The location cannot be beaten! We stayed for 3 nights in a classic double with sea views, although the room was a little small, the large bay windows overlooking the water more than made up for it, it even had a beautiful view from the bathroom. Our room was cosy and comfortable, and the coffee supplied for the in room cafetière was really good! We arrived late afternoon and had a quick bite to eat and drink outside at their pub before walking into town, again incredible views, and the food was absolutely delicious. All the main areas - bars and restaurants, have panoramic views, it truly is a stunning location. We absolutely loved our stay and will return.

Excellent hotel, great location and great staff. Part's of the hotel are very old,but I liked the interior, great bar area with comfortable seating and sofas, excellent restaurant area with fantastic views and outdoor terrace. Rooms very comfortable, great views, fantastic bathrooms with excellent showers. The downstairs pub in the hotel is a fabulous addition,the pub food was fantastic, great vibe with great veiws again, and the music was absolutely brilliant on the changing playlist. Hotel breakfast and restaurant food was excellent and was very quick. I'd certainly recommend this hotel ,we've stayed in many good hotels, but I thought this gave excellent value for money for the quality.

Only thing I could moan at was fruit at breakfast never changed, or a non buffet, I love fresh yoghurt and strawberries, blueberries etc and whilst breakfast was excellent, the melon,pineapple and orange would have been nice changed every now and again.

The hotel is very nice. The room was comfortable and the bar areas and restaurant have excellent views across the water. The food was very good as well.

We had used the hotel provided sign to state we did not want our room cleaned (as we planned to catch up on some sleep). Mid morning we heard a faint knocking and assumed it was for one of the neighbouring room doors. Then a maid burst in, apologised and left. That was slightly inconvenient but more concerning is that when we (and I assume others) use the 'no cleaning required' option, we do not worry too much about leaving our valuables lying around as believe no-one will be entering the room. I think if a guest instructs that no cleaning is necessary then no hotel staff should enter the room, even if they have knocked on the door.

Location was perfect with view of the harbour,so relaxing just to sit and watch the world go by on the water.!! Quaint hotel.

Did have to turn off the fridge overnight as didn't want the humming noise.

There was an excellent choice of food for breakfast, with friendly and efficient staff. A spectacular view. Food was a good quality. Our room had everything we wanted, a good size with a view we had hoped for. Nice to be able to sit by the window looking at the view enjoying an excellent choice of drinks with some very nice homemade shortbread. This was a lovely touch.

Our first day we did have margarine for breakfast and the second we had butter. Our first day we had one pot of marmalade for breakfast between two and the second we had two. Obviously butter and two pots was preferable. I know we could ask but it is nice when it's consistent and with the standard of hotel you would expect the better standard.

A very friendly, helpful welcome from Reception on arrival and great assistance from the porters. There are small lifts to the upper floors. We had a lovely sea view double room with a small seating area in the window. Very clean and well presented with plentiful tea/coffee making facilities. Bathroom very clean with soft towels and towel robes. Plenty of storage for clothes etc. Excellent breakfasts (The Greenbank Grill was great) and dinner, also we had a fab Sunday Lunch at the Waters Edge restaurant. Waiting staff friendly and attentive but not intrusive. Very useful Working Boat pub on the quay. We had one small issue with the shower which was sorted immediately. The Greenbank is about a 15 minute easily walkable distance from the centre of Falmouth. The National Maritime Museum is worth a visit. This was the Falmouth International Sea Shanty Festival weekend which was very busy, so we pre-booked guaranteed parking at the hotel (additional fee for this) which meant we didn't need to worry about parking. The staff were amazingly professional and nothing was too much trouble. We wish we could highlight staff names, but they were all fantastic.

Just a small thing, in the bedroom's small seating area, it would've been nice to have had another opening window on the bay window (only one side was openable). Also, although the bathroom had ventilation, it would've been nice to be able to open the bathroom window just a little.

Lovely rooms , comfortable beds , lovely sea view in the family room , Staff all very accommodating and helpful, lovely bar downstairs from the hotel , where we had a great meal in the evening. Breakfast was delicious, but had to wait a while , to get served ! Would prefer continental self service ,and then for hot food orders to be taken by waitress order. As we had our fruit and cereal (starters) , and before we had finished our hot breakfast turned up !! All felt a bit rushed !! Which was a shame as the breakfast itself was very tasty ! Other than that we couldn’t fault our stay , would definitely visit again , a beautiful hotel with gorgeous views and lovely staff .😄

We had a really nice stay here over new year for 3 days and including a NY party. The location was fantastic as I knew already; what we additionally liked was the friendly and helpful staff across all teams. The room was a decent size and the towels and linen of nice quality, the bathroom clean and large with nice products. We ate both in the dining room and the pub over our stay and the food was of a good quality in both locations.

It's an old hotel so some items such as water pressure are difficult to fix, lifts a bit tatty and some carpets looked like they could do with a change. Otherwise it would be a 10.

I thought the hotel staff were very accomodating and despite booking an inland view room to keep costs down we were given a room with a beautiful Seaview and they gave our dogs a lovely little bowl with treats and a ball which was a nice touch. The room was also well stocked with tea and coffee of various types and the decor was in keeping with being by the sea! Great to have a bath and seperate shower. Breakfast was lovely and the desserts and drinks we had the night before were very good.

A few areas were a little dated and rough around the edges (silicone around the bath) that could have been finished a little better and in certain light you could see soap in the bathroom from previous people that had been squirted up the wall that hadn't been cleaned off but this wasn't noticeable until I had a dim light on. The vent in the bathroom also seemed to shoot bits of dust into the bathroom when switched on.

Location and amazing views. Good restaurant and staff

General areas leading to the rooms are in dire need of renovation. Filthy and stained carpets throughout the stairways and passages. Carpets in room was excellent and clean.
