I booked a room for an evening out celebrating my 40th birthday and the staff kindly upgraded my room, brought up water and ice on arrival and the service and room was excellent. We tried out the roof top bar in late evening. The hot tub up there looked fantastic although the evening was very warm and humid so we decided it wasn't the night for being in it. Lovely shower and bathroom and attentive staff. We loved the rock and roll vibes of the hotel.

The white sheets had some brown marks / tarnish under the pillows and possibly needed replacing, although they were clean.

Super hotel, fabulous rooms, breakfast, rooftop bar, jacuzzi, so central for shops restaurants theatres and underground. The rooms were amazing very comfortable. Breakfast waiter and food lovely. The night roof bar and barman plus clientele though made it amazing as we could leave the teenager in the room or take her up with us, the ‘elder’ of our group were made to feel equally welcome and special by everyone but particularly Tamer Hassan who was a real gentleman and made my mum’s night.

It’s hard to get a twin room and you had to request a room service and extra tea and milk but then they came without any problems.

We booked a small double as we stayed 1 night for a night at the theatre. Yes it is small but it does exactly what the hotel says. It was comfy, clean and well appointed. We had a good nights sleep - it did what it said on the tin - great choice for a n overnight stay. The location is great. All staff were friendly and helpful, especially the Italian gentleman at breakfast (sorry missed your name). The bar is great, alas we didn't use the roof terrace. We have put this hotel down as a place to stay again. Unlike 1 report suggests the hotel does not smell of a toilet! The decor and artwork were great.

Consideration of a dimmer switch for the rooms would be helpful, it is a little dark when getting ready to go out but this is a minor suggestion only. If we are honest we felt the room was a little pricy for one night but that's London. Our concern is the £150 security deposit, its now 3 days since we left the hotel and this still has not been released back to our account which isn't really on is it, this should be released back no later than 24 hours from leaving.

I booked this hotel to have a couple of nights in London with my daughter and go to the theatre. This hotel is ideally situated for theatres, shopping and restaurants. It’s stylishly decorated and very comfortable. We had a small double room ( which you couldn’t swing a cat in! ) that had everything we needed. Nice bathroom with large fluffy bath towels, robes and slippers, comfy bed, plenty of pillows/cushions, and tea/coffee making facilities. The reception staff were welcoming and we could store our bags before check in time and after check out ( which is generously at midday). Restaurant was closed on our first night and we had plans on the second night so we did not try the food and we were also too busy to stop for breakfast. Met the owner on departure and he was keen to find out if we’d had a nice stay which we had.

Got stung for £38 for two drinks at the rooftop bar. Maybe it would have been a good idea to peruse the drinks menu before ordering!

This property is amazing. The vibe is very luxurious rock. The art work throughout hotel is top notch. The staff are very welcoming and accommodating. The roof top bar is 10/10 as is the location. Have already recommend to several of my friends

Nothing! Loved it all. The only quirky thing was that the sink was in the shower - but gotta put it somewhere!

-big room with loads of space -awesome rainshowerhead in the bathroom with enough pressure - overall vibe is very rock and roll -quality of the hotel is very, very good -3ple side glass windows for quiet rooms, but they still could open for fresh air -true black out curtains in the room

-the staff was very quirky which did not immediately gave us a warm welcome feeling. -the breakfast was a small let down. Not as big as expected and all of the warm food options are a paying upgrade.

We upgraded to a junior suite and enjoyed the lovely room. The rooftop jacuzzi was enjoyable too. Breakfast was very good.

We found the reception and checkin process a bit confused and unnecessarily complicated. The staff didn’t seem to know what they were doing, communication strained, also the £150 damage deposit deduction and taking copies of ID more in keeping with Airbnb than a hotel.

It was in the perfect location for everything we needed in soho and Oxford street nearby. Lovely rooftop terrace…

I think for the price of the rooms that breakfast should be included in your stay…disappointing to have spent that amount of money on a room to have to pay an additional amount for breakfast the next morning

Karma Sanctum is one of the best independently owned Boutique Hotels we have stayed at....Hence the reason for us Choosing it every time we travel to London for a west end show or Shopping. I think this is around our 5th or 6th Stay with the Hotel and It never disappoints!

This isn't really a dislike more of an observation....It was a bit warm on the stairs and landings...Turn the heat down guys you might save some money on your energy bills :-)

Breakfast exceeded our expectations and the service and attention given to us by the manager and his assistant was outstanding! The location was perfect for easy access to everything you would want in town. The Marshall speaker and the concierge for helping us set it up, as it didn't connect cleanly through Bluetooth. The room was spotlessly clean.

Water escaped onto the bathroom floor when using the shower, even though the door was totally closed?
