The room was excellent, the beds very comfortable and cleans. The size of the room is excelente too.

They wanted to charge me for breakfast even though I was telling them that it was already included in the final price I paid. And the hotel doorman at the reception was the worst, he wanted me to show my passport to the receptionist and not my ID, because I am not EUROPEAN, in the end I showed it so as not to argue, but it was a terrible time. He wanted me to explain to him what I was doing there without my passport. Maybe he is an immigration agent?

The room was very spacious. The breakfast was excellent. We really liked the freshly cooked salads and the homemade cakes. The hotel is very central and we were able to get to it from everywhere. The location feels very safe.

The room was above the main street and the insulation in the windows was not good. You could hear all the traffic noise. There is a climb of 14 steps to the elevator, which didn't bother us much, but it's important that others know.

you don't stay inn main bldg only 6n room avaible so you move across the street with many stairs to climb if wheel chair bound not possible also elevator is 0ld style where doors must be closed to operate. several times we had to climb stairs to room

Overall the hotel was good value. The breakfast was a good small selection. Location was excellent, nearby the Spanish Steps and close to a metro. The day time staff were excellent.

Firstly beware, there are TWO Art Hotels, we were taken to the wrong one which necessitated a double fee in a taxi! This is ROME ART Hotel (the other is Hotel ART by the Spanish Steps). This hotel is split across a road, our room was across the road from reception which made movement of luggage difficult, on check in the wonderful staff on reception asked a bell boy to assist. Check out was a problem as no attempt to get assistance to bring luggage to our taxi was secured after many attempts, which goes to speak of the evening /early morning staff who were pretty useless, they don't answer the phone, probably they don't speak english. Even paying the final bill seemed difficult for them. Beds were very hard, and only a sheet direct onto the mattress no mattress protector.

The property is situated across many buildings. The building we got was really modern and nice! The room itself was better than we were expecting, very spacious and modern. Perfect for a few nights stay while exploring Rome. Location was great, everything was walkable distance.

The only down side is the stairs you gotta take to get into the building and there are no lifts from the entrance to the lobby.

Breakfast was not what we wanted but lots of coffee and pastry shops nearby. Beds were not the most comfortable. Very Hard.

Excellent Location, Staff and Room. Welcomed by reception staff and shown to our room, (very friendly and helpful). Staff member carried our bags to the room for us which was a nice touch after a long day of travelling. The location is so central, Spainish Steps, Trevi Fountain and Pantheon very close and Colosseum is walkable and a nice walk. The room was beautiful, very spacious and lovely rainfall shower. When it came to leave we had an evening flight, the receptionist kindly offered to store our bags for the day, completey free of charge. Then we came to collect our bags, the receptionist rang a taxi for us, when the taxi arrived, a staff member carried our bags out to the car. Felt so looked after, one of the best hotel experiences I've had. Will definately be back.

Rooms were very good and clean. Newly renovated. Good staff. Very helpful.

1. There was only 1 power point in the entire room and we struggled to charge our gadgets. There were 2 points next to bedside but no adapter fitted. They should have adapter friendly power point. 2. No working table in the room. 3. The coffee desk was very small and thus there was no place to work on laptop or do some writing.
