i arrived a little early but was welcomed and went to room 30 a single room which i knew wasnt a large room but it was perfectly adequate for me and had a desk and comfortable chair so i could work , the bathroom was lovely and clean and it was all very quiet, although it appeared the hotel had quiet a few people in , the location is great and its just 10 mins to the centre of Leamington, the car park is extensive and the restaurant is very good , the breakfast was super. i have to single out Anthony for praise as a very friendly face and he never seemed to not be there, wonderfully dedicated

the carpet in the room had a stain but i was told that a programme of renovation is ongoing and while the room had new windows and a new bathroom the carpet needed replacing , it didnt bother me but might bother another guest . The only think i think it needed was an anti slip mat in the shower. the shower seemed a little slippy- i know some people take their own when they go away which seems a little over-the-top

Very helpful and cheerful staff, enough parking, decent rates, decent breakfast with all food well prepared. Room was more than adequate. Room servicing was exceptionally good. Location great for my conference

TV placement was awkward due to shape of room and TV was a bit old. There was some internal damp on one wall, with paint dust transfer to clothes. Window closure awkward in my room. Marmite, etc was nice touch, but one jar to share and nowhere and no means to apply it at the buffet was quirky (I put a spoonful on my plate). The only coffee machine broke and had to be reset (it happens occasionally according to who fixed it as quickly as professionally as possible. Wasn't keen on 1980s pop music during my breakfast.

I booked the single bed room and it was as expected. Just what I needed - nothing more. Check in was painless. The breakfast, while basic, was delicious and everything tested fresh. Even the coffee machine coffee was good. Really great value at £8 for breakfast!

The parking in front of the hotel is very tight, but they do have a second space a little further away. Did not use it, but worth noting. The office chair in the room needs a refresh. I can see the bathroom looked new, but there were some odd decisions. Towle rail is next to the loo and set to 'well done' - be careful. The shower tap to control water flow is block by the shower door when you open.

Plenty of parking to the front and rear of the hotel and free to park-rooms are reasonable size with tea and coffee making facilities - large bar area drinks reasonably priced - ten minutes walk to the town centre -all staff I had dealings with were polite and efficient. Good sized bathroom and good shower.

Room could have been cleaner - I put a pair of trousers in the bedside unit and when I pulled them out they were covered in dust - sometimes took a long time to get served at the bar I believe it's because the staff have to more than one job at once

3rd time staying here, this time on a motorcycle 🏍, parked at rear of property. Pleasant reception staff explained everything to me. Paid for breakfast. Had same single room I stayed in previously. Slept well , bed really comfortable. Breakfast was good & self service. Easy check out.

Downstairs is fine decorating wise but, as last time I stayed, up the stairs & corridors are rather dated & tired looking with aged used carpets etc. Overall, would stay again, it did not detract from enjoying my stay.

- the staff at every meeting, whether at reception, in the dining room or when cleaning the rooms were friendly and welcoming. - the rooms were all so clean - the shower and bed was so comfortable - my friend who had an assistance dog and varying support needs was treated in a friendly manner, with respect and without being patronised - breakfast was worth the extra, and we gained an upgrade

the reviews online were not as good as the experience we had, which could have put us off had we not read into the reviews in more detail. this will hopefully be improved with time

It's a nice hotel ,obviously going through a large programme of renovation ,mostly completed .It's been renovated to a high standard and is very smart .My cousin who lives locally tells me that in the past it was not great .Today that's not the situation .Restaurant very good ,all freshly cooked ,breakfast good quality sausages ,bacon ,croissants ,yoghurts ,no cheap stuff .Good price ,roon very comfy ,quiet and clean .Staff all helpful and pleasant .Bar very smart .Garden at back missed opportunity and would be worth a do up .Everyone loves a garden especially in the summer .Good overall and all the best ,

I was a little sceptical after reading reviews on this site and others but I really enjoyed my stay, and would stay here again. I booked a single room and was given the option to bid for an upgrade but I was here just one night, so a single was ok. Room 3 is a good size, clean and bright and the bathroom had been recently refurbished. Shower worked well and had good water pressure. The hotel was a 10 minute work to the resto we were eating at which was perfect. If I could rate this higher, it would be to thank the member of housekeeping who found my laptop in the room and arranged for Reception to call me, that really was helpful, thank you.

Nice and tidy reception with very welcoming young man on the front desk. Best to park around the back of the hotel as there is more room and a shorter walk to reception. Corridors are a bit narrow for getting luggage to the room if you have a lot to carry and some of the fire doors could do with being partially glazed (think Premier Inn) so that you can see if anyone is coming towards you when opening them. The superior King room was excellent and had a really nice en suite although it did get quite warm even with no heating on. Comfy bed which was made up each morning. Good selection of cereal and pastries at breakfast and no problem in getting poached eggs and vegetarian sausages cooked. One small criticism for breakfast noted below.

Would have scored this a 9/10 if there had been more staff working at breakfast time to help out. Was a bit chaotic having to wait for the hot food to be replenished.

Booking a single room I anticipated something rather cramped and basic. However, it was a lovely modern room with plenty of space and it was so nice not to have to trek half way across the hotel. The shower was great and everything was clean and tidy. Breakfast was good. Not loads of choice but often it’s better to do a few bits well than a lot badly.

I can’t walk far and it was a bit of a distance to town. A biscuit might have been nice with the tea.
