Decent location, a 15 minute walk to the busy city center and train station. Clean room, comfortable enough for a couple nights.

It would have been nice to have a coffee maker. The guest house we stayed at in Rome had an espresso machine in the common area and a small one in the room too, as well as tea and a kettle. Communicating via booking.com is terrible. The messages from the host get cut off and I could never see the full thing. This meant check in was difficult because you need to send passport info and then get a code for the keys. This info was not fully relayed to me because the cut messages. Not the host's fault, but an issue with booking.com

The room was clean and comfortable and the facilities were very good. We were very grateful for the communal kitchen space with a fridge, microwave and some crockery!

We were a bit disappointed in the communication by the property. Upon arrival we had received no instructions to access the property despite advising and arranging early check in with the property prior. After multiple attempts to get in contact and about 15 minutes of waiting we did hear from the host! You need to msg the host to get the air conditioner turned on and there is no remote to adjust any settings.

Easy to find. Good instructions and if you don’t read them correctly like myself, the host is very prompt on answering the phone to you and helping you out. Big room! Quiet and clean apartments. Not too far a walk from the main attractions. Aircon was good and really cooled us down! Host was very very friendly and very responsive. Area seems very good (I read reviews saying they felt dangerous walking home at night), I would say we felt the complete opposite and felt very safe. I think this is good area of Florence to stay/live.

Toilet was very very small ( as expected for Italian accommodation) however this was the smallest of our 5 stays across Italy. Aircon you have to ask to be switched on. However, once we asked this was on very promptly and kept on for remainder of our stay which we really appreciated.

Located between the train station and the city centre. So you can walk easily both ways. Many blanckets (în the spring it can be chilly at night). Common kitchen with plates, forks, glasses... Where you can also boil water. They let us leave the luggage there for a few hours after check-out so we could enjoy more the city.

Consider that is necessary to pay 5,5 EUR / day / person as a city Tax. And you can pay it only by cash. The owner is very stressed about colecting the Tax (he wrote me 3 times asking at what time do I come home, without mentioning why he needed so badly to meet me). They changed the towels only at the fourth day, even through they said that every 2 days they are being changed. But they mentioned that you can change them more often if you pay for the service. Even though they have automatic check-in, they insist that you can do it only until 10pm...

The person I communicated to, Davide was very helpful and friendly. He responded to my messages even when it was late at night. I had to check in late but it was not a problem to the host at all. The location was perfect. Close to the centre of attractions in Florence and to the main train station.

There’s nothing I’d complain about the property, particularly. If I had to though, I’d probably say the lighting in the room is a bit dark. However, this was because the building has an extremely high ceiling, which is brilliant but means trying to light up the whole place can be difficult.

In 15 min walking distance you arrive in the city center so we liked the location a lot. You have the bus and the train in walking distance that both go to the city and train station.We left our car there as you are not allowed to enter inside the city walls.Dont forget to visit Siena and San Gimignano.In Siena we had the best Gelato in Toscana:)

We were not prepared for the fact that there were mosquidos in our room.

The owners are amazing - very polite and kind people, who reacted immediately to our asks. Easy check-in/check-out from a distance. Very good location, the neighborhood is calm and safe, around 10 min walking from the Train Station. The building and the apartment are in very good condition. The room was very good also, with all you can need. I can only recommend it!!

Great location, 15 minutes on foot to the old town. Davide is a very accommodating host. We haven’t used the kitchen but it was there, which is good.

The room looked a bit different from the photos (no baldachin above the bed :D a pity!), and having no fridge en-suite was unfortunate in this scorching heat but manageable.

Beautiful room in a beautiful old building. Good wifi. Very comfortable, clean and quiet (despite a little traffic outside) 12min walk from main train station. Fab place around the corner called The Social Club for breakfast/lunch and a rooftop bar for drinks with an amazing view of the city at night. Good value with a very helpful host. We felt very safe walking around the local area and only a 15min walk to all main attractions.
