We attended a festival at the Museum Gardens and the accommodation was in a perfect location to get to this and also other main attractions. It was was quiet, comfortable and clean. It was decorated tastefully and the ceiling fan really helped us cope with the hot weather, an additional fan had also been provided. The bed was super comfy and the bathroom was immaculate with a great shower. The hosts are not on site but communication about how to enter and where to leave the keys on departure was excellent. We'd definitely recommend this place and would stay again.
Nothing it met all our expectations.

A very friendly welcome from a lovely lady who kindly helped to arrange our parking permit. We arrived at our room which was very well presented and clean. A very comfy nights sleep in what felt like luxury bedding, it was so soft and lovely to sleep in. The ensuite bathroom was lovely and very clean with a great shower, lovely and hot with great water pressure too. Thoroughly enjoyed our stay and will definitely use again.
The only very tiny negative for us was that our windows only had blinds and no curtains. As the daylight arrived it still flooded into the room. If there were curtains it would allow for more darkness which would be nicer. This however did not distract from our experience and we will be back 100%

Location was great! Really easy walk in to the centre of York with lots of pubs and cafes on the way. Being able to get a parking permit through the guesthouse was great and convenient. The room was really spacious with a comfy bed and easy instructions for self check in.
It was quite noisy due to our room being on the ground floor and the building being old. However, I knew we were going to be on the ground floor as it was pointed out when booking the room so was to be expected. We were unlucky to have a very loud person staying in the room above who thought it was a good idea to have a shouting match with someone on the phone at 1am!! Not a fault of the property and just one of those unfortunate things.

It was very close to the centre of York, just a short walking distance from the walls, perfect for a little city exploring. The room was large, clean, warm, and comfortable for two people to share. The bathroom was modern and clean. It was very quiet in the evening in the neighbourhood and I found it easy to sleep there. The beds were clean and comfortable.
For me personally, there were no issues. I would only add that I had to go up two flights of stairs to reach my room. Those with mobility issues or any trouble with stairs should look for a lower level room when booking.

The guesthouse is just outside of York city centre, easily reached on foot or by bus. It's a lovely house in a quiet residential area. I stayed in two different rooms, Room 1 and Room 3 Room 1 is on the ground floor, spacious, clean and comfortable with a small, but well equipped bathroom. Room 3 is on the first floor, also very clean, with a nice comfy bed, although smaller. It's a perfect starting point to visit the city.
As the house itself is quite old, the walls are thin and it can get a bit noisy and creaky at times. Room 3 doesn't have a proper bathroom, but two cabins at the sides of the bed: one for the toilet and one for the shower. As the room is quite small, it's a bit complicated to navigate the situation, plus a shower and carpet floors don't always agree. There was also a misunderstanding with my luggage: I needed to leave it at the guesthouse for a day and was told it was no problem, only to be informed upon my return the next day that there was a 10£ fee nobody had told me about.

Good value for city. Fairly quiet street. Walking distance to centre of York and key attractions. Plenty of places to eat nearby. Nice staff arranged parking outside very easily.
Very small room, tight squeeze for traveling with luggage. Listing refers to shared spaces which implies there are shared spaces - there aren't. Nowhere to sit other than on the bed. Pillows too thin. Shower in weird place in corner of bedroom, meaning that you step straight from shower onto carpet.

Stayed in room 1 on the ground floor - the room was spotless with ample space to store items (large wardrobe, tv stand/table, bedside table - very much needed so as to keep the walkways clear of belongings), plenty of space to park on the street outside at a cost of £5 a night. Location was lovely too as it was just a short walk into the main city centre.
Room 1 was a little small, not a huge amount of floor space to get around the bed/to the bathroom etc, and the en-suite was only big enough for one person to stand in, but otherwise had everything we needed

Truly exceptional value for money. Staff were very responsive and helpful when I had a question. The separate toilet and shower room downstairs wasn't a problem, in fact it was large and very nice. Location is handy for the railway station - look for the pedestrian shortcut from the station car park. Close to supermarkets and some excellent pubs!
The en-suite toilet was a bit musty and I felt the small room would have been better without it. Window just looks onto the back of other houses, but at least it was quiet. Bit of a hike to the city centre. 10 minutes less walking would have been nice, but twice the price!

This is my second time here and the place is run so efficiently. The lady in charge is excellent - she is very organised, sends messages and reminders at the right time before you get there and she runs a tight ship! The parking permit system works really well and the rooms are decent sized and very clean. I was in a slightly darker room at the back which is next to the Spa and the Utility room (room number 1), but the bed is large and comfortable, the bathroom is super clean, tea making facilities are excellent and although you can hear people around the hotel, I still felt the place to be peaceful and a lovely place to stay for the night. It's also just around the corner from a lovely set of shops and restaurants. Check-in is very easy and all sent well in time before you get there. Overall absolute value for money but I think a lot of people know this because it gets booked up WAY in advance! The lady who runs it, is excellent and very much in charge of the place - impressive!
It would be lovely to have breakfast as part of the deal but I understand that not all guesthouses want to provide that any more. And there are plenty of places to go to eat nearby...

This is honestly a hidden little gem, it was cosy and comfortable. Plenty of storage for clothes etc I case you were staying more than one night, tea and coffee facilities, the in suit was perfect and the shower was lovely and powerful. They provided everything you could possibly need, shampoo and body wash, cotton wool, tea and coffee, towels, a fan, heater and hair dryer. They even allowed us to have our travel cot for my 1 year old. Lovely people.
There really isn't anything I didn't like about it. Great stay!
