breakfast wasn't included but that wasn't anything we needed. cute retro turquoise refrigerator and microwave let us eat in when we wanted to. Loved the grounds with lots of flowers and trees and adirondacks around a fire pit and a picnic table in a shady spot. easy parking right outside each room. We had a bedroom with 2 double beds and a living room/kitchenette with a pullout couch and large TV. lots of windows and light but good blackout curtains for sleep. Very quiet for sleep. very friendly staff. nearby beach to walk with morning coffee and nearby great restaurants. Only 20 minutes to Newport or Horseneck Beach.

We were pleasantly surprised by the size of the room! It had a living room/kitchen area, a good sized bathroom and a comfortable bedroom with a queen size bed and closet. The layout of the entire motel made it feel like each unit was private. The unit was clean and had all the bathroom amenities. The kitchen also had a unique retro style refrigerator, microwave and coffee maker. The staff was very accommodating, pleasant and professional. I slept very well.

The AC was a bit loud, but I got used to it. Provided the white noise. I recommend keeping it at 68°.

The accommodation was clean and practically laid out and was suited for a short stay overnight. The property was located in a quiet area and was excellent value for money. I would recommended this location and I would stay here again.

While the property was very clean, on first entering the property there was a distinct smell, which smelled like damp but believe this was due to the air condition. The property just needed aired out with some windows open and fresh air to address the issue.

Beautiful grounds, updated and clean rooms, friendly staff. Loved the attention to detail. Keurig in the room along with the office, Adirondack chairs with a fire pit, beautiful flowers and plants throughout the property. The bed was very comfortable. No disturbances during the night.

Just a little bit of a distance from where we were planning to spend the day (Bristol) but not a deal breaker. We took an Uber to avoid trying to find a place to park.

Recently renovated, clean, very close to family we were visiting. The grounds were beautiful.

You have to request household service, cleaning and fresh linens. Could use a dresser to store clothes, does have a good size closet, few hangers, and only 1 luggage rack.

The hotel’s conditions and services exceeded expectations. The staff were very friendly. The location is a bit remote; for first-time visitors, it’s best to rent a car first. Then,It’s convenient for shopping and dining, and it’s a very quiet and beautiful place. You can also order food delivery.

Great spot. Great value and super clean. They have done a recent remodel and it was very tasteful and very good quality. Easy access to Newport and Providence The beds were very comfortable. There was a space heater to help take the chill out of the air and it worked quickly. Didn’t need the AC when we were there. Microwave and small fridge in the room. Only thing that would be good to add would be a small coffee pot in the room or maybe available in the office in the morning. I wish every motel we stayed in was this clean Area tip: Ragged Island Brewery great spot nearby. It’s on the site of an old greenhouse and growing fields. Hang out in the greenhouse, on the deck or out on the lawn in back.

Suite room size was great, and the property was very clean. Staff quickly delivered extra towels when asked.

We stayed at the motel in February, and the in-unit heating took over 24 hours to heat up the rooms. The icemaker at the facility was not working during our 2-night stay (no ice).

Our suite had been refurbished and was excellent. The suite was beautifully decorated, clean and very comfortable. They had extra toiletries in the room if you had forgotten anything. Was exceptionally pleased. Great place for the price! Would definitely stay again. We were just there for a one night stay while passing theough.

Brand new flipped bedroom & bathroom. New fixtures, bedding, paint, decor. New A/C unit. Super clean. Parked right in front of the door.

The light switch that turns on all of the lights in the room is by the door. I had to leave the bathroom light on to see at night. There is one side table light but the switch hangs off of the back & isn't handy. The bed is waaaay too close to the window. You can't get out of the bed on that side. I moved the bed. The office is not accessible.
