Very pleasant stay. I particulary enjoy the advice from Roberto to prepare our arrival (parking, etc). The room are spacious and confortable, as the bathroom, with all commodity. It is very well located, close enough to the entrance gate and touching the main place of the old town.

A small but noticeable default concerns the proximity of some rooms (3rd floor) with the breakfast area implying early wake-up even with moderate noise... As travelling for work it was not problematic, but i would recommend earplug on disposal for host in holidays desiring for lazy morning.

Roberto, the host, is fabulous and made everything really easy. We arrived late in Siena from the station and he talked us through the check in so that we could get in easily. He made an amazing breakfast the next day and was around every morning to answer any questions, make suggestions etc. Nothing was too much trouble. On check out we were able to leave our bags, and he gave us additional codes to get in to retrieve them. We only stayed 2 nights here but would gladly do more. Location is great too.

This is a 400 year heritage building that one will be staying. It's on the 2nd and 3rd floor. While there are no elevators, sometimes staff is there to help in getting the luggage up. Room size are comfortable. Our room had a windows one could open. The check in was very smooth and since they had rooms they gave us early check in easily. ROBERTO Is the master of ceremonies here. You ask anything he is there to help. Breakfast is cozy and nice. It's not very large.but it's what one needs. Boiled eggs. Breads. Desserts. Great coffee. Juices. Cold cuts. Cheese. Spreads. Bread with toaster. Featured yogurt. Etc etc. Good breakfast. They even packed breakfasts for us because two days we were going early. Which is very sweet of them. And this they did it proactively. There is a code for main door and also the floor entry. Shower pressure was superb. Also was the hotel water. The room has a kettle with tea and coffee powders to use. The quality of towels is good. Quality of toiletries is excellent. They have a small shower but comfortable. A wc and a bidet and a wash basin. Beds/ mattress are comfortable. And quality of pillows is very good. Location. Is very very central next to San frasesco church and walking distance to all attractions. Lovely Irishman bar next door plus amazing restaurants all in walking distance. Really loved and will recommend to stay here.

B&B San Francesco lies deep in the center of Siena. Walking to Piazza del Campo takes less than 10 minutes. The room is simple but has all standard amenities. The breakfast is simple but good and delicious. Roberto is such a wonderful host. He is energetic, attentive. He helps me solve a problem fully. (The problem is not related to him or the B&B.) I would like to thank him again for the help.

Finding the B&B is a little tricky as it hides in a small nondescript corridor. You won't see the hotel name until you are right in front of the hotel. (The exterior photos of the B&B provided in Bookibng.com are correct but you will not know what is what until you've been there.)

The location and value for the money were the reason we selected this B&B. We did not partake in breakfast. We preferred to visit the many coffee/pastry shops available in town just a short walk away. Grocery store and laundry are located directly across the street. Shopping district, museums, restaurants are all plentiful and nice.

We walked from the train station using google maps. The route took us on sidewalks up very steep roads. If you have luggage or backpacks like we did, map apps will not point out that there are 2 very convenient escalators that make the trek much easier. One is at the mall directly across from the train station. The other isn't too far from the B&B and takes you a long way up, avoiding the long walk uphill. Ask for directions to both escalators, or get a city map which shows them both.

This B&B is in a convenient and interesting location, on a side street away from main traffic so it has a community feel with good shops and restaurants. (We found a restaurant we loved and ate dinner there 3 nights in a row.) Staff is efficient and friendly.

First, there are many stairs (no lift) so it could be challenging for some, especially with suitcases. Space is tight - our twin room was very small. We requested twin beds, which we got, but they were only inches apart. Bathroom is tiny too, but everything clean and well maintained.

Friendly and professional Host, Roberto, met us at the property with helpful information and personally showed us the recently renovated condo. unit on the second floor and made suggestions and recommendations of places we should not miss in Siena and nice restaurants in the area. We enjoyed our single-night stay and in the morning Roberto personally provided us and other visiting guests a delicious continental breakfast. Siena is a great place to visit, there are fabulous sites to visit and enjoy.

No negatives, but be aware that there are strict vehicular transit laws that prevent tourists from accessing the historic centro. At this property your host will provide you with specific instructions.

The location in the old-town makes it possible to walk to the main sights of Siena, yet we were also able to walk to the Avis car rental office down below in a new section of town. There are good restaurants, a pizza parlor, and a gelato stand right on the same street, so it was convenient for us to head out in the evening even when we were tired from a full day of sight-seeing. The beds and pillows were the most comfortable we experienced anywhere in Italy on several trips! The rooms are charming and include a tea-maker and a mini fridge, and the breakfast was typical. All in all, amazing for the price, and owned/run by a born-and-bred local gentleman!

There was nothing we didn't like. And the cab driver from the train station had no trouble getting us there!

Location is very comfortable to come by car. It is very close to S.Francesco parking lot. We took elevator from the parking and in few minutes we were at the B&B. The main street of historic centre and all most curiosities are in 5-10 min. walking distance. Host Roberto is very kind and you can feel hand of his attentive and innovative care everywhere. Including typical Italian breakfast - it was just what we expected.

It is Italy and the city centre - you will don't want to leave open window at night due to some noise :).

Everything was perfect! Roberto was so helpful and polite, we stayed at the most charming B&B in old city of Siena. Location was perfect, few steps to the main square and other attractions. We traveled by car and if you want parking, there is San Francesco parking outside of the city walls but pretty good and secure. You pay 25€ a day, which is 2€ per hour but you have discount 10€ with B&B code. Everything was super clean and comfortable.

The only thing which is uncomfortable is noise, but I put ear plugs and never have a problem.
