We loved the location and the room. Able to leave bags before required check in which was helpful.

Only left half a toilet roll and no complimentary toiletries. No one onsite in person to talk to although could contact through mobile. But missed personal touch.

The establishment was very beautiful and the rooms were beautifully decorated. The location is about 10 minutes walk distance to either Bowness or Windermere.

I had a little trouble retrieving the keys from the contraption as I wasn't sure how it would open. Would be nice if there is instruction for the device.

Check in time is too late. I appreciate cleaners etc but check out is 10 and it’s a guest house, but yeah personal preference I like earlier check ins.

Nothing really. One minor suggestion is that the website may need a little update, and better clarity of which room(s) comes with breakfast and which does not, or whether there is any breakfast at all. At the time of booking, the Booking.com website mentioned "Continental, Full English/Irish, Vegetarian, Vegan, Gluten-free" breakfast, without specifying whether this applies to all or some of the rooms. So, we had made the booking under the impression that our room would come with breakfast. But later, we were told my room did not come with breakfast, and when I enquired how much it would cost if I were to pay for one, we were told they did not serve breakfast - not sure whether this was just during the period of our visit, or whether they have stopped serving breakfast altogether.

The room itself was lovely. Lovely leafy view out of the window, and very homely. It was bright, clean and fairly large. And quiet too. The non-staffed arrangements with keycodes via SMS text was hassle-free and all worked very well. Good kettle, which is a big plus!! Fabulous shower with large modern tray.

The bathroom was rather dark due to the choice of bulbs. I needed my iphone torch to see the shower controls! The TV / Freesat tuner installation all worked (if you knew how to use it!) but there was no quick guide on how to operate - so the less technically minded guest would not have been able to get it going.

We were in room 7 at the top of the building. Guest house is in a great location with parking. The room was dated but value for money. The bed was low so if you have mobility problems you may need to request another room. Although we didn't get around to using the access to the health spa/club it makes the cost value for money. Breakfast wasn't on site, but only a couple of doors away at a sister guest house. The breakfast was very good. Communications from Ian were great and he was really helpful. We would definitely recommend this guest house and will stay again.

The apartment is beautifully laid out, all the facilities that you need and more (fridge freezer, wine fridge!, microwaves, ovens, dishwasher, washing machine, dryer). Plenty of kitchen cupboard space, pans, crockery and cutlery. The massive lounge with panoramic glass has a big TV with Netflix etc. for you to enjoy as you relax in the huge sofas. The apartment was warm and comfortable on cold days in March. The beds and pillows were comfortable, with crisp, clean linen. Towels were lovely, fulsome and soft. The hot tub was fun, don't be afraid of using it in the cold, it's surprisingly really nice in the cold (bobble hats are optional). Try also to make use of the Choices Health Club, it's facilities are good and it wasn't busy even around 17:00 to 18:00 on a weekday. In summer you'll be able to make use of the comfortable garden lounge furniture, we couldn't as the weather in March wasn't ideal for outside lounging. The location is ideal, close to Bowness and Windermere with supermarkets, restaurants and takeaways all handy. It's not too far to walk but we used the car. Shop in Windermere for free on street parking near the shops. We highly recommend Jintana Thai in Bowness, we enjoyed a takeaway set menu that was reasonably priced, delicious and most importantly was freshly prepared. On pick up the restaurant was very busy, always a good sign. However, there are plenty of places to eat in Bowness in particular. The owner was very responsive to questions and replied very quickly.

Be aware that there are steps to get into the apartment and that one of the bedrooms is down a set of stairs. Not an issue for our party but could be for someone with mobility issues. The ceiling at the foot of the stairs is a bit low so take care. There is space for parking but it might be a bit of a squeeze if the place is busy. There are some larder supplies but if self catering ensure you bring everything you need for cooking, e.g. cooking oil.

Great Location Fantastic Apartment Jacuzzi Free parking It would have been nice to be greeted on arrival. However, it had a secure key box entry system. The owner was very helpful with messaging and any other concerns or issues. Keys need to be labelled with room number or name of room on them please especially when you have booked with a group of people ! 🙄 Any booked rooms in the guest house should be locked on arrival too! There were 10 people in our group booking, and we were disappointed that only 4 people could use the spa leisure club off-site at any time, but it was great to have use of the on site Jacuzzi with the apartment. No recycle bins.

Great location. Fantastic facilities. Room was stocked up with everything we needed. short walk into Windermere. Breakfast was lovely, great staff too. Health club was a nice extra.

3 of the light bulbs didn’t work in our room and we couldn’t run the tap for long in the bathroom as it was partially blocked and took a while for the water to go down. A little lack of communication regarding where breakfast was. We found out it was 3 doors up the road 30 minutes before breakfast not in the sister hotel next door as told originally. Health club was lovely, but couldn’t really use pool as it was full of children (maybe this is because it’s the summer holidays)
