The location was excellent, the room was very comfortable and the breakfast was amazing

The room was “clean” when we arrived but during our stay they just made our beds: they didn’t replace the glasses we were using, cleaned the bathroom, etc. We also discovered bread left on the window, which means that it wasn’t cleaned properly before our stay.

The room was well presented and clean, in fact the whole hotel was well presented. There was a little "shop" for snacks etc in the lobby and a few games of an evening such as a football table and large connect 4.

The breakfast was very basic compared to the price and often ran out of items. We went in December and the rooms were exceptionally hot and there was no way to turn the heat down. When we enquired about how to turn down or for a fan etc. we were told to open the window. This would usually have been fine except there was no restrictor and the window (which was large and therefore low) opened fully - we were staying with a toddler so this was not an option for us in case he managed to get out. Vienna is a very large place, this was a nice location but you did have to use the tram service to get everywhere.

1. There was no separate room dedicated to bathroom. There was only a space in the room, separated from the whole area by a sliding glass door. 2. No electric kettle, cups, mugs, cutlery in the room.

Staff at the reception was the best part of this facility. Very friendly, open and helpful. To my surprise, the hotel is accessible for older people too, or people with disabilities. The bathroom had emergency pull string ropes connected at different places near the sink, toilet and the shower in case someone has a fall.

There was no kettle or fridge in the room. I usually like to have a cup of tea at different times which I could not make. Plus, there was only one problem with the bathroom ventilation. Since it automatically started when the light was turned on, the exhaust/ventilation system was generating bad smell in the bathroom instead.

Property was clean, breakfast was decent. Hotel location was great (Tram Station was in front of the hotel which connects to Vienna Central).

1. There were absolutely no extra facilities provided in the room like there were no electric kettle, toiletries did not have any moisturiser. 2. The bathing area was not privately located and there was absolutely no curtain or any opaque door. 3. The hotel staff was supportive though the free tea service was not open in the early hours. So if one wants to have a morning tea they can’t have it in their rooms as the free tea corner is closed during that time, i think it can be made open during that time also.

We stayed for three nights. The location is great; you can go anywhere with the number 2 tram that passes right in front. Room temperature, shower, comfort, etc., everything is good. You can book with peace of mind. (There’s a railway nearby, with the windows closed, you barely hear any noise. If you’re staying in the summer and need to open the windows, some noise may come through.)
If you want breakfast, it’s €18.5 per day, which I think is expensive, so we didn’t opt for it. The hotel has a bar in the lobby with a nice atmosphere for sitting and chatting.

Railway sound

This is the second time I stayed at the niu Franz because of the accessibility to public transportation and vicinity to where I was moving. The price is very fair and everything you need is very close. The Tram line 2 is right on the corner of Innstraße and the Traisengasse Regional Train station is a five minute walk with connections to all the major points on the east side of Vienna and directly connects with the Hauptbahnhof. The staff are very friendly and accommodating. I didn't have very much interaction with them during my stay but when I left I always heard a friendly "good morning". The restaurant staff for breakfast were also very friendly and made sure the buffet was stocked and the dining area cleared and clean. Breakfast was really good and had a variety of traditional breakfast items such as breads, meats and cheeses, muesli, cereal, yoghurt, fruit cocktail and whole fruit, as well as higher protein items like sausage, bacon and eggs. If you want something sweet, they have that too. They have a coffee machine that will make most types of coffee drinks such as cappuccino, macchiato, espresso, or Americano and Cafe Crema. They also have a selection of Tea and infused water. Lastly they have a nice bar area which is typically run by the from desk staff during the day but they have a bar tender in the evenings. They also have a "grab-and-go" area with drinks and a selection of snacks.

The menu selection for lunch or dinner is not very good and I feel as if they can make such an amazing breakfast they could do more for dinner.

Tram stop right outside was really handy for getting into centre. Room was very clean and quite cool in terms of design, beds were comfy,

Would have liked tea/coffee making facility in room, also the fan in the toilet was really noisy and there was no way to turn it off so if you went to toilet during night it came on and took ages to go off. There isn’t much around hotel in terms of shop/bar but this suited us as going into centre anyway. Didn’t have breakfast as €18 per person is bit high, got drinks one evening on return and was almost €20 for 2 drinks. Would suggest looking at prices if want visitors to spend extra money in hotel

We had an amazing big room on the 7th floor, we loved it! The room was spotless, bathroom super clean, and the hotel was really quiet. We loved the location, as the No2 Tram stopped right outside the hotel and within 20 mins you could be in the centre, the train station was just just round the corner, and the local bar and Spar provided amazing food and drink. The hotel staff we really friendly, helpful and approachable. We used the hotel bar once, and enjoyed the seating area, we didn't realise there was a sit out area until the day we left. We didn't use the hotel for breakfast as we picked up a pastry from some of the amazing local pastry/coffee shops, Would absolutely come back to this hotel. Would also be keen to try other hotels in the chain. Loved the décor and the modern feel. Didn't want to come home!

Nothing, we absolutely could not fault our stay here.

the breakfast buffet was good, the room was clean, the location is very close to a tram stop & the S-bahn station is a 5 minute walk.

the room did not have a desk- why not? there was plenty of space! the internet service provider also had a problem & the wifi was out / not available for one night, which was a bit inconvenient! one of the elevators was also out of service for one day, but it was fixed & back in service, so it was not too much of a problem.
