Near wonderful park and amenities. Large room. Staff helpful when asked.

Not really a four-star hotel, rather, it is some back-end rooms attached to a trendy bar and eatery. Therefore, no public lobby or other rooms; a bar and restaurant do not qualify. Overpriced for what it is. The numerous pictures and other fake-boutique elements are annoying because they are all so cheap and there is no love shown in the concepts or their execution. The stock pictures are attached with front-showing screws, fresh from Ikea. Junky advertisements piled up in bathroom; again, no love.

Location was great. I never stayed in the West End and I quite enjoyed the walk to my various haunts. Plus, public transportation was super easy. The staff were fantastic, especially the concierge!

The room looking out towards the park was VERY noise on Thursday- Saturday night. My room was directly about the outdoor seating area which was VERY LIVELY on Thurs-Saturday. Also, my room was directly above the restaurant, I could hear the boom, boom, boom of the base from the music being played. Luckily, I travel with earplug and had to use them on those nights or stay out past 1 AM when things were winding down. The other nights I could only slightly hear the boom of the base; it was not enough to warrant me wearing my earplugs. All in all, I probably would stay again but try a room facing the other side and on the 2nd floor.

The room was large and charming and in a great location, with comfortable beds. The restaurant was excellent. The staff were friendly and helpful.

The room has a mechanical fan noise from 7am until 10pm. If you want to avoid this fan the only other choices of room are extremely noisy due to the noise from the bar (loud music, doors slamming). Until they solve their noise problem I feel like the room rates should be lower. Also, our shower was broken and sprayed water everywhere and the bathroom was a bit cramped / in need of an update.

Reception was friendly and helpful. We loved the hand-written booklet from staff listing their favourite things in Edinburgh. The room was very clean and facilities all good. The bed was good with a firm mattress. The location is across from a busy park and it's a pleasant 30 min stroll through there into the old town. Or a shorter walk to Bruntsfield Place with plenty of shops and restaurants, and a bus stop to multiple destinations. Very nice restaurant and staff downstairs, where we had some breakfasts and dinners.

The room was a bit squeezy and quite a few stairs to get to our room.

It was in a nice neighborhood. Not in the middle of crazy Edinburgh old town crowd. Its 20-30 min nice walk to many attraction. My room was overlooking the park, perfect for morning wake up. It was summer and I could able to left my windows open for fresh air. The restaurant and bar downstairs is really a good place. Not too touristy, more local feel, very good vibe.

The clothes cabinet was not functional, too small. I was travelling for 4 days with a small luggage so it was OK for me. But for couples and large luggage’s it might not work.

1. The best breakfast I've had in my life. Abundance of choice and very delicious. 2. Very friendly and ready-to-help staff. 3. Beautiful rooms and a view at the park.

1. There was no hot water - I mean, the hottest option was really cold. 2. There is a restaurant on the ground floor, and on Saturday, guys who likely celebrated a birthday were shouting under windows until 00:35. I'd expect the administration of the hotel to take care of these situations and/or maybe close the restaurant earlier. Given that we lived on the 1st floor, it was a real disappointment.

Lovely room with nice added touches which made the place feel comfortable and homely. Great location on the meadows.

We booked the place on the basis that booking.com stated parking was available. The only parking outside the hotel is max stay 4 hours (and pay and display) on weekdays which makes parking near the hotel impossible. We luckily spotted this on the way to the hotel and found free parking approx 25 minute walk away. We probably would not have booked if we knew this at the time but enjoyed our stay nevertheless.

It was so cozy and cute. There was a really comfy bed with lots of pillows and a fun bar/restaurant attached.

It’s a little far from the city center so you have to take a bus or walk a while, but the bus stop is only 4 minutes walk and the bus ride is about 15 minutes.

We liked everything! The staff were amazing! A lovely gentlemen upon our arrival for us checked in super early as our train arrived early morning. We were very grateful. The bedding was sooo comfy!!! We actually had a look to see where the pillows were from and we shall be purchasing the pillows when we get home!! :)

Our room was Gorgeous. However, I felt the room was unfinished. It lacked another chair by the window (205) and also did not have curtains. I feel with the curtains added, it would have kept the warmth in. It just needed that finishing touch. Other than that! We cannot fault our stay!

The hotel room, staff and food were all excellent. Fantastic place, beautiful mix of original features and quirky style. Absolutely loved it.

Not a criticism of the hotel, but the booking.com advert has an icon saying there is parking.... which is bit bit disingenuous, as the only parking there is, is on street parking that has to be paid for, in a really busy part of town. while the detailed section might make this clearer, it could also be made clearer - and more truthful with the icons.
