Love everything about this place completely spotless massive shared kitchen with everything you will ever need and only a short 10 minute walk down into Falmouth and simple for public transport as every bus out to other parts just a short 2 minute walk down the road also the price for Falmouth is brilliant and code entry is so so simple just had brilliant time in 3 different rooms and I wouldn't stop anywhere else I wanted to book last year but with no success but this place is my Go to place in Falmouth I love the friendly people and the chilled out vibe and the town is spotless and all the toilets are free what more do I need to say oh and get yourself into Kimberley park which is on the short walk into town absolutely stunning thank you for another awesome stay and the beds was so so comfy plenty clean towels these lovely people know how to make people comfortable again thank you

Good location to get either to Falmouth or Penryn
There was no hot water at all in shower on my first evening - I did send a message via Booking.com but don’t seem to have received a response. I didn’t try the shower again. This was disappointing as there was no hot water issue last time I stayed at Roseland House. Two other minor points were that there was no plug in sink in Room 5 which leads to wasting water. The top window was very stiff and got stuck open a couple of times - it needs some WD40 on the hinges.

Great location! Room was as expected, quite nice, smelled lovely and fresh! Very comfy bed, tv perfect for children. Access in and out was very straight-forward and super convenient that you can check in any time, as we arrived about 2 hours later than expected. Would book again!!
The water wasn't quite hot enough for a shower, but that could've been user error. I'd book again and hopefully figure it out easier 😅 Also parking can be a bit of a juggling if it's busy, but can find on street parking in the area easily enough.

Everything great ,few minor maintenance issues nothing major ie,broken shower pole ,(shower still usable) broken small mirror,nowhere to hang anything in very small shower. However,the good things and the things that exceeded expectations far outweighed the minor issues. When I changed rooms the cleaning staff all worked hard to ensure my room was ready quickly for me to move to and the room was cleaned and presented perfectly. The kitchen and communal areas always looked immaculate and got to say the whole place smelled fresh and clean at all times. The little garden was lovley to sit in but I felt if there had been a sun lounger I would of stayed and enjoyed the well maintained pretty garden longer so I feel a couple of loungers in the garden would be a definite asset.Inwould highly recommend this guest house and will definatly be staying again, I was sad to leave !
Bi5 more maintenance to keep on top of small repairs to keep up the high standards. Sun loungers in the garden missing.

After expecting just a room for the night, we were amazed to find we had use of a full kitchen, ovens, washing machines, irons, everything! Even a communal TV with Netflix available. The bedroom was clean and bright. Plenty of coffee and a private use fridge as well as the one in the kitchen.
Our only slight complaint would be the lack of pressure in the shower. It did the job, but only just. Overall though, absolutely thrilled with the stay we had. Thank you.

The room was clean and tidy and had all the usual things one would expect In a hotel or similar. (TV, Kettle and plenty of storage space. There is even a small fridge/freezer. (If you want to be adventurous cooking, there is a nice, clean and well laid out kitchen with dining area.) The ensuite shower/toilet was decently sized on the whole. It is reasonably well situated if you're reasonable fit but might not be as well suited for people with mobility issues.
My only issue with the stay, is that if I were a couple (which I wasn't) the room was maybe a tad small. That is maybe a bit nitpicky, however, the shower in the ensuite, is very small and ideally could do with a shelf to put shower gel/shampoo. When the fell on the floor, I found it very difficult (No exaggerating) to pick it up. I do have mobilty issues, but think a normal person unless tiny, might find it a tight squeeze. I only had 1 shower in the 4 nights there because of this. That seems a lot of space taken up with my only complaint, and I apologise for that, as the room is excellent value for money and think a relatively low cost clip on shelf would cure the problem. Would highly recommend, and wouldn't hesitate to go again if I go to Falmouth alone in future.

Convenient location (10-15 min walk to town downhill, close to station). Nicely presented, clean & tidy. Was glad to have an ensuite room. Very helpful to be able to use the shared kitchen and have a fridge in the room, and enjoyed the tea coffee and biscuits too!
The hallways smelt a bit but this was nicely covered in the room with the diffusers so not a big problem. Quite small shower but not a problem for me, shame not to have any soap, shower gel etc.

This was a very clean and affordable room with a private bathroom. It had a backyard to dry your clothes or hang out in and a common area that felt welcoming. I ended up talking to all the other guests there, from a recent divorcee to a poet who specialized in writing poems about cars. As somebody traveling alone on a bike trip, it was some very welcome interaction that you usually only get in hostels.
The bed was OK but as I remember I had to sleep on top of the comforter partly because I could feel the springs in the mattress. This is easily solved by a cheap mattress pad. If I misremembered because I stayed at so many places, I'm sorry. I still gave you 10 out of 10.

It was comfortable. Great position for the town and beaches. Facilities were more than enough. Can cook and do your washing there. Staff were on call for when you needed them.
I chose a ground floor room with a wet room, as partially disabled, but there was nowhere to sit in the wet room, but not a problem, as I fetched the chair from the room. Maybe worth thinking about putting a plastic stall or chair in there. Didn't ruin our stay.

Location: easy walking distance of downtown Falmouth, harbour, museum, Pendennis Castle, etc..Kimberley Park two blocks away is a great place to watch birds, people and dogs while sitting on a bench eating your homemade breakfast or lunch. Roseland has a garden with picnic bench, but I could not get enough of Kimberley Park so passed it up. Bus stop out front gives easy access to several botanic gardens, seal sanctuary, and other places really worth visiting in the surrounding countryside. The quiet residential neighborhood surrounding Roseland House has interesting streets, delightful old houses, and wonderful, quirky gardens. Great for an evening walk. The kitchen. Is huge, equipped with everything you could possibly need. The bedrooms are simple, but pleasant, and the common bathroom was fine. Natasha keeps everything incredibly clean and neat. She is a wiz at her job. Best stay I had in England. Will definitely be back, and use it for exploring more of Cornwall which is heaven!
Please install something to hang clothes. Some of the larger rooms probably have something, my single room did not so I had to improvise....
