The location was definitely a 10! In the heart of the old city, close to everything (and though there was sufficient insulation to combat any outside noise). My room was very modern, clean, and bright. An incredible value all things considered. The room was made up every day by 9:30-10, and the staff was friendly and knowledgeable. I had a wonderful view of the city from 302.

Breakfast would've been nice, but I knew this from the start. That said, plenty of inexpensive and tasty places to go get it and two were opened by 7:00AM! Nothing else negative can be said.

I had a wonderful stay at the present river villa. The hospitality was exceptional, and the service truly stood out. A special mention to Hen at the reception, who was incredibly welcoming and helpful throughout my stay. She provided excellent suggestions for local attractions and dining, which added so much value to my trip. Her friendly demeanor and attentiveness made me feel right at home. The room was clean and comfortable, with all the amenities I needed for a relaxing stay. The location was also perfect, making it easy to explore the area. I highly recommend this hotel to anyone looking for a pleasant and memorable experience. Thank you to the entire team for making my stay so enjoyable

The staff were very friendly & helpful. Clean and comfortable bed. Hot & powerful shower. Great location overlooking the river & seconds away from lots of bar's & restaurants but far enough away from the late night ones so we weren't disturbed. (Even though we were in the late ones most nights 🤪) There was a lift too. Too cold & wet to try the swimming pool.(the weather not the water in the pool😆)

Lovely small hotel located on the bridge of the old town so within walking distance to everything and a little quieter than staying on the main drag. Staff were very helpful and couldn’t do enough for us, were very apologetic about the building work which was no inconvenience to us. Great to have a pool in the city to cool off. Room was modern and comfortable. Free bikes available on asking and cheap laundry service available.

Only 2 sun beds in pool area, but otherwise no complaints at all

This was such a comfortable stay, we got the double deluxe with balcony and it is well worth the price. The location is also amazing and so accessible to the lovely restaurants, shops and coffee shops in the area. We were able to borrow umbrellas from the hotel when it was torrential rain and the staff were always so lovely whenever we would come and go from the hotel. They were always happy to help. The pool was also a lovely addition as well as the cleanliness of the rooms. Would definitely recommend staying here.

(The daytime staff were absolutely amazing and lovely) but the man who fills in at night on reception acted quite strange around my friend and I (we are both women) and seemed to be secretly showing us to whoever he was on FaceTime with while we were trying to relax by the pool.. made us feel very uncomfortable which is a shame considering the daytime staff were so brilliant. This was the only thing I had an issue with, aside from this this stay was amazing and comfortable.

Staff are helpful, location is convenient, and the rooms are nice. It's easy to communicate with them through their WhatsApp info. They helped with food recommendations, and tickets to the Memories of Hoi An show (which is a must see).

Not knowing the area at all, we were surprised when arriving that the intersection in front of the hotel gets very congested in the evening, and the area gets noisy in the evening. This is out of the control the hotel but I think should noted.

Absolutely loved the hotel - it's practically new. The rooms are spacious, clean, with massive and comfortable beds. There's a swimming pool. Excellent value for the money. Besides that, its location is perfect - few minutes walking from the heart of the ancient town. That means that you also don't hear all the noise from the various bars and you get to avoid the crowds. That was a large positive for us. And last but definitely not least, Vinh and Hanh were so welcoming, patient, and helpful. We had to go the hospital in Danang and they helped us arrange a car multiple times, and were always ready to help us - and most importantly always did it with a smile. They were fantastic!

Nothing, everything was great

We could not have been happier with our stay at The Present River Villas. The hotel is new, fresh, clean, very comfortable and the staff are lovely and helpful. The room is a good size with a comfortable bed, nice linen, and a great bathroom. The location is excellent, everything Ancient Town has to offer is within easy walking distance and the property has free bikes if you feel like riding. The pool is lovely and cool after a hot day of exploring. Being in such an excellent location it is of course busy and noisy outside but the rooms are very well insulated and once inside (in the great air con) it is a quiet cocoon.

It’s central. Hoi an is literally at your door step. You can even see it from your hotel room (depending on which room you book). Pool was a bonus. Free use of bikes. Staffs are helpful and friendly. Motorcycle was quickly arranged

Room 203 - there’s a giant billboard sign blocking half of the river view. Busses, taxis and private transports be parking in front of the hotel creating nuisance but can’t be helped I guess.

Property was immaculately clean and in a perfect location. Most importantly, the staff (both the lady at reception and the manager) were incredibly kind and helpful and went above and beyond to help. I was unfortunate enough to require medical attention while in hoi an. The manager personally drove me to the hospital in the early morning and waited with me to translate. He also went to the pharmacy to buy me supplies. I cannot recommend this property enough. Beyond providing an excellent quality of accommodation, the hotel is run by genuinely good people. I would definitely book this property again.
