the Meadows, close to shops and restaurants. The stuff is very helpful, including the owner, who can tell you a lot about the history of this old house. In particular, although there are no fridges for guests, the stuff helped us to store the kids medicine in the fridge when needed. Also, although we already checked-out, we could left our car at the house parking, at no additional cost. When being around, ask the owner about the history of the house, or Edinburgh in general. There are also evenings with Scottish music, which sadly we missed, as we were taking care of the child. Still, although the evenings are being held in the dining room, it does not disturb other guests, who want some silence in their rooms.

Great parking and facilities for a guest house. The staff were all wonderful and very accommodating. The room was lovely with just the sleeping arrangements required. The house is wonderfully old (1700's) and the Scottish music in the evenings is wonderful. The location is within a reasonable walking distance of the old town area of Edinburgh with a wide range of eating choices nearby.

Breakfast is a personal choice. I'm a full English person but we went in knowing that the breakfast is continental in nature. One challenge is that the dining room is not large enough for everybody in the guest house and if you choose a popular time you may have to wait for a table to come free.

The guest house is in a good location - about 30 min. from Waverly station on foot, provided you know where you're going. The room was quiet and had all the amenities - I had all I needed. The staff were kind to lend me a hair dryer on request. Thank you!

I'm sorry to say but breakfast was rather poor. I was hoping for bacon and eggs and it was only toast and cereal. The real disappointment for me was the absence of proper coffee. Instant coffee does not just taste dreadful, but it is bad for your health. I needed more time to develop the taste buds for tea :)

Had a family room with a double and a single bed , had a wardrobe, chest of draws table and two chairs ,was a nice sized room for the three of us ,also had an ensuite with toilet, sink and shower , bed was comfortable, Location was good as wasn't in the main town so a lot quieter ,the bonus is it is only a 20 minute walk into town or multiple close by bus routes. There is a short enjoyable slide show accompanied by some traditional Scottish songs in the late evening.

no cooked breakfast ,we knew when we booked so wasn't a bit deal as plenty of places to have a cooked breakfast around
