The breakfasts were excellent with many delicious pastries and tarts homemade and a lovely garden to enjoy breakfast or anytime during our stay. They also have great cappuccino and wine and guests can go on rooftop for wonderful view of Lido and Venice. The staff were very nice and helpful with Vaporetto information. Close enough to vaporetto but on a nice residential street.

Room was small but bed was great and elegant decor. No elevators and we had heavy luggage but Marco will help take it up the stairs.

A beautiful early-twentieth-century villa converted into a hotel. Ten minute walk from the Lido SME vaporetti stops. My room was large, bright, and spotlessly clean. Lovely big windows and air conditioning worked a treat. Breakfast was continental and ample - including home-made pastries which changed daily! I loved this hotel because it was an oasis of calm out of the mayhem of the centre of Venice. A 20 minute trip across the bay on Vaporetto route '1' (day or night) and you are right back in the heart of San Marco.

Beautiful little gem in a great location no 5 walking minutes from Lido S.M.E.! Even though it was renovated only recently, it fully kept it's 19th century charme. The rooms (and especially the showers :-)) weren't the biggest as you would expect from a mansion that has been converted to a hotel, but don't let that scare you as this hotel has something that no other one has: a view over northern Lido from a small tower-lile structure up on the building that is freely accesible from where you can also see the main islands! Plus the staff and owners were amazingly friendly: I asked them if we could have a birthday cake for one of our daughter's 9th birthday the day before her birthday and they baked a full-flegded cake in the shape of the number 9 just a day after! :-O We were all pretty amazed to say the least! So long story short: highly recommended for a stay in Venice away from the crowded main islands! Thanks again for your hospitality, hope to see you again soon! :-)

Nothing that could be fixed easily. This is a mansion turned into a hotel that while not having the biggest rooms (or showers :-)) more than makes up for it with it's charme and friendly staff. So nothing really to complain about!

Wonderful location! Quiet street in easy walking distance from ferry. Off of the main stretch but close to all the good restaurants. Very clean and well kept. Elegant but understated room and grounds. Room was small but had a wonderful balacony. Would stay here again in a heartbeat! We loved the free bikes, though they needed a bit of maintenance. Excellent recommendation for the bike path from the front desk.

We tried to check out the night before and were told we were all set. When rushing to catch an early morning airport ferry, we were then told we hadn't check out yet--all was fine, but it was unnecessary stress. Cleaning products in the bathroom were super strong and permeated the room.

The staff was so friendly and helpful. We had a rental car and were able to park it inside with no problem. The grounds are beautiful and they have a rooftop area that is nice to watch sunsets from and view the city.

The shower is super tiny; you can barely fit in it, and I’m a small person. And the blow dryer looks like something from ancient times, almost like a vacuum cleaner. It was very hard to blow dry my hair; almost impossible.

Such a delightful, characterful hotel. The staff were excellent, welcoming and professional. Breakfast had plenty of choice including delicious home made cakes and we were fortunate to be able to eat in the garden. Our room was large, clean and with a balcony. The views of Venice from the tower were amazing; had our stay been longer we would have spent more time up there.

The staff very helpful. Breakfast excellent, wonderful coffee/tea …bar service available which we didn’t realise. Car parking available but cramped, you have to leave your key at reception. Excellent outside area to eat breakfast with many restaurants nearby. Ferry terminal 5 minute drive and Vaporetta 5 minute walk. Buy pass for all transport excellent value.

Peaceful/quiet. Lovely green garden for sitting in and having breakfast. Friendly helpful and welcoming staff. Interesting building history (1906 Liberty style.)

The green fabric wallpaper was a bit much but also in keeping with the character of the villa.

It was very cold and the ac wasn’t making a big difference. Also there was a little unpleasant smell in the room, the shower was way too small and there was no duvet covers on the blanket

Great location - 5 minutes from the Vaporetto stop. Lovely to escape the crowds of Venice and have leisurely strolls in the evenings to find a restaurant. There was a different fresh cake for breakfast. Shame that we couldn't eat outside due to the weather. Very relaxed and quiet hotel.

Our room was small, but we were aware of this at the time of booking.
