No idea why people are moaning about this. The price is incredibly low, the location is ideal. Yes it's a bit run down and rough around the edges but it's clean, warm and safe. Whats the problem? Decent italian restaurant downstairs with 20% discount for guests, two decent meals and a couple of beers for under £40. 10 mins from Edinburgh by car, without having to pay the Edinburgh tax or put up with a bunch of scottish londoners. Ideal.

Well, the property has seen better days, and is a bit run down. Having said that the staff are very friendly and helpful and our room was clean and comfortable. The bed especially. We had a lovely and inexpensive meal in the adjoining Italian restaurant. No breakfast offered but we were aware of that when we booked. We had our own toilet and shower. Altogether an entertaining and quirky experience

A good base a small ways out of Edinburgh, in a beautiful historic pub. Fully worth the money saved if you're willing to commute into the city.

Due to some local incidents, outside doors would be locked after a certain time and staff had to be informed if we were likely to be returning late or else we would be locked out until morning

Pleasant atmosphere, inviting and friendly. Host was wonderful, great guy! Room was clean, bathroom was spotless! Bed had a good mattress with comfortable pillows. Full length mirror The stay was perfect, guests are afforded privacy and can come and go as and when, but should you require anything then just ask.

Good basic overnight hotel if you have booked a cruise at the Rosyth terminal. Decent room, nice and clean. They allowed us to wait in the hotel the following day before our departure. Friendly staff.

No breakfast available. Rooms are on the top floor up several flights of stairs so difficult lugging up suitcases although staff did offer to store the cases in the ground floor office. None of this really bothered us but just be aware.

The owners were extremely welcoming and helpful. They helped me plan my way to the airport early in the morning and booked a taxi for me.

The location is further from the city than one thinks and not well connected late at night/early morning. However, it offers a clean and comfy room for ⅓ of what you paid in the city so it is a great option if you are travelling in a tight budget.

The only disandvantage is the shower/toilet. It is a single room for both ladies and gents for the whole floor (about 6 rooms?). You should be aware of this. Otherwise it is OK. The shower is very difficult to set up - it switched between too hot and too cold.

The hotel was relatively convenient to the Fife Coastal Path which was my planned activity. It was very close to bus stops for arriving and departing to the path. My room was very comfortable.

The internet was non-existent in my room so I had to go down to the lounge and sit there to do anything with wifi

Was really impressed with this little gem. It was half the price of other corporate hotels was clean and welcoming. Staff very friendly and had really nice Italian at hotel 20% off for guests. So impressed. Nice stay, good sleep and free parking. 15mins from airport.

Nothing really. For price it was excellent and close to airport. OK

Location was good, close to busses and train station. Good price for location. Ideal having a discount on the in house restaurant for guests. We enjoyed greatly our meals there.
