Location was fantastic, right on Newport's FREE local shuttle bus route, so all we had to do was walk out the door to get to one of the stops. We never stayed at a "bed & breakfast" type of property before, but this turned out to be a great trip for us. It was literally an old house turned into hotel rooms, but the bathroom was new and modern, the bed was great. The free breakfast was next door and each morning was a little different, and the staff was bright and cheery. Regular people could not afford to stay this close in a "chain" hotel because there are only like 2 in town and the prices are insane, this gave us a chance to be in the middle of town and saved us $$$$ not only on the room, but also on not needing to pay for parking everywhere. If you're willing to step out of your normal travel comfort zone, give this place a chance, you won't be disappointed.

No elevator and a lot of stairs. but they have ground level rooms if you need that.

We stayed at several B&Bs in the past and found this one to be good. The breakfast was available between the hours of 8:00 AM to 10:00 AM, which gave you some flexibility. I state at other B&Bs where they serve breakfast at once particular time in the morning and if you missed it, you missed it. This was a very positive with my stay at The Bellevue House/Inn, as it gave us the flexibility of getting to breakfast when WE wanted to go. The breakfast was good, was fresh made and good. The chef was pleasant and staff as well, and they had a little different variety each morning.

We went the 4th of July weekend and the Bellevue buildings, (they own several next to each other ), we’re all full. The parking lot is big, but the spaces are narrow and most nights, I struggled to find a space to park my large Honda Odyssey van. It was a challenge.

One of the most wonderful hotels I've ever stayed in. Old historic house with modern amenities. Loved the little common room and veranda right across the hall from me. The staff were all incredibly friendly and helpful. The room was very, very homey and comfortable. Good secure Wifi. Finally, the price for what you get in this location is incredibly reasonable.

The Keurig coffee machine near the icemaker was hard to work and didn't put out hard water until after I'd played with it for a while. No elevators, but I can see how it would be virtually impossible to install them in a building that age and size.

The house is old and it has many beautiful features in our room. High ceilings, arch and very beautiful mantle. The bathroom was small but well done. It was an easy check in and parking was great. We had two complimentary bottles of water and there was a small fridge.

Since it is an older house, there isn't any sound proofing. We were on the ground floor near the front door so it could be noisy. Guests upstairs from us were loud and one was yelling to be let in at 3am, pounding on the door. He did get his roommate to come and let him in. Shower only has one glass door, not the usual two so the bathroom got very wet.

Everything was comfortable and lovely, but I mainly want to say that, as a person who is extremely sensitive to fragrances, the room smelled perfectly clean and neutral. The towels smelled so incredibly good that I'm hoping the management will respond to this review and let me know what detergent the hotel uses for linens because I would like a lifetime supply. Aside from that, the bed was firm in the best way and the location fantastic. I hope to return soon!

Toilet was not attached to the floor and kind of rocked and the shower door leaked water onto the floor.

We had a very nice room, the staff was friendly and helpful once we found them (see below) and it was well located. And having parking included was a major plus.

Check in procedures were a bit of a challenge. When we tried to access the Bellevue House, we couldn't get in so we called the front office - which is not in the Bellevue House, it's in the Bellevue Inn around the corner. Once that was sorted out, entry was no problem. Need to update your directions to tell folks to go to the Bellevue Inn front desk not the Bellevue House. Also, the electronic lock to the BH was a bit schizo...sometimes it unlocked the door, sometimes it didn't.

We were not sure what to expect at this property. As it was a Saturday night, it was a little pricier that we really wanted to pay, but there just were no other options. We were pleasantly surprised. I would classify our specific room as little small if we had intending on spending much time there. However, we intending on site-seeing so that was not an issue for us. I really appreciated the escort from Angel to our room. It would have given us an opportunity to correct any issues had there been any. The Breakfast room was actually in a different building in a lower level. Very nice. They had a few prepped options that were all delicious. One benefit of our specific room was a small sitting area just out the front door for our room.

There was nothing that crossed my mind as "I don't like ...".

Great location in the heart of Newport. On-site parking! Great room--very comfortable, with a well-appointed private bath and in-room a/c unit. Great historic/vintage feel to the property. Don't expect an elevator, but if you're okay with stairs, this inn is great. "Picnic", the cafe/coffee shop around the corner, is worth a visit.

Nothing, actually. I had helpful communications from the hotel, including advance notice that check-in is at a sister property around the corner. (It's also well-indicated at the property.) If you're looking for ultra-modern and corporate, look elsewhere. This is vintage and boutique, and it's delightful.

The hotel manager who checked us in was an amazing person who was incredibly helpful and made our entire experience the best it could be. He changed our rooms on the spot when he learned we had someone with serious pet allergies. Apparently some buildings are pet friendly and some aren’t. The front porch was very nice to gather and regroup.

Our room was ver tiny and tv wires unhinged down very unattractive Lu and there were no hooks in the bathroom. And the tea station didn’t have any hot water/kettle - it only had a Kureg which makes all the water taste like coffee.

We came from New Jersey for the oyster chowder festival. We figured the hotel would be very old and it was but it was modernized was very clean rustic like we were looking forward to close proximity to the festival we parked the car didn’t use it for the whole weekend. Did a lot of walking lotta eaten lotta drinking. Had a great time and did enjoy that breakfast.
