The room was comfortable and a good size - cosy on a cold winter night - the hotel is in a good location (although a fair way from the station if you happen to arrive by train and want to walk)

very late booking in time - and staff were very slow to make sure iur room was ready and get us into our room we took our breakfast back to our room (so it was getting cold by the time we got back as there is only one lift) because there is not enough space in the dining area for all guests at breakfast

Pleasant and helpful staff. Wonderful location in old town. Walk to the castle, the Royal Mile, the train station, and nearby hop-on-hop-off bus stop for all lines. Pubs everywhere. Grocery store nearby. Great breakfast included. Free laundry facilities. Room was cleaned daily and was generally comfortable. Quiet neighborhood.

No AC (they have been working on it since March 2023). Many items on their drink menu were not available.

This hotel is superbly located. The room was spacious, with a functional kitchen area and bathroom space. The bed was large and comfortable, and staff were helpful and cheerful.

The breakfast area gets a bit crowded at times, but that isn't much of a problem, and you can take the food to your room.

We were there for 7 nights. The room was very comfortable and clean. The kitchenette exceeded our expectations and met our needs and more. The breakfast was well timed and plentiful with a variety of items. We appreciated very much having a good breakfast at the start of the day at the hotel itself. The staff were all very professional, polite, welcoming and helpful, going out of their way to attend to our needs. A special thankyou goes to Samiya, Amira and Emmanuel who were there on most days during our stay.

We used the stairwell on most days and it could have been cleaned from some leaves which remained there for some days. During breakfast, it seems the plates were being washed and returned to the shelves for use. Occasionally we found some plates which were not completely clean and had some remnants of scrambled egg.

Very nice and spacious room for family of 3 persons with possibility to cook. Excellent location close to the old down and in proximity of nice park. Very easy to reach many historical places by walking.

Renovation of breakfast room just started when we arrived. Had to pick-up the breakfast from smaller room and eat in your room - it was quite OK when you got used to it. Only one lift in the premises caused little bit occasional waiting time.

It was quite central to the centre of the Old Town. Comfortable bed. Good facilities. Very friendly staff. Our room was lovely and warm which was very welcome as the weather was quite cold.

The only problem we had was that the lock on our door wasn’t working and we didn’t realise till quite late at night. There was a security chain on the inside of the door but the door still kept opening slightly. So we had to go to sleep with a fork jammed behind the handle to stop the door from opening. Because of that, I didn’t have the best sleep as I couldn’t settle. It was fixed the following day after I informed the reception staff, but the lock jammed again that night. We had to slam the door hard to get it to lock properly.

✅Huge room. Modern rooms. Comfortable beds & pillows Central location close to everything. No need to worry about transportation. Staff was always available and friendly Good and fast WiFi. There was always a nice smell whenever you walked into the reception. ⛔On the negative side could not understand why the sink had to be outside the bathroom and there was not different switch for the two areas. Which means that if someone were to use the toilet at night the would turn on all the lights. Breakfast area was quite small and breakfast was basic. Not much variety of goods; tasty nonetheless

Quiet and peaceful, great sleep. Able to leave our luggage and pick it up later in the day. Nothing was too much for the staff. Easy walking distance to city . Great breakfast selection.

Wonderful location , close to the Meadows, far from the cohorts of tourists, at night you could hear only the seagulls. The room was huge, American style, with everything in the right place, I expected to be so since we had spent two nights in a similar residence in LA. Breakfast was Swedish buffet, that is lavish.

the checkin time: 16 hs is hard to cope with. While being there, I tried to figure the cause, perhaps the pressure of the union, but most working people do not seem to be members of any trade unions, as they are not British citizens

Very spacious room, very clean and tidy. The staff were extremely friendly and helpful. The location is superb, just in the middle of the Edinburgh university campus, close to the Old Mile and National Museum, so access to attractions are walking distance.

The breakfast room space is very small, so you might get to queue and wait to get a table. In fairness the staff tell us that on arrival and breakfast is complimentary, but for my first morning I was hoping to wake up later even booked a walking tour later on the morning so I could sleep in, reality is I had to wake up earlier to make sure I'd get food and not miss the tour. For people able to return to bed after would be fine but not my case. Also the coffee machine had terrible coffee, everyone was buying coffee outside or having tea only hehe. Nothing major, just mentioning the only downside in case the hotel is looking for improvement opportunities
