The lady at the reception was the nicest person we've ever met since we landed in Vietnam! The room was so clean, beds were so comfy. She even gave us a mango for free to eat (because she knew I love mangoes). She didn't tell us to pay for extra water even though she had already given us 3 water bottles for free. You could never run out of water as there's a water dispenser at the entrance. Even though she knew less English she tried her best to communicate well with us. So nice, so friendly. We miss you Sao Mai! (Also have to mention she will definitely give you free candy upon check-in)

The location is everything! Right beside the river and night street, but still quiet at night. The room is better than in the pictures, very big and spacious, with 2 tables and chairs, cabinet and ample amenities. There are 2 balconies and large windows looking over the streets. The beds are comfy. Loved their selection of shampoo and body wash. The caretaker uncle is super cute and although we had to rely on Google translate for all our conversations, he was extremely patient, thoughtful and kind. He swiftly let us in after midnight although we did feel sorry for waking him up at an odd hour. This is the perfect little abode in Hoi An for people who like being near touristy spots but still want some quiet and peace.

The bed linen had some flies on it the first day we entered the room but it wasn't a big deal.

Though English communication was awkward, staff were courteous and helpful. Facilities were comfortable and functional. The location was ideal. The only serious disappointment was that hot work was turned off at random times, necessitating finding staff member to turn it on and waiting 15-20 minutes for it to heat. A highly recommended family business!

The owners are so friendly and helpful! The husband and wife can’t speak english well but their son can and he was the one who helped to book the taxis and attractions. They close the homestay doors at 11pm and there was once we were back late so the husband stayed up to wait for us. This homestay is also really near Ancient Town. Best part about this property is that it’s so affordable! Even the airport transfer price was lower than Grab!

The hosts were so lovely and always so smiley!!! We loved our stay here thank you so much. The location was perfect. You were close enough to the night markets and the strip with live music and restaurants but also couldn’t hear the noise from the busy parts. We got fresh towels and water everyday. We would recommend this stay to any of our friends or family who visit Hoi An. It was also only a 12 minute drive to An bang beach which was so lovely and easy to get to. I couldn’t recommend this homestay more! Such lovely hosts and excellent value for money!! Thank you.

I loved this place! I was with three friends, there was enough space for all of us and a good bathroom. The owners were super sweet, they let us in at night when we came home late, gave lots of water and fruit and sorted our washing for us. They also have bikes to rent. And the location is perfect, close to all the bars and shops. This place deserves the best ratings.

We loved our stay here! The owners are very nice people and always greeted us when we came and went throughout the day. It is in the perfect location! Close walk to everything in the old town. We were also able to use their bicycles which was fun! The room was nice and large.

The only downside would be that the heat was so strong that the aircon didn’t quite cool the room down enough for us. Apart from that it was great 😊

I arrived in about 10pm after a very tiring day at Ba Na Hills. The proprietor was ready for me with a very organized check in system and even cold drinks for a reasonable price in the mini fridge so I didn’t have to go out again. All services are available from Sao Mai: laundry, tours, transfers etc. the room was spacious, clean and the bed comfortable. The location is good — much is within walking distance or a short cycle-ride or grab lift away.

No seating downstairs that is not low

The bedroom and bathroom are very clean and comfortable, and the location right near the Hoi An night market but a little out of the hustle and bustle is great. The hosts are super nice, but they speak almost no English (we used Google translate). Would recommend, very reasonable price for the location and comfort provided.

There is an Indian restaurant next door that blasts loud music late into the night. We slept through it as it's a bit muffled, but definitely still audible.

Great location, walk right to old town very easily and super nice owners. The room was spacious (family room with king and queen beds and two balconies) Daily room cleaning and laundry service were also nice plusses. Great value.

Beds were hard for us but that is the norm in that part of the world :)
