Very pleasant location. Close to a train station if you don't drive (I did). Hosts were very friendly. You are staying in a bedroom in their house to make that clear. Nice breakfast provided too. I was very lucky that I was the only guest for the 2 days so had free use of the one shared bathroom. My rating may have changed if the place was full and having to wait to use the bathroom. However it did offer value for money.

The only thing I would say for me personally the bed was too hard for me. I prefer a softer bed. But if you like a harder bed then you'd be satisfied ;-) And the property is a little dated which some may not like, but for me it was fine, however at this price point you really can't complain.

John and Kim were amazing hosts! They were incredibly friendly and the breakfast was excellent. I had the room with the shared bathroom and the shower was incredible. The room had a sink in which was handy and the room itself was very large. The breakfast room had a gorgeous view of the garden. The parking was very convenient and off the main road. I would definitely stay there again. I stayed there to go to a wedding at Fentham Hall which was a short walk away. The little village shops and local pub were handy too.

John and Kimberly very welcoming hosts Breakfast was scrumpy Location to the NEC, pulse live and Birmingham international 10mins away in the car. Newly renovated bathroom, shower was great very powerful.

Not much not too like. Decor may be slightly dated (in some poeples eyes) but that didn't affect our stay.

Execellent location in a lovely quiet residential area, but only 2 minutes walk from a direct railway line into Birmingham International airport (and the NEC) and / or Birmingham New Street station (only 15 minutes by train) if you want to go into the center of town. Lovely hosts, John and Kim made me feel very much at home and provided an excellent breakfast and lots of handy tips re navigating around the Birmingham area etc. Thoughly recommend for anyone who wants a bit of peace and tranquility after a long day at conferences.

The location was perfect for are needs as we were attending an event at the NEC in Birmingham. Breakfast was fine exactly what we wanted, the room was large although a little bit cold. the establishment met all our requirements and the hosts were very nice.

The bedroom could have been warmer and there was no en-suite.

The hosts were very kind and welcoming. I cannot fault my stay. Hosts are very knowledgeable of the area and have lots of suggestions on what to do. They also make you feel very comfortable in their home and are very approachable but also understand your privacy. Their home is beautiful! I stay in the Lake District often and the rooms are very similar to places I've stayed in the Lake District, tidy, comfy, peaceful, warm and a pleasant view. The breakfast was delicious, it helped towards a great start to my busy day ahead. Coffee and tea are plentiful. The location is perfect for accessing surrounding areas. I will be sure to use this B&B again if I am to stay in the area again. Thank you for a wonderful stay! T.Bibi.

The hosts (Jon and Kim) were very friendly. We had constant communication during our trip as there were train cancellations. John was very nice and he waited for us to arrive almost at midnight. The room was clean and the bathroom was large and clean. The stay was great and met our expectations. It is located in a beautiful area and very close to the airport. I will recommend it 100%. Having never travelled to Birmingham before I’d highly recommend Gayton B&B for its ease of access to train stations and Airport and, of course, it’s lovely hosts.

The location is close to the rail link yet quiet. Felt really peaceful and safe. The hosts were always available and obliging , knowledgable . I’ve already provisionally booked for next year.

Not my first visit to the property. I returned because it was so worthwhile. I recommend it for lone travellers as the hosts are very friendly, so no opportunity to feel lonely unless you choose to be.

DVDs available - must remember to bring my own next time. Great that they provide some films though.
