Have stayed several times this winter while working in Inverness. Both of the single rooms with shared bathroom have been perfect for my needs and good value for money. Rooms and bathroom very clean. Everything works and is in good state of repair. Heating adjustable, window can be opened if needed. Space for hanging clothes. A fold down table to eat at in the room and cutlery, glass and tea/coffee making facilities. Has always been quiet. Off street parking useful. Friendly welcome. Feels like a place that values the guests.

Parking included! Also, on main road, easy to access the city. The room décor was comfortable with a home feel. Beds comfortable. Carpet. Check in very easy and staff friendly. Easy to come and go as you please.
The TV cable connector to wall was faulty due to bent pin, the signal was intermittent. The TV couldn't be seen from both beds, but not a fault of the accommodation as no real ideal position. I thought shower was OK, but my tall/big (not obese) friend found it small and pressure not enough for his hair. Took a while after check-in for heating to be turned on, then was quite warm. No way for guests to control? Though the warmth was nice. A cheaper breakfast or more options would have been more ideal.

The guesthouse is being managed by a nice lady. I think the rooms (especially the bathroom) have been renovated recently. Everything was clean and tidy. The room has old cozy decor and furniture. You can either walk to the city center (around 15 minutes) or drive. The guesthouse is conveniently located next to the main road from Loch Ness. There are 3 parking spots in the back, so your car will be safe. The room includes the standard coffee and tea set, as well as towels and shower gels. Overall nice accomodation.
Everything was fine, perfect for a one night stay before continuing the road trip around Scotland.

It was in a nice location, especially if you had a car as quite far from the centre of town if you are walking to it, We had a nice stay and would have loved to have stayed longer. We didn't have breakfast but lots of choice. I liked tea & coffee facilities in the room and sink.
It was quite pricey for a shared bathroom and no breakfast included in price, but Inverness accommodation is expensive, so not bad but quite a walk from the city centre. The walls are thin as I could hear snoring next door to us and that was early in the night before I got to sleep.

Loved staying here for two nights in a single room, the room was very clean and had its own kettle and sink which was perfect for not having to leave the room just to get a cup of coffee etc! Mattress was very comfy and the staff were very friendly.
Only thing I would say is personally thought the checkin time of 4:30pm is quite late and found I was waiting for a good few hours when my train got in but understand stuff like this can’t always be changed. Also the pillows weren’t the best.

Simple, clean, tidy and friendly place. All as advertised and nice to have option of cooked breakfast - which we chose to purchase and it was nicely set out in their dining room. We had a shared bathroom which was spacious and clean and not a problem to share at all. Handy location right on direct bus route to city centre or a 20 min walk to city centre. Close to river walk/cycle path too.
Nowhere to hang our towels and could be less furniture in the room to give a bit more space for bags etc.

My single room was small but comfortable with a very convenient bathroom that felt like my own even though it was shared. Having a fresh cooked breakfast started every morning beautifully. I enjoyed the using the pool table one evening when I didn’t have other plans. Sarah was a terrific host!
I arrived early in pouring rain thinking check in was at 3. The sign on the door said check in was at half past 4. There was an outdoor foyer where I could get out of the rain but when there was no answer to the door nor my phone call, I thought I was stuck there for the next two hours. Luckily Michael finally came to let me in. Please make sure the booking sites have the correct check in time and let guests know there is no early arrival.

I was needing a value bed for the night and that is what I got. Everything was very clean and tidy and provided all I could want for a simple stay. I do not normally eat much breakfast so I was pleased that I did not need to pay for what what I did not want. The shared bathroom was not a problem for me.
My only quibble was that the room was a bit small to fit every thing in.

Two of us stayed for the Inverness Half Marathon, and this guest house couldn't have been better, just a short walk from the race start near the leisure centre, Torvean parkrun the day before, and about 20 minutes into town for dinner. Room was spacious and comfortable and our host was very welcoming and helped us both book taxis at the end of our stay. Thank you!

The accommodation is ideally located reasonably close to some of the sights in Inverness. It is a short walk to the centre of Inverness. Although the room is small, it has what I need. There is a spacious wardrobe, and the tv is mounted on the wall so that you can watch it from the angle you want. There is also a table mounted to the wall and a fold up chair and cutlery provided. There are a few takeaway options on the road the accommodation is on, and you can eat it in your room. Since everything folds away, you have space in your room when you are finished eating. The accommodation also provides an inexpensive breakfast if you want it. The price of a room is also quite reasonable.
